About this file

The project involves installing a new HVAC system in inmate housing at the Murray Unit located in Gatesville, Texas. The anticipated project timeline spans 33 months total, consisting of 9 months for pre-construction and design phases and 24 months for construction execution. Respondents selected at Step 2 of the procurement process are required to submit this form with detailed cost proposals and staffing plans for the project delivery.
Pricing for the CM@R contract consists of three fee components: a Pre-Construction Management Fee (to be negotiated with the highest-scoring firm during design collaboration with TDCJ and the architect/engineer), a Construction Management Fee calculated as a percentage of the Cost of Work (with a baseline Cost of Work of $15,434,179.00 for evaluation purposes), and a General Conditions Not-to-Exceed fee that encompasses bonds, insurance, project management personnel, temporary facilities, background checks, health and safety, documentation, transportation, and site controls. Respondents must provide detailed breakdowns of monthly costs for personnel, bonds, insurance, temporary facilities and storage, and all remaining general conditions costs. Authorized corporate representatives must sign the submission and provide corporate documentation confirming their authority to legally bind the organization.
