About this file

This document is a questions and answers (Q&A) summary from the Hermiston School District (HSD) regarding the Weber Concessions and Bathroom Building Invitation to Bid (ITB) Process. The project involves constructing a new concessions and bathroom facility, with an estimated cost range of $225,000 - $275,000. The district will handle landscaping and irrigation, while the contractor will be responsible for site grading, preparing for drainage, and managing mechanical, electrical, and plumbing (MEP) permits. The project includes specific requirements for building materials like board and batt siding, undercounter cabinet casework with plastic laminate boxes, and basic civil work with no extensive parking lot or stormwater considerations.

The district will carry Builder's Risk Insurance and requires contractors to maintain insurance limits of no less than $1 million per occurrence and $2 million aggregate. No engineer's estimate is available, and HVAC controls are not required for the project. The bid process includes an upcoming addendum on 8/29/2025 that will provide revised plans addressing missing sheets and clarifying details about equipment key notes and casework specifications. Contractors are encouraged to conduct a site visit to confirm the sewer location, which is marked with a white 4x4 coming out of the ground. The school district has already secured a building permit, with additional MEP permits to be obtained by the contractor.
