Traction Elevator Specification.
Charee Harris Contract Specialist Question 26 - Sheet SI001, section 7.1 says to seal all floors but there is no product called out in the revised specs for a floor sealer besides section K on page 9 (see attached), which is only for surfaces to receive resilient flooring so I don’t think it applies to the garage ramps/slabs. Could we get a product specified from sheet?
Answer 26 - The concrete sealer indicated on SI001, item 7.1 is referring to products listed in specification section 07 1900 Silane Water Repellents.
Question 27 –
A. The wind load imposition on this project will need to be evaluated by an engineer given the large spans for the glass. Has this already been reviewed by an engineer and if so can we have access to the curtain wall requirements?
The components and cladding wind loading required by code is indicated on drawing SI001 under item 1.5 D. 5. No engineering of the glazing systems has been conducted. All engineering of glazing systems is a delegated design and is the responsibility of the contractor. Refer to drawings SF401 and SF402 and note on plans where it is stated “GC TO COORD EMBED PLATE LOCATIONS W/ CURTAINWALL SUPPLIER, REFER TO DET 8/SF561”. Design intent is that the embed plate shown in detail 8/SF561 can be used for any lateral tieback connections at locations determined by curtainwall supplier. However, the engineering of the curtainwall system and the connections between the curtainwall system and the embed plate is the responsibility of the contractor.
B. Much of the glass on this project is of a size that our manufacturers are not capable of making. There is a supplier in NY but the shipping and lead times could affect the schedule. Is the design of this open to change to accommodate suppliers that can make this glass?
See Attached Addendum with revised prints AS201, AS202 and AS213
C. Alternate H calls for the elimination of the 4th floor. The 4th floor has (4) storefront frames as well as (2) doors in that portion of the scope. Is this to be eliminated as well or is the intent to have the storefront and doors move down to the 3rd floor?
The design intent is to move the storefront and doors down from level 4 to level 3. There would still be removal of a portion of the storefront, the portion between the levels.
D. Will consideration be given as far as a bid date extension if the engineering of this project’s curtain wall is not available and falls on the glazing contractor to provide?
This should not be an issue based on the addendum.
Question 28 – Can you please clarify the extend of traffic Coding?
Answer 28 - Please refer to drawings SF102 thru SF104 and enlarged plan SF402 and then refer to sheet note 27. Areas on plan which are shown with the indicated hatch pattern are to receive a traffic bearing membrane (deck coating).
Question 29 - Is it necessary to have insulated glass on an open parking structure?
Answer 29 - Per the specifications, insulated glass is required. This was based on a facility design decision.
Question 30 - Is the TB testing portion of the safety & Infection Control a requirement for a project outside the containment of the hospital.
Answer 30 - The TB testing portion is related to whether the contractors would be exposed to TB working in our facility. Therefore, contractors do not need to do anything with the TB portion.
Question 31 - Will all above grade storm/ garage drain piping and domestic water piping require heat trace and insulation?
Answer 31 - Storm and garage drainage, no. Domestic cold-water, there isn't any.
Question 32 -
Concerning demo and site work, will the trucking activities be limited to the 2 am – 6:30 am time window? The City of Reno has an ordinance regarding working hours in residential areas that commences at 7 am.
Answer 32 – No, this may be needed based on temperatures and timing of the concrete pours. We have been advised that the ideal time would be early to late spring, which would alleviate the need for this time of day.
Question 33 - Geotechnical Investigation report page 7 not 2 states that “Four to seven feet of undocumented fill (unsuitable material) was encountered in all our borings.” Under Recommendations, Site Preparation and Grading on page 9 it states, “Remove and replace all undocumented fill material”. Sheet SI001 of the parking garage plans under General Site Work Not C states “Proof roll and place engineered fill in accordance with soils investigation report. Slab on grade to be on 24 inches minimum o compacted granular subbase”.
· Are we required to remove all undocumented fill (unsuitable material) from four to seven feet below existing grade for the entire site, just the foot print of the parking garage, or just where the footings will bear?
· Please provide limits for where to remove undocumented fill (unsuitable material).
