About this opportunity

The City of Woodstock, Georgia, located in Cherokee County, is soliciting proposals through RFP 2025-06 for the comprehensive development of Little River Park, a multi-phase park construction project situated at 3193 Trickum Road, 3195 Trickum Road, and 25 Celandine Road. The project encompasses two distinct phases: Phase 1 involves constructing a multi-use trailway along the Linear Corridor and renovating Woodlands Park, which includes installing wooden boardwalks, pedestrian bridges, site furnishings, a pre-engineered restroom structure, pavilions, a dog park, and infrastructure improvements. Phase 2 focuses on developing park facilities at Trickum Road, featuring a multi-use trailway, wooden boardwalks, site furnishings, restroom structures, pavilions, a fishing platform, kayak launch, playground, and nature trail. The RFP requires contractors to complete Phase 1 first, followed by Phase 2 after the adjacent Trickum Road at Nocatee Trail Roundabout Project is finished, estimated for completion in 2026. Proposals are due by May 13, 2025, with the project posted on March 27, 2025, and contractors must demonstrate comprehensive park construction capabilities, infrastructure development experience, and the ability to manage complex, phased municipal park projects.

While specific set-aside designations are not explicitly detailed in the provided documentation, the project appears to be a standard municipal procurement opportunity open to qualified contractors with demonstrated park construction expertise. The geotechnical report indicates significant site complexity, including variable soil conditions in the Piedmont Region, which suggests contractors will need advanced engineering and construction capabilities. The project spans approximately 31 acres and involves converting existing single-family homes into office and maintenance buildings, indicating a comprehensive redevelopment approach. Although precise budget figures are not specified, the extensive drawing sets, technical specifications, and multi-phase nature suggest a substantial municipal investment in public recreational infrastructure. The project's complexity, including specialized foundation requirements for pedestrian bridges, boardwalks, and elevated structures, implies that only experienced, technically proficient contractors with municipal park development experience will be competitive in this procurement process.
