1.0 BACKGROUND AND EXISTING CONDITIONS:

The housing units in this project which require new roofs include Quarters 326 (Q326), Quarters 390 (Q390), and Quarters 391 (Q391).

Q326 is an asphalt shingle roof with plywood decking measuring approximately 2,100 sf. The roof consists of the main house area, a garage, and a bedroom addition. Penetrations through the roof include several roof vents for septic and electrical service. Soffit vents and gable end vents provide attic ventilation.

Q390 is an asphalt shingle roof with plywood decking measuring approximately 2,100 sf. The roof consists of a main house area and a garage. Several penetrations in the roof provide attic ventilation, septic vents, and electrical service. Soffits beneath the eave overhangs are plywood with strip vents.

Q391 is an asphalt shingle roof with plywood decking measuring approximately 2,100 sf. The roof consists of a main house area and a garage. Several penetrations in the roof provide attic ventilation, septic vents, and electrical service. Soffits beneath the eave overhangs are plywood with strip vents.

Each of the houses consists of more than one roofline, where garages or building additions are lower than the main building roof ridges. Some portions of the houses have board roof decks. Existing roof decks include ½ inch, 5/8 inch, ¾ boards (1x8 or 1x8). Repairs to each of the houses’ shingles and plywood decking have been made in recent years. The rafters/truss members have minor damage from water leaks.

Minimal rot is expected around roof penetrations, eaves, fascia, and rafter ends.
