About this opportunity
Rowan-Cabarrus Community College is requesting sealed bids for South Campus HVAC Upgrades under IFB #121-071426JA, with bids due August 18, 2026 at 2:00 p.m. and a non-mandatory pre-bid conference and site visit on July 28 at 10:00 a.m.
The scope replaces two aging chillers (31 and 24 years old) with a modular three-unit 80-ton chiller system to provide redundancy and energy efficiency while minimizing construction impact. The project also replaces original air handling units in buildings S201 and S202, converts pneumatic controls to direct digital controls, and upgrades the Building Automation System software to college standard. An alternate bid option includes heat recovery addition to supply hot water for dehumidification control.
Bidders must register with the North Carolina Electronic Vendor Portal prior to submission. Mechanical contractors must comply with Chapter 87, Articles 2 and 4 of North Carolina General Statutes and possess proper state licenses for their respective trades. All bidders are required to complete the Identification of Minority Business Participation form with either Affidavit A or B; failure to complete these forms is grounds for bid rejection.
Bids are on a single prime, lump sum basis for all categories. A bid bond equal to 5% of the total bid amount is required. Sealed bids in PDF format are due electronically to collegeenvironment@rccc.edu. Public opening and reading will occur immediately thereafter via Zoom. Digital plans and specifications become available July 21, 2026 from designer CMTA, Inc. (704-376-7072). Payment will be made on 95% of monthly estimates with final payment upon completion and acceptance. No bid may be withdrawn for 60 days after the scheduled closing time. The college reserves the right to reject any or all bids and waive informalities.
Opportunity text
The existing HVAC equipment, as indicated in project documents, is at the end of its statistical life expectancy and has become maintenance intensive. This project will replace two aging chillers (31 and 24 years), which serve the entire campus, with a modular chiller solution to minimize general construction impact. The project will also replace both the S201 and adjacent S202 building air handling units that are original to the buildings and beyond anticipated life. Replace remaining pneumatic controls, which are no longer well supported, will be replaced with direct digital controls. The Building Automation System software will also be upgraded to the College standard to enhance operation of the system.
