About this file

This is a minimum insurance requirements document for the Amarillo Independent School District (AISD) applicable to the Roofing & HVAC Replacement project at De Zavala, Mesa Verde, and Humphrey's Highland schools (CSP 4063). The construction services project requires proposals submitted by February 20, 2026, at 1:30 P.M. local time to the AISD Purchasing Department at 7200 Interstate 40 West, Amarillo, Texas 79106, either electronically through https://amaisd.bonfirehub.com/portal or as three hard copies in an opaque envelope. A pre-proposal conference will be held on February 4, 2026, at 10:00 A.M. at the AISD Maintenance & Construction Office, 905 East Street, Amarillo, Texas 79107. Proposals will be opened and read aloud at the deadline at the AISD Education & Support Center. A proposal guarantee of 5% of the largest possible total proposal amount must accompany each submission.

The insurance requirements establish varying coverage levels based on contractor classification and project scope. Professional service providers and general on-site services contractors must maintain commercial general liability coverage with $1,000,000 per occurrence limits, while construction and maintenance contractors must carry the same general liability limits. Construction and maintenance projects over $5 million require enhanced umbrella liability coverage with minimum limits of $5,000,000 and maximum limits of $10,000,000, compared to $1,000,000 minimum and $5,000,000 maximum for smaller projects. All contractors must obtain statutory workers' compensation coverage, and construction projects require builders risk insurance covering 100% of the proposal amount, including flood and terrorism coverage. Additional insured endorsements naming AISD, its officers, employees, and elected representatives must be included on all policies except workers' compensation. Insurance companies must maintain a minimum A.M. Best rating of A-VII, and all policies must include 30-day notice of cancellation or non-renewal provisions and waivers of subrogation in favor of AISD.
