About this file

This document is a Questions and Answers (Q&A) addendum for the Central Office Additions project by El Paso County School District 49, with a question acceptance deadline of 01/13/2025 and a closing date of 01/31/2025. The Q&A covers various aspects of the project, including metal building specifications, construction details, and technical requirements. Key questions addressed include clarifications on walk/man doors, metal building insulation, splash blocks, pre-engineered metal building (PEMB) components, and technical infrastructure elements like cable pathways, conduits, and networking equipment.

The project is tax-exempt, and vendors are allowed to propose alternatives for certain specifications, subject to design team review and approval. Several questions remain unanswered, particularly related to underground conduit, cable runway, J-hook supports, invert depths, and permit fee allowances. The metal building contract is directly with the owner, and the general contractor will be responsible for managing Bighorn Steel Buildings, which has already purchased and will erect the pre-engineered metal buildings. Vendors are advised that optional shade trees and plantings should not be included in the bid.

Question: Excavation and Grading (by Valerie Bates)

The grading plan C1.1 and C1.2 sheets do not have a limits of disturbance line drawn to indicate where you want grading performed. Can a new grading plan be provided showing specific limits of disturbance?

Is there a site demo plan sheet? Some of the existing concrete pans/sidewalks on the N. side of the project will be in conflict with proposed grading contours in general and specifically the proposed grading swale alignment in some places. Sheet C-1 seems to be unclear what is a new concrete

C1.1 grading sheet shows a new area inlet and manhole planned to receive vee pan drainage and convey it to the off site storm inlet on the E. adjacent street. What diameter is the storm manhole? What are the structure inverts in and out for these structures? What is the area inlet RIM grate elevation? What is the invert elevation to the existing inlet connection?

C1.1 and C1.2 grading sheets show green and orange highlight areas that are described as previous surfaces. Are these areas supposed to be regraded for the proposed use, landscape swale or depressions or rock mulch, or are these areas already graded and not to be regraded?

C1.2 grading sheet around the Covered Parking bldg. corners shows some light green squares labeled with 250 sf in red text. What is that for?

C1.2 grading sheet W. of the Barn bldg. shows three rectangular areas in green (longer than the barn bldg. length) surrounded by wattles. It appears to be for some drainage channel, but the grading plan does not have contour lines indicating a swale. What is this for?

What minimum thickness of gravel is required in areas of parking/drive areas?

What is the specification for new gravel material on this project?
