FAIRBANKS NORTH STAR BOROUGH SCHOOL DISTRICT

DIVISION 8 – DOORS AND WINDOWS

METAL DOORS & FRAMES SECTION 08100

PART I – GENERAL

1) DESCRIPTION

a) Metal units shall be provided in all schools at all exterior, heavy use, security and utility locations. Exterior metal doors shall be insulated.

b) Metal doors and frames shall be standard sizes. A minimum door opening width of three feet (3’) for single doors, and six feet (6’) for double doors will be considered standard.

The doors shall be constructed of flat, seamless cold-rolled steel panels reinforced at closer, hinges, and locks. All doors shall have fire ratings where required. The doors shall be 16 gauge for interior use and 14 gauge for exterior and vestibule use. All doors over 40 inches wide shall be 14 gauge. All doors requiring glass shall have openings with wire glass or safety glass as required by code. No odd shaped lights allowed (circles, moons, etc.).

c) Door frames shall be 16 gauge. Thermal break frames at exterior doors.

d) All exterior doors and mullions shall be weather stripped and doors to have sweeps.

e) All interior door frames at 90 minute rated openings or masonry walls shall be grouted.

PART II – PRODUCTS

Doors and door frames:

Acceptable manufacturers are CECO, Curries, Steelcraft, or pre-approved equal.

WOOD DOORS SECTION 08200

a) Wood doors shall be solid core, staved lumber core construction only, and not less than 1-3/4 inches in thickness with a minimum of five (5) plies. All closures and hardware shall be through-bolted. Mineral core-filled fire-rated doors are not acceptable.

b) Warping of wooden doors during the installation and warranty period shall be no more than

1/4 inch in any direction from flush with the straight, plumb door jamb.

c) Mortise type locksets shall not be used.

d) Veneers need to be 1/8 inch minimum.

ACCESS DOORS SECTION 08305

a) Locking access panels shall have cam lock #15259-C5S by Corbin Lock Company, with key designation CAT 60. These locks shall also be provided at electrical and control panels.

b) Construction to be metal with continuous hinge.

OVERHEAD COILING DOORS SECTION 08330

a) Where existing non-powered rolling doors or windows are installed in a fire rated wall, and where a potential for smoke exists, the rolling doors shall be controlled by a fail-safe Cookson ‘Firefly’ (or pre-approved equal) door release controlled by local alarm, 120 V detectors, and powered by an emergency circuit. Obtain a waiver from the authority having jurisdiction for a heat link control on the smoke producing side.

b) Where powered coil-operated smoke/fire doors are used, the power supply shall have a battery back-up and be on the emergency power system. The condition of the batteries and controls shall be supervised by the fire alarm system.

c) Special Doors – Doors must be adjusted and tested to close at a reasonable and safe rate of speed. Doors must be easily reset by unskilled personnel. The appropriate tension bar to reset door shall be provided. All counter rolling doors accessing corridors shall have a smoke gasket and be the equivalent to:

Cookson, Cornell or pre-approved equal.

d) Motorized roll-up counter doors shall be provided with an U.L. listed electric motor, 115V single-phase. The motor shall be sized for moving the door from any position at a speed of 2/3 to one foot (1’) per second. In addition, the motor shall have thermal overload protection, drip proof permanent bearings, continuous duty high starting torque, and be reversible. The motor housing shall be removable.

Acceptable manufacturers are: Cornell, Cookson, or pre-approved equal.

e) Control of Motorized Roll-Up Counter Doors – Each door shall be provided with one (1) operator. The operator is to be 24V control with a flush-mounted key switch station in a NEMA 1 enclosure.

f) All concealed hardware motors, drive mechanisms, panels, and controls shall be fully and easily accessible through reasonably sized access doors.

g) All motorized rolling overhead doors need a leading edge safety device such as featheredge or a laser light device to prevent closing on items that may be on closing surface.

h) Door(s) to be wired to E.M. Circuit.

Acceptable manufacturers: Cornell, Cookson, or PAE.

OVERHEAD DOORS SECTION 08360

a) Overhead doors shall be commercial grade sectional doors. Operators shall be heavy-duty commercial grade only. Doors shall automatically lock when in the closed position. Three

(3) position push button stations shall be flush mounted inside the room where possible.

Provide key operated station on the exterior where desired. Remote wireless controls not permitted.

b) Exterior Doors to be minimum R-17.

