PRE-BID RFI DATE: 3/9/2021
Project Name: Keating 2nd Fl Office Relocation Construction Project NKB Project No.: 16320.94
AMENDMENT NO. 2
Pre – Bid RFI Questions via email on Tuesday, March 9th:
Question 1: Following up on Response #05 from Addendum #02 - There appears to be some conflicting information. Please clarify the scope of work for the existing storefronts for the Base Bid and Bid Option 2.
AE102 key note #2 calls for the painting of the interior face of the existing storefront as Base Bid. 8/AE500 calls for the prep, prime, and paint of "all exposed aluminum faces". Response #05 of Addendum #02 calls to patch holes with epoxy and touch up peeling and damaged areas only. Please advise.
Response 1: The response to Addendum No. 2 is correct. No finishing or repairing of the interior storefront was included in the base bid, and addendum no. 2 adds scope of work to repair the storefront. Bid Option 2 as outlined in detail 8/AE500, and in the “Phasing, Base Bid and Bid Options” on sheet A-001 call out for the interior storefront to be painted as part of Bid Option No. 2.
Keyed note No. 2 on sheet AE102 should be revised to read, “BID OPTION 2 – PAINT INTERIOR FACE
OF EXTERIOR STOREFRONT. SEE FINISH SCHEDULE.”
Question 2: Following up on Response #10 from Addendum #02 - The owner's response makes it acceptable to secure the top of the modular partition system to the ceiling grid, and not install a soffit. All modular partitions are shown to the 9'6" high on AE450, AE451, and AE452. Looking at the RCPs on AE152 and AE153 General Note #2 calls ceilings to be 10'0" high unless otherwise noted. These same drawings only show an ACT height of 9'6" on corridors and select rooms, but not inside the offices, conference room, break room, and waiting room. Please confirm if all ceilings are to be 9'6" high, and if they are not, what is expected to be done about that 6" gap, since we are not building a soffit.
Response 2: All ceilings are at 9’-6” A.F.F. on the second floor. Since the modular partition system clips to the acoustic ceiling’s suspended system, the ceiling in the corridors, offices, etc is continuous.
Question 3: Please confirm the extent and dimensions of the existing walker ducts, and that there are only 2 existing floor boxes.
Response 3: We do not have documentation of the extent of the existing walker ducts. The design calls for the walker duct to be infilled where exposed at the floor, and it is not intended to be used.
At the time of the Design Team’s site visit the 2nd floor was still occupied by its current tenant. Only two floor boxes were identified during the Design Team’s field investigations, however, there may be additional existing floor boxes that were covered by furniture.

Question 4: Please confirm if there will be any interruption in the work schedule between phase 4 (second floor) and phase 5 (first floor) and if the GC will have to demobilize, should the owner elect to move forward with Bid Option 3.
Response 4: If Bid Option No. 3 is accepted, it is anticipated that work on the first floor will start once occupants on the first floor are relocated to the renovated second floor space.
Respectfully Submitted, N.K. BHANDARI, Architecture & Engineering, P.C.
