All other terms and conditions remain the same.

Ralph Crum Contracting Officer Solicitation questions and answers:

Question 1.

Will the government purchase the materials/parts (belts, filter, light bulbs, salt) needed for the property? If yes, are there any exceptions?

Answer 1.

We will not buy the filters, salt (part of their snow removal contract) We will provide the lamps, belts, some plumbing parts e.g. flush valves

Question 2.

What is the name of the company providing PM on the electrical system of the building?

Answer 2.

Our current property manager has their internal electricians conduct the inspections; however, Capital Electric, Shaw Electric, could provide the service both companies are located in KC

Question 3.

Is the central vacuum system to be excluded from the contract?

Answer 3: No

Question 4.

Is the air compressor to be excluded from the contract?

Answer 4: No

Question 5.

Is the generator to be excluded from the contract?

Answer 5: No

Question 6.

Is the contractor responsible for the security systems DSX field devices and associated hardware and field wiring up to DSX computer?

Answer 6. Answer not available.

Question 7.

What type of fire protection system is in the building?

Answer 7. Wet pipe, clean agent (Server Room), Bosch fire panel and pull stations.

Question 8.

What is the government’s expectation on man-power utilization for this project aside from the 20 hours for routine maintenance? Example do they want the property manager on-site full time?

Answer 8.

Not full time on site; however, we will need someone on call and to be on site at least once a month for the safety inspections.

Question 9.

Is the 20hours for routine maintenance for weekly or monthly?

Answer 9: Monthly

Question 10.

On the Master Maintenance Calendar, the solicitation mentioned “Clean Agent”. Can the Government provide clarification on what is “Clean Agent”?

Answer 10. The clean agent is HFC-125, the tank is located in the server room. Local contractors who can inspect our Keller Fire and Safety and Advanced Fire, Inc. the unit will require an annual and semiannual inspection.

Question 11.

Is the washing of the blinds to be included in the 20hours of routine maintenance we provide to the government?

Answer 11. Not part of monthly 20 hours

Question 12.

Is the 20 hours of the routine maintenance being provided to the government a use it or lose it kind of scenario?

Answer 12. Lose it

Question 13.

And what is the procedure if we were to exceed the 20 hours?

Answer 13. Please provide hourly rate, this would need to be negotiated/approved prior to exceeding the 20 hours.

Question 14.

Can the Government provide a set schedule when they will be using the 20hours of routine maintenance?

Answer 14. No, this is more for corrective or reactive maintenance. If we can plan for a corrective maintenance issue e.g. caulking a door or window, then of course we could schedule.
