ADOT Flagstaff Service Center Re-Roof Project Specifications

This document comprises construction specifications for the re-roofing renovation of the Arizona Department of Transportation (ADOT) Flagstaff Service Center, including detailed technical requirements for sheathing and ethylene-propylene-diene-monomer (EPDM) roofing systems. The project specification document outlines wall sheathing requirements using oriented-strand-board or glass-mat gypsum materials, with specific performance standards for fasteners and installation methods. The roofing system specifications require EPDM sheet roofing at 60 mils thickness in black, along with polyisocyanurate board insulation in minimum 2-inch staggered layers, glass-mat gypsum cover boards, and associated flashing and accessory materials. Installation requirements mandate compliance with FM Approvals RoofNav listings, ASTM standards, and International Building Code fastening schedules. A preinstallation roofing conference is required involving the Owner, Architect, Construction Manager, testing and inspection agency, roofing installer, and roof system manufacturer's representatives to review installation methods, construction schedules, material availability, substrate conditions, and warranty requirements.

The specifications establish rigorous quality control and field inspection requirements, including fastener-pullout testing to be submitted within 24 hours of completion and final roof inspections by the roofing system manufacturer's technical personnel in the presence of the Architect. The roofing system carries a 20-year special warranty from the manufacturer covering the membrane, base flashings, insulation, fasteners, and cover boards, excluding damages from lightning, fire, substrate failure, faulty edge construction, vapor condensation, and unauthorized roof activity. Installation must proceed only under weather conditions permitting proper application per manufacturer specifications, with coordinate protection of exposed roofing at end of workday and during rain forecasts. The specifications reference Design Document 30-25134-00 with a revision date of September 3, 2025, and require all materials to comply with Energy Star listing requirements and ASTM E108 or UL 790 Class A fire ratings.
