About this opportunity
Colorado Northwestern Community College is requesting bids on structural stabilization and repairs to the Yaeger Building under EM2624, with bids due September 14, 2026 at 3:00 PM MST via BidNet Direct and a mandatory pre-bid conference and site tour on September 4, 2026 at 1:00 PM at 500 Kennedy Drive, Rangely, Colorado.
The project scope addresses structural movement affecting the Yaeger Building's north, east, and south walls due to landscaping-induced lateral foundation pressure. Work includes excavation and stormwater management installation around affected walls, investigation and repair of structural and waterproofing failures, repair and replacement of damaged wall and ceiling finishes, installation of new metal wall panel cladding with weather-resistive barriers, fluid-applied foundation waterproofing (Tremco Tremproof), rigid insulation (minimum R-20), sloped flashing, French drain systems, site regrading with boulder retaining walls using on-site materials, and suspended acoustic ceiling repair in one classroom. The building will remain occupied during construction, with work restricted to 7:00 AM to 5:00 PM, Monday through Friday. Construction documents are prepared per the 2021 International Building Code and Colorado state requirements. Special inspections per IBC Sections 1704 and 1705 are required.
The estimated contract value is $500,000, triggering Colorado prevailing wage requirements (effective through December 31, 2026) and the Buy Clean Colorado Act. At least 80 percent of all work must be performed by Colorado residents. Contractors must submit Environmental Product Declarations for eligible materials and comply with LCPTracker labor compliance and certified payroll reporting.
Qualified bidders must demonstrate at least two years of operation under the same business name, completion of at least two projects exceeding $400,000 in hard costs of similar scope and complexity, demonstrated bonding capacity to $500,000, and must attend the mandatory pre-bid conference. Bid security of 5 percent of the bid price is required. Performance and labor-and-material payment bonds of not less than 50 percent of contract value are required. Contract award is anticipated September 15, 2026, with construction start October 1 and completion by December 1, 2026. The Owner's representative is Eileen Tracy, NV5 (Eileen.Tracy@nv5.com, 720.550.1059).
