About this file
This is a Golightly Assessment Report prepared for Detroit Public Schools regarding roof conditions at the Golightly Education Center located at 5536 St. Antoine Street in Detroit, Michigan. The visual inspection conducted on March 9, 2026, evaluated 21 distinct roof areas (labeled A through U) to determine remaining surface life and identify necessary replacement requirements. The facility contains multiple roof system types, including built-up roofs (BUR) with aggregate surfaces over concrete decks, modified bitumen systems over wood decks, and varying insulation configurations. The assessment recommends complete roof system removal and replacement for 14 roof areas (A, B, C, E, F, G, H, I, J, K, L, S, T, and U) with new self-adhering underlayment, polyiso insulation layers, and fully adhered 60-mil EPDM membranes. Roof Area D, situated over a steel deck, requires a modified replacement approach. Roof Areas M, N, O, P, Q, and R were inspected but specific replacement recommendations were not detailed in the summary sections.
The estimated construction cost for the recommended R-30 insulation system with fully-adhered 60-mil EPDM membrane is $792,693.00. The report documents that all evaluated roof areas were installed prior to 1995, with visual evidence of severe deterioration including membrane damage, felts exposure, blistering, failed repairs, perimeter edge deterioration, and flashing failures. Roof heights range from 12 feet to 55 feet, with structural slopes varying from 1/8 inch per foot to 2:12 per foot. Drainage systems consist of roof drains, gutters, or eave systems depending on the specific roof area. The assessment assumes no maintenance has been performed on the existing systems in determining the remaining life estimates.

EXECUTIVE SUMMARY
On March 9, 2026 a visual inspection of the existing roof system was performed. The purpose of this inspection was to determine the estimated surface life left of the existing roof system. Roof Areas A, B, C, E, F, G, H, I, J, K, L, S, T & U existing systems consisted of an existing BUR aggregate surface, 1-inch fiber glass insulation over concrete deck. Roof Area D existing system consisting of a BUR aggregate surface, 1/2-inch perlite, 2-1/2 inch polyiso over a steel deck. Roof Areas N, O, P, Q & R consisting of 2-ply modified bitumen with granular surface, 1-inch fiberglass over wood deck.
Observations & Recommendations:
Roof Areas A, B, C, E, F, H, K, L & T: Remove existing roof system down to the existing structural concrete deck. Install new self-adhering underlayment, 2-layers of 2-1/2 inch polyiso, 1/2-inch high density polyiso and a fully adhered 60-mil EPDM membrane.
Roof Area D: Remove existing roof system down to the existing structural steel deck. Install one layer of 2-1/2 inch polyiso, 1/8-inch per foot tapered polyiso, 1/2-inch high density polyiso and fully-adhered 60-mil EPDM membrane.
Roof Areas G, I, J, S & U: Remove existing roof system down to the existing structural Concrete deck. Install new self-adhering underlayment, one layer of 2-1/2 inch polyiso, 1/8-inch per foot tapered polyiso, 1/2-inch high density polyiso and fully-adhered 60-mil EPDM membrane.
Estimated Construction Costs:
R-30 Insulation System with a fully-adhered 60-mil EPDM: $792,693.00
ROOF PLAN:
Note: Remaining life of existing roof systems is based on the estimated age of the roofs, visual inspection and assuming no maintenance being performed.