ENTRANCES SECTION 08400

a) No key removable mullions where there is an electric strike in mullion.

b) Design must provide for no break in the perimeter foundation design. Provide expansion joints at thresholds and ensure thresholds are wide enough to cover joints and provide transition between floor materials. Thresholds are also required at transitions from carpet or mats to other materials.

c) Eliminate building overhangs at entrances that necessitate sprinkler systems in unheated areas if possible. Additionally, a minimum 16 inches clearance between top of door frame and bottom of overhead soffit must be provided.

d) Exterior doors shall have minimum 3/8 inch and maximum 1/2 inch clearance between the bottom of the door and the top of the finished threshold to allow for gravel, frost heaving, etc. The bottom of door kick plates shall be mounted 3/8 to 1/2 inch above the bottom of the door. Hold open devices shall be installed on exterior service entry doors only.

e) Avoid non-standard units or non-standard shape glazing.

f) On double door entry, only right hand door shall have keyed outside trim.

WINDOWS SECTION 08500

a) Windows units shall have no less than R-7 insulation value.

2) WARRANTY

a) Manufacturer’s 10 year warranty is required.

3) PART II – PRODUCTS

1) WINDOW UNITS

a) Type – Fixed or awning style.

b) Screen – Size of operable sash.

c) Glass in Fixed Lights – Insulating units.

d) Glass in Operating Sash – Insulating units.

2) MATERIALS

a) Frame shall be insulated Fiberglass Reinforced Plastic (FRP).

b) Screening – Fiberglass mesh, extruded aluminum frame. Frames to have baked enamel finish matching windows.

c) Operating (swinging) windows shall be no wider than 36 inches to prevent sagging of operating hardware and frame.

d) Hardware shall have minimum 10 year warranty.

SKYLIGHTS SECTION 08600

a) Skylights will not be permitted. Clerestory windows shall be moisture-proofed above overflow scupper height, with sills also above overflow scupper height, and designed such that ventilation air will pass across the glazing to prevent condensation and ice build-up.

Clerestories shall be designed and installed with adequate room for thermal expansion/contraction.

b) Clearstories to be Kallwall or equal with minimum R-10.

FINISH HARDWARE SECTION 08700

a) General

i) Provide a complete hardware schedule on all doors indicating all components on each door, include door type and swing.

ii) Furnish one copy of technical repair and parts manual (latest edition available) for all locksets. Furnish a spare parts kit for each type of lockset.

iii) Finish – US26D satin chrome plated, except where stainless steel or aluminum finish is required.

iv) Provide replacement stock as follows:

(1) Two (2) locksets, each function.

(2) Two (2) sets of panic hardware – complete.

(3) Two (2) door closers – complete.

(4) Two (2) pair and a half of each hinge used.

(5) Furnish items to Fairbanks North Star Borough School District, Facilities

Management Department lock shop.

v) The gymnasium area needs to be isolated from the remainder of the school by installing lockable corridor doors on the gym side of all corridors accessing the gym area.

b) Keying

i) The Fairbanks North Star Borough School District has established three (3) different key systems that are in use districtwide.

(1) All exterior doors on all borough schools are on the Best “KB” Keyway.

(2) All interior doors on all borough schools are on Schlage Registered and Restricted Numbered Keyway; except North Pole area schools, which have Best interior systems. The intention of the school district is to convert the North Pole Schools to Schlage. Everest “D” keyway.

(3) Any keying changes, additions, or modification on buildings involving keying or locking hardware must be done in coordination with the school district Facilities Management lock shop.

ii) All new locksets and cylinders shall be master keyed and grand master keyed by the proper company: Best on exterior doors and Schlage shall key all interior doors.

Coordinate with the school district lock shop for system match.

iii) All Schlage cylinders are to be six (6) pin key-in-knob, rim or mortise cylinders. All Best cylinders are to be either six (6) or seven (7) pin at choice of Best Lock Company. All keying shall be done by the Schlage factory or by a Best distributor.

iv) All Best cores shall be interchangeable type cores. Schlage cores should not be of the interchangeable type. Contractor shall supply 100 of the appropriate key blanks for that job. These blanks should fit the interior Schlage system at that school. All construction keying shall be sent directly to the General Contractor. Removal and replacement of construction cores shall be performed by school district personnel. All permanent keying, Best cores, codes, etc. shall be sent to:

c) Exit Hardware and Panic Devices

i) All panic or exit hardware shall be Von Duprin 33 or 99 Series or Apex Series 2000 by

Precision Hardware, Inc. Surface mounted vertical rod device and concealed internal vertical rod devices will not be used.

ii) The rim-type center of door latching device shall be used, latching either to door jamb or center mullion in paired doors. Outside entrance keyed doors should be either 33NL-TP, 33NL-OP, or Series 99NL. No levers will be used on outside entrance doors.

