Civil - Landscape Schematic Narrative

Project Description The project is located at 6770 Selman Drive, Douglasville, GA within the city limits of Douglasville. The project includes an approximately 4,992 square foot building expansion and access improvements for the Cobb & Douglas Public Health facility, potential new fire protection water service, and remediation of the existing parking lot. The total impervious area affected by the project is expected to be less than 5,000 square feet. Stormwater management is not expected to be provided.

Grading The finished floor elevation of the Public Health building expansion is anticipated to match the existing single- story building. No retaining walls are anticipated based on preliminary architectural drawings and existing site topography. Currently, there is no sidewalk along Selman Drive on the project side of the road nor an accessible path from the public right-of-way (ADA accessible parking currently exists at the facility).

If handicapped access from the right-of-way of Selman Drive is added to the project, it would likely involve ramping and retaining walls.

Currently, stormwater drains from the facility undetained to the right-of-way of Selman Drive. Given the impervious surface affected by the project is proposed to be less than 5,000 square feet, no stormwater management is proposed nor anticipated for the project. Proprietary water quality treatment devices are not proposed but could be required during project permitting.

Site See schematic site plan ATTACHMENT A for proposed pavement remediation, building addition, and access improvements.

Water and Sewer Improvements include potential new fire protection water service. The existing 8-inch water main along Selman Drive is assumed to be adequate. All new building sanitary sewer is expected to be serviced by the existing 8-inch sanitary sewer stub.

Erosion Control Erosion control will be provided per the Manual for Erosion and Sediment Control in Georgia.

Landscape The proposed landscape will meet the requirements of the City’s landscape ordinance. Street trees and shrubs are anticipated along the ROW of all three roads. Parking lot islands will have shade trees.

Street Frontage: All portions of a required frontage landscape strip shall be planted in trees, shrubs, grass or ground cover. Trees shall be provided within the frontage landscape strip at the rate of 1 tree unit for every 60 feet of street frontage, or portion thereof (excluding driveways). Shrubs are to be provided within the frontage landscape strip at the rate of 10 shrubs for every 60 feet of street frontage, or portion thereof (excluding driveways).

• Selman Drive: 170 LF (3 trees and 29 shrubs required along Selman Drive frontage)

Perimeter: Trees shall be provided within the side or rear yard landscape area at the rate of at least 1 tree unit for every 60 feet of length or portion thereof, or the side yard landscape strip may be planted in a continuous hedge (penetrated only by approved access drives and utility easements).

• North: 215 LF (4 trees required)

• East: 732 LF (13 trees required)

Parking: Shade trees (deciduous overstory trees) shall be provided within or immediately adjacent to and surrounding the parking lot at a ratio of at least 0.3 tree units for every 8 parking spaces, or portion thereof.

• 56 parking spaces: 2.1 tree units required = six 3” caliper trees (3” caliper tree = 0.4 tree units) Parking lot screening: A hedge consisting of at least a single row of shrubs planted 3 feet on center that will spread into a continuous visual screen within 2 growing seasons, berm, wall, decorative fence, or a combination.

Residential Buffer: When any commercial, industrial or office zoning district (as identified on Table 2.1)…
