Summary of Royal Oak High School Window Replacement Bid Package
This construction document set represents specifications for the Royal Oak High School Window Replacement project, prepared by TMP Architecture, Inc. (Project No. TMP17109D, dated November 24, 2020). The bid package covers comprehensive architectural specifications for door hardware, glazing systems, non-structural metal framing, gypsum board installation, painting, miscellaneous specialties, and window shades. The project involves multiple hardware groups with specific door types, including panic hardware assemblies, electric strikes, removable mullions, and surface-mounted closers from manufacturers such as Von Duprin, Ives, LCN, and Schlage. Glazing specifications include insulating glass units (Types GL-6, GL-9, and GL-10) with low-E coatings, laminated safety glass, and ceramic spandrel applications. The specifications mandate compliance with numerous ASTM standards, ICC building codes, NFPA requirements, and fire-resistance ratings per UL and Gypsum Association standards. The project requires coordination of installation with other trades, submission of shop drawings, product data, samples, and manufacturer qualifications from contractors specializing in these specific work types with minimum five years of documented experience.
Pricing, contract terms, and bid dates are not specified in this excerpt of the construction documents. The specifications emphasize quality assurance through pre-installation meetings, mock-ups for painting and shade systems, field quality inspections, and comprehensive closeout documentation including warranties. Hardware warranty periods range from one to ten years depending on component type, with maintenance materials and spare parts required to be provided by the contractor. All materials must comply with environmental standards including VOC content limitations per EPA regulations and California Air Resources Board requirements. The project requires extensive field documentation, including shop drawings for framing and hardware locations, thermal and optical performance data for glazing, and color/finish selections for paints, hardware finishes, and window treatments. Contractors must verify existing conditions, prepare surfaces according to manufacturer specifications, and obtain written authorization from the Architect before implementing remedial measures or substitutions.
