SAMPLE PROJECT
Statement of Work Construct Storage & Restrooms - Facility 5025 Project # FXBM 01-1000 30 Oct 10
The contractor shall prepare a proposal to construct an addition on the east side of existing facility #5025. The addition shall be a combination storage facility and restrooms. Specific requirements are as follows:
1. 2500 square feet general, light duty storage (max 125 psf) open bay
a. Minimum 12’ clearance (headroom inside)
b. 2 - 12’ X 10’ high, insulated sectional overhead doors with electric operator (open close-stop functions mounted inside the building near the doors)
c. Overhead lighting per IES Lighting Handbook & outlets per NEC
d. Concrete floor with sealer and floor drain(s) connected to sanitary sewer.
e. Open, unfinished ceiling structure (shop prime finish).
f. Minimum, one 3’-0” X 6’-8” HM pedestrian door from exterior with closer and locking hardware.
g. L:W of floor area to be between 2:1 and 1:1
h. Driveway from existing Access Road to new OH doors (asphalt with concrete curb and gutter) for light duty truck traffic
i. No windows required
j. Unpainted CMU interior walls
2. Men’s and Women’s restrooms
a. Fixtures as required for 5 male and 3 female users
b. Heavy duty, low maintenance interior finishes (gyp board ceilings, 4’ceramic tile wainscot and painted gyp board above on walls, and ceramic tile floor)
c. Lighting per IES Lighting Handbook and outlets per NEC
d. Floor drains
e. Hardwood vanities, plastic laminate countertops, single lever faucets and vitreous china sinks.
f. Floor mounted, head rail braced , metal partitions if / where needed
3. General requirements
a. Masonry exterior to match existing facility
b. Heating system to be gas fired unit heaters for the open bay and electric base-board heaters for restrooms. Design temps to be 65 and 70 degrees respectively.
(1) Ventilation per ASHRAE Standard 62
(2) Heating calculations to include losses due to conduction, infiltration, and internal loads
c. Facility to be in compliance with ADA requirements
d. One 3’-0” X 6’-8” HM pedestrian door from existing facility into new addition with closer and locking hardware
e. Built-up-roof system to be used on new roofing
f. Fire protection / detection system per NFPA
g. Mechanical room to be accessible from building exterior only with vehicle parking nearby for repair personnel. (6'-0" X 6'-8" double access doors)
h. Fire alarm panel to be located in mechanical room (utilize Monaco BT-2 system)
i. No telephone service required
j. Utilize bar joists and metal decking roof structure
k. Install valves at water and gas service connections to mains
4. The following information is provided to assist the contractor in preparation of the proposal:
a. Roof live load shall be 30 psf. Roof design shall be in accordance with the requirements of ASCE Standard ANSI/ASCE 7-95, Section 6 (Wind Loads)
b. Assume soil bearing capacity to be 3,000 psf
c. Existing sanitary sewer (SS) is 12” diameter PVC with adequate additional capacity for the addition
d. Existing water main (W) is 6” diameter C-900 PVC with adequate additional capacity and pressure for the new requirements.
e. Existing gas line (G) is 2”PE with adequate additional capacity
f. Depth of water line is about 6’ below existing grade
g. Depth of gas line is about 3’ below existing grade
h. Existing SS manholes are 4’ diameter, pre-cast concrete with cast iron frames and lids
i. Existing electrical distribution panel has adequate additional capacity for the
| addition. Panel is 280V/120V, 42 circuits with 225A main bus and 200A main |
| breaker. There are 20 available spaces. The panel is fed from within the supply |
| facility |
j. Existing area between the Supply Facility and Base Road is unimproved with native grass cover
k. Water, gas, and sanitary sewer services must be connected to the existing lines in the open field. No connections within the existing supply facility are available
LOGISTICAL ISSUES
The existing facility will remain in use throughout the execution of this project and must be secure at all times when work is not taking place. As there is considerable local pedestrian traffic, the contractor must maintain safety fences and barricades as appropriate to keep the work area safe. The existing water, gas, and sewer lines cannot be isolated, therefore all connections must be made “live”. The electrical distribution panel can be shut down for a maximum of four hours, one day, to make new connections.
