Multi-Area Renovation

Question and Answer Document

RFI# 1

GENERAL:

1. Would a Base contractor or an outside fire alarm contractor be required to relocate existing devices?

Existing devises will be disconnected and then reconnected in place after completed modifications of bldg. structure. The contractor will provide the necessary personnel to complete the assigned projects.

The scope of work will not necessitate a fire alarm contractor for BLDG 1005 and 1009.

BLDG1008 will require a fire alarm contractor to remove and relocate fire pull station and sound strobe for new shower construction. The scope of work will necessitate a fire alarm contractor.

2. Is certified engineering required?

Certified engineering would not be required for the assigned projects.

3. Are as-built drawings required after renovation?

Red line drawings will be sufficient at completion of construction / install and delivered to ANG/125th

CES.

BUILDING 1005:

1. Are sprinkler heads staying were located or would it be necessary to relocate them?

Sprinkler heads to remain in current fixed location. Contractor will disconnect / reconnect in current fixed locations during demo / construction of project

2. Please identify the location of Electrical Panels. Of the Access to service panels (Electrical / Water) will be the responsibility of ANG / 125th CES and will coordinate with contractor during assigned project if/when access is necessary.

3. Clarify the height of new walls. (up to ceiling, deck or midpoint with brazing) Walls will be secured from existing floor and extend 10’-0” through ceiling grid. Walls will be secured at 4’ intervals tied into existing roof truss system.

BUILDING 1008:

1. Indicate the location of the water supply for this building.

Access to service panels (Electrical / Water) will be the responsibility of ANG / 125th CES and will coordinate with contractor during assigned project if/when access is necessary.

2. Would hard ceiling be required for the bathroom areas?

Yes; hard ceiling shall be constructed in Bathrooms.

3. Indicate the type of windows or glazing required.

Window specifications will be presented to the contractor by the ANG 125th CES.

4. Please provide window dimensions.

Window manufacture and specifications will be sent to all bidding contractors by the ANG 125th CES.

5. Will toilet partitions be wall or floor to ceiling secured?

Toilet partitions to be wall mount and secured.

6. Are we installing potable water plumbing inside of demising wall between new showers?

Water supply line(s) will be provided through the demising wall for each shower.

BUILDING 1009:

1. Who will remove existing Direct TV antenna, and would it be eliminated or reinstalled?

Antenna will be removed by ANG / 125th CES.

2. Existing stair foundation may need to be replaced. Please clarify.

Concrete Landing pad for south side BLDG 1009 will be removed and replaced w/ 3000 psi 5’-0” x 5’- 0” pad prior to stair way install by contractor.

3. Would shop drawings for new awning and stairs need to be stamp and certified?

Shop drawings shall be provided by fabrication manufacture and as such stamped and certified.

RFI#2 Are you going to provide more details about building 1008 lighting fixture schedule, existing plumbing plan, window specs, section details, door and hardware specs as well as door and hardware specs for Bldg. 1005?

* Lightning fixture schedule

a. Lighting: High quality energy efficient lights shall be used throughout the interior and exterior of the building. Within offices and work areas where computers are used the lighting shall be reflective lighting units. 2X2 fixtures shall not be used. Compact fluorescents and LED lighting shall be used for accent lighting. Use T-5 high bay water resistant light fixtures in the mobility processing area. The following lighting units are examples of high efficiency lighting units that should be considered when specifying lights.

Specifications should be written to provide this “quality” of lighting:

• Columbia Lighting Zero Plenum Troffer High Efficiency Luminaire for indirect lighting in areas where computers, projectors, and audio visual equipment is being utilized.

• Columbia Lighting Energy Max Parabolic in areas without computers etc.

• T-5 fluorescent high bay fixtures designed for exterior application should be used in exterior covered areas.

• Morph Fluorescent Exterior Area Lights, or equivalent, should be specified where exterior pole mounted lighting is required.

b. Lighting Controls: Dual function, infrared and ultra-sonic, ceiling mounted occupancy sensors shall be used throughout the project. In large areas occupancy sensors shall be zoned. Provide egress lighting and emergency ballasts. Provide tamper resistant time clock in mobility processing area. Dimmers may be installed in the Commander’s offices, control centers, and briefing rooms. The following equipment is provided to describe the quality of the equipment desired:

• Hubbell Omnius 2000 Ceiling sensor

Luxstatls Luxstat Light Sensor for Daylighting Controls Install new lights and motion sensors. Replicate from existing fixtures. Installation shall include all conduit, wiring, boxes and switches operate motion sensors as well new and existing lights together.

Center new and existing lights as feasible. Rotate and move existing lighting as feasible. Installation will include all conduit, boxes, wiring. Light fixtures and any other ceiling devices will be removed and reinstalled as necessary. Note schedule in SOW revised.

* Existing plumbing plan

Refer to attached DWG for plumbing fixture placement and provide demo and build out for each fixture location. Do not remove or replace current drainage system in place.

* Window specs, sections or details

See attached schedule in SOW with regard to window spec and finish requirements

* Doors & hardware Specs

Utilize spec on existing wood doors. The existing Best Lock system shall be utilized. The contractor shall provide construction cores during construction for new doors and at the end of the contract the contractor shall replace the cores with the proper locks and keying.

Cypher locks shall be used where required within the building.

Door & hardware specs for Building 1005&1008.
