About this file

This exhibit document details telecommunications facilities located on properties adjoining the Cross Knob Sportsman Club, Inc. and Branch Mountain Hunting Club, Inc. in West Virginia as part of an appraisal process for a conservation easement. Prior to surveys conducted on both properties, television transmitting antennas operated by Valley TV CO-OP were believed to be on the Branch Mountain Hunting Club property but were found to be located on the Cross Knob Sportsman Club property within a 0.61-acre area that has been excluded from the conservation easement (SFLR 2). The transmitting antennas are positioned slightly below the ridge line, while the Valley TV CO-OP building and all other antennas remain on the Branch Mountain Hunting Club property. The antenna locations are documented on the survey plat and legal description, with identification shown on the relevant title report.

Valley TV CO-OP maintains an unwritten agreement with Branch Mountain Hunting Club, Inc. for annual compensation of $600.00 per year for the use of the facilities, with payment confirmed as current through 2025. No formal written lease or agreement exists between Valley TV CO-OP and Cross Knob Sportsman Club, Inc. regarding the transmitting antennas located on their excluded acreage. The arrangement reflects the informal nature of the historical belief regarding property location prior to the formal surveys that clarified the actual placement of these telecommunications facilities.
