About this file
This document is a technical report for a warehouse unit heater replacement project for the Alaska Court System (ACS) Training Center located in Anchorage. The project involves replacing three existing gas-fired unit heaters (UH-1, UH-2, and UH-3) in the warehouse spaces with new Modine model unit heaters. The recommended replacements include a 350,000 BTU BTP350 model for the east warehouse, a 100,000 BTU HD100 model for the northwest warehouse, and a 250,000 BTU PTP250 model for the west warehouse. The replacement will require compliance with the Municipality of Anchorage adopted codes, including the 2018 International Fuel Gas Code and 2020 National Electric Code.
The project involves electrical modifications, including demolishing existing conduit and conductors, installing new conduit and conductors, and updating circuit breakers to meet code requirements. The existing venting will be reused, with some modifications needed to meet code compliance, particularly for the roof penetration of UH-3. Additionally, the report recommends implementing warehouse ventilation, which is currently absent and required by the 2018 International Mechanical Code. The minimum required outside air for the space is calculated at 670 CFM, assuming two occupants. The recommended Modine unit heaters feature aluminized tubular heat exchangers, come with a ten-year warranty, and are designed with single-stage direct spark ignition.

General
This report provides recommendations for replacement of the existing gas fired unit heaters in the warehouse spaces of the Alaska Court System (ACS) Training Center located in Anchorage.
The replacement of the gas fired unit heaters will require compliance with the Municipality of Anchorage
(MOA) adopted codes and local amendments which currently include the 2018 International Fuel Gas Code
(IFGC) and the 2020 National Electric Code (NEC).
Existing Condition
The Training Center warehouse spaces are heated by three ceiling hung gas fired unit heaters (UH-1, UH-
2, UH-3). Refer to drawing SK-M/E in Appendix A for unit locations and Appendix B for photos of the existing units.
Venting for unit heaters UH-1 and UH-2 penetrate the concrete north wall of the building, and the vent for
UH-3 penetrates through the roof. Units are single stage, standing pilot appliances. Venting from appliances are galvanized single wall metal pipe. The roof penetration of the vent from UH-3 is not code compliant, as clearance to combustibles of 6 inches or a noncombustible, nonventilating thimble is not used at the point of passage (IFGC Sections 503.7 and 503.7.7).
Combustion air for the unit heaters is obtained directly from the indoor warehouse space. The unit heaters comply with the IFGC Section 304.5.1 requirement of a minimum of 50 cubic feet of warehouse space per
1,000 BTU/hr of unit heater input rating.
Electrical Power Distribution: Refer to drawing SK-M/E in Appendix A for panel locations. The main distribution panel (MDP) is a 208/120V panel on the first floor. It feeds interior panels A, B, C, and exterior panel D. Panel A is a flush mount 30 space 125 Main Lug panel. Panels B and C are both surface mount 42 space 250 Main Lug panels. Panel D was not located, but it is assumed that the UHs are not fed from it.
Panel Schedules did not provide circuit numbers for the Unit Heaters, so the circuits will need to be field verified by the Contractor.
All circuit breakers found on the interior panels had a rating of 20A or greater. The current installation of the existing unit heaters requires circuit breakers at 15A to comply with NEC 430.52.
Recommendations
Unit Heater Replacement
The warehouse spaces are reported to be adequately heated with the three existing unit heaters.
Therefore, replacement units of the same output heat rating are recommended.
An MOA mechanical retrofit permit can be utilized for the unit heater replacement and no stamped mechanical construction drawings are required as long as the heat capacity of the replacement units matches the existing units.
ACS Training Center May 23, 2024
New venting material for the replacement unit heaters will be required. The same wall and roof penetrations can be utilized. Venting installation should follow the manufacturer’s recommended installation instructions and code requirements.
New thermostats for all replacement unit heaters are recommended.
Replacement unit heaters manufactured by Modine are recommended. The recommended unit heaters have aluminized tubular heat exchangers and have a ten year warranty. An equipment schedule and cutsheets are provided in Appendix C.
Electrical:
UH-1: Existing conduit and conductors will need to be demolished to the nearest existing to remain junction box or device and made safe. The closest panel to UH-1 is the MDP and will require a concrete wall penetration. New 1/2” conduit and #10 AWG conductors will be needed to connect the MDP to UH-
1. A single 1-pole 30A circuit breaker on the MDP will feed UH-1.
UH-2 and UH-3: Existing conduit and conductors will need to be demolished to the nearest existing to remain junction box or device and made safe. New conduit and conductors will run from Panel A to UH-2 and continue to UH-3. A single 1-pole 15A circuit breaker on Panel A will feed both UH-2 and UH-3.
Electrical construction drawings stamped by an engineer will be required for the MOA electrical permit because more than a single 1-pole 20 amp circuit breaker is being provided.
Warehouse Ventilation
No ventilation is currently provided for the warehouse areas. Per the 2018 International Mechanical
Code, warehouse spaces are required to provide a minimum of 10 cubic feet per minute (CFM) of outside air per person and 0.06 CFM per square foot of outside air. Assuming 2 people as the normal occupancy in the space, the minimum required outside air is 670 CFM.
Ventilation for the warehouse spaces is recommended and is required by code.