Outside doors not intended as entrances should be equipped as exit only and no pull will be provided. On multiple door entryways, keying shall be installed in the right-hand door only.

iii) Doors requiring panic exit devices should have hex key dogging. The use of lever operated hardware should be used only when handicap requirements must be met.

d) Butts

i) All hinges shall be constructed of brass, bronze or stainless steel.

ii) Size – Minimum size is 4-1/2 x 4-1/2 inches on interior doors, minimum of three (3) hinges; and 5 x 4-1/2 inches or 5 x 5 inches on exterior doors, minimum of four (4) hinges. All exterior doors shall have non-removable pin feature. All heavy or hard use interior doors should have four (4) hinges.

iii) Acceptable manufacturers and models:

Exterior – Lawrence Brand Ball Bearing, Heavyweight - BB5151A, BB55151-32D.

Provide thrust pivots TPU-1 or TPU-2.

Interior – Lawrence Full Mortise Hinges - BB5151, or pre-approved equal.

iv) All out-swinging locked doors are to have non-removable pins (NRP set screws in barrel).

v) To obtain a maximum degree of opening, the width of the butts shall be required to clear projecting trim or structural conditions.

vi) For unusual size and/or weight doors, furnish type, size, and quality of butt as recommended by the manufacturer.

e) Locksets

i) All interior doors shall be Schlage “D Series” heavy duty locksets or Schlage “Rhodes

Series” where handicapped access is required. Mortise type locksets are not to be used.

ii) All exterior doors not requiring panic exit devices shall be Best 9K Series heavy duty cylindrical locksets.

iii) No deadbolts.

iv) No overhead stops, unless required by special conditions.

f) Door Closers

i) All doors shall be equipped with LCN 4040 Series, or LCN 4041 Series closers with EDA arms. All closers on wood doors shall be properly installed with thru-bolts. All closers on steel doors shall be thru-bolted unless door is provided with an additional plate backing at mounting location. On all openings of 90 degrees or less, all position screws shall be turned in before closer is mounted. All closers on exterior or vestibule doors shall have cold weather fluid. All five screws will be installed in the closer arm shoe. No self tapping screws to be used for attaching shoes on closures.

ii) Handicap or delay action door closers should only be used on doors when it is required by code. This can be one door so marked in a bank of doors. Rust resistant materials shall be used for all closers and fasteners on exterior door closers and in humid applications.

g) Magnetic Hold-opens

i) Magnetic hold-opens will be 24V AC powered.

ii) Magnetic hold opens shall not be integrated with central Fire alarm system. Where detection is required, local detection only to be installed.

h) Push/Pulls, Kick Plates and Flush Bolts

i) Kick plates shall be eight inches (8”) in height. All plates shall be provided with 1/4 inch clearance at bottom sides of doors, stops or weatherstrip.

(1) Kick plates shall be drilled and countersunk for oval head screws, and caulked around the perimeter using silicone adhesive.

(2) No kick plates are to be used in areas of high humidity and water.

Acceptable manufacturers are: Builders Brass, Quality, or pre-approved equal.

ii) No automatic flush bolts will be used. Flush bolts shall be constant latching and will be:

Glynn-Johnson model No. FB9 – FB10 or pre-approved equal.

i) Stops

i) Door stops shall be wall stops unless impractical, then floor mounted unless the stops will cause a tripping hazard overhead arm stops may be considered with school district approval.

Acceptable manufacturers are: Glynn Johnson, Quality Builders Brass or equal

j) Weatherstrip and Threshold

i) Weatherstripping shall be of the brush type. Thermal break threshold required. Brush sweeps.

Equivalent to Sealeze® or equal.

k) Door Silencers

Acceptable manufacturers are: Glynn Johnson, Quality, Builders Brass or equal.

l) Knox Boxes

i) All buildings shall be equipped with Knox boxes. One shall be located at an approved spot outside the entry closest to the main fire alarm annunciator panel. Knox boxes are to be keyed to the local fire department providing service to the building.

m) Key Cabinets:

i) Size/capacity to be confirmed with the school district lock shop. Minimum 500 key capacity.