Answer 33 – Per the Structural and Geotechnical Engineers:
· Not all undocumented fill on the site must be removed. Only the undocumented fill materials which affect foundation bearing and slabs-on-grade as clarified below must be removed and replaced.
· All earthwork is subject to review by the onsite testing and inspection laboratory. The onsite testing and inspection laboratory representative will determine during excavation and earthwork operations the suitability of soil and backfill materials as per the project specifications.
· Regarding excavations for foundations: Foundations have been designed to bear on native material and use the recommended 5,000 psf bearing pressure. Therefore, excavation for foundations must extend below the undocumented fill as well as the expansive clay layer to reach suitable native materials. Top of foundation elevations as indicated on drawing SB100 have been established for bearing on suitable native materials. In the event that suitable bearing is not reached at the indicated elevations for top of footing, additional excavation (undercut) will be required. Please refer to detail 17/SB501 for the typical foundation undercut detail.
· Regarding the slab-on-grade within the garage, the depth of excavation need only extend down to allow for 24” of compacted structural fill below the slab. This assumes that proof rolling doesn’t show any soft spots prior to placing the 24” of compacted fill. If proof rolling shows areas of concern (soft spots) then excavation would proceed to greater depth.
· Regarding exterior site slabs outside the garage, the depth of excavation need only extend down to allow for 12” of compacted structural fill below the slab.
· Regarding any exterior site grading that does not receive hardscape (landscape areas only), there is no need for a specific depth of excavation other than the depth of final soil materials such as topsoil.
· On a separate issue, at retaining walls, please refer to the geotechnical report section called “lateral resistance and loads”. This section indicates that the on-site soils are suitable for use as retaining wall backfill with the noted exclusions. However, it also states that backfill behind retaining walls should extend laterally 10’ into native soil. The geotechnical engineer has clarified that the 10’ zone only applies to existing clay soils which must be removed for 10’ laterally behind retaining walls. All suitable on-site soils are not subject to the 10’ zone of removal.
Question 34 - This system is a blast rated system. I thought they might have wanted the lami units as a precaution for the vehicles but it requires blast mitigation curtain wall. This type of system needs to be analyzed by a structural engineer before it gets quoted from my manufacturer and that can take several months. This is really something that should have been done before it went out to bid. Let me know how you would like to proceed.
Spec section 08 44 13 -8 2.2.C.7 Page 385 of 502 in PDF
Answer 34 - That specific section of the specification should be removed. A parking garage cannot meet the requirements of a Life Safety structure since it houses vehicles in it. The requirement listed would be for a LS structure where the 25’ setback is maintained from vehicular movement.
ALL – In short, any blast criteria do not apply to this project.
Question 35 - We received this from one of the elevator subcontractors that was looking at this job but has decided not to provide a bid.
- The VA Parking Garage elevator specification lists a bore hole type elevator. This type of elevator requires the drilling into the earth a hole 18-24 inches in diameter and a depth slightly more than the travel of the elevator, which in case is 34'.
Bore hole type elevators have very little presence in today's market. One reason is the associated risk in two areas’ i.e. the expense of drilling a hole can be difficult to control with the unknown below surface conditions. Another reason is contamination and the liability of having a vessel filled with hydraulic fluid 34' below the surface, regardless if it is encased.
Will the Sierra Nevada VA be open to revising the specification, eliminating a “bore hole elevator” and using a different type of elevator that is more common in today’s market?
Answer 35 - “The VA will allow bidders to use a “hole-less” hydraulic elevator or a traction elevator. The “hole-less” hydraulic will need to meet all other requirements in the original specification provided to bidders. Another alternate is a traction elevator, see the new specification for this elevator type.
Regardless of elevator type chosen, it shall be the contractor’s responsibility to ensure the elevator fits within the limits of the elevator shaft detailed on the construction documents inclusive of the mechanical space allowed. Any deviation from the Construction Documents shall be the contractor’s responsibility to provide an updated design for any elements that need to move or new electrical requirements that need to be met. The contractor shall include all costs for the elevator that they choose and may not seek additional costs from the VA during construction for items related to the elevator that they did not anticipate.”
The traction elevator specifications are attached for reference.
