Project: Belleview Middle School HVAC Upgrades Project #26-103

Summary:

Belleview Middle School is located on a 40-acre campus located at 10500 SE 36th Avenue, Ocala, FL 34420. Originally constructed in 1993, the campus covers approximately 188,702 sf, housed in 14 permanent structures and 6 relocatable units that house a variety of functions including classroom spaces. The HVAC system consists of water-to-air package heat pumps located above each classroom on a mezzanine. The units are connected to a closed loop condenser water loop with a cooling tower and boiler system connected to the loop as well. Water is circulated through a bank of circulation pumps. The entire system is controlled by an energy management system with remote controlling capabilities from the district's main computers in the Maintenance Department. The system has outlived its projected life span and needs replacement as well as expansion due to the system struggling to sufficiently heat and cool the entire campus.

Marion County Public Schools seeks to replace the current system with a modern, energy-efficient chilled water system. The tasks expected of the Construction Managers will consist generally of the following but will be detailed in the actual contract. A general list of the items included in the basic construction project scope follows:

Facilities Department Construction Project Scope

Proposed new CEP location.

OFFICE: 352.671.6902 ● FAX: 352.671.6906

Scope of Work – Construction Services

1. Provide construction management services to construct a new central chilled water plant.

A proposed location of the new plant would be north of building 5. This includes new water-cooled chillers, pumps, and cooling towers.

2. Provide construction management services for the relocation of all air distribution inside the building using air handling units and VAV’s with electric heat, while reusing existing ductwork throughout.

3. Coordinate with new controls system that should be compatible with the existing remotely accessed controls system and software utilized by the owner. The entire system should be connected through digital controls to the district’s energy management system.

4. The addition of conditioned outside make up air and air ventilation will need to be considered in order to meet building and related code requirements as well as proper ventilation requirements for the facility. UVC lights shall be included in the air handlers.

5. Administration suite will have DX units independent of chilled water to allow operation when the main campus is off. The media center shall include a heat pipe for humidity control. Fire alarm and electrical system upgrades might be needed.

6. The demolition and removal of old and to be abandoned systems shall be included as part of the scope of work. Include patching of holes with like materials as part of the scope, and refinishing of the patched surfaces. Modifications to the mezzanines might be necessary.

7. 8. Assist the Design Professionals in locating existing utility services and drainage facilities.

Determine the necessity for relocating or temporarily interrupting any utilities during the performance of the construction work. Incorporate any such relocation or interruptions in the project schedule.

9. Perform constructability, value engineering and quality assurance reviews of the Construction Documents as they are developed by the Design Professional through the various design submission phases.

10. Produce budget estimates in increasing detail throughout the design phases to such point that a guaranteed maximum price for the project can be developed. The cost of the work will be delivered as a guaranteed maximum price and shall include all expected cost aspects related to construction.
