Attendance at the pre-bid conference is required for bid consideration.

The scope encompasses complete removal and replacement of exterior siding (fiber cement cladding), roofing (asphalt shingles with underlayment and flashings), gutters, downspouts, and trim; removal of chimneys with roof deck infill; and unit pricing for replacement of damaged plywood sheathing and rafter tails on an as-needed basis. An add alternate covers removal and replacement of vinyl window assemblies. The building, originally constructed in 1939, will remain occupied during construction, requiring work to be scheduled Monday through Friday, 7:00 a.m. to 4:30 p.m., with maintained emergency egress. Material specifications include James Hardie HZ fiber cement siding, CertainTeed Landmark TL Ultimate Shake asphalt shingles, and Milgard V250 Style Line vinyl windows (or approved equals).

The project cost estimate ranges from $200,000 to $250,000 for bonding purposes. Substantial completion is required by December 16, 2026, with final completion by December 30, 2026, and project commencement within 7 calendar days of Notice to Proceed. Award will be made to the lowest responsible bidder on the base bid and all alternates combined.

Contractors must hold Oregon Commercial General Contractor (CGC1) licensure with a minimum of 10 years of general reclad experience and documented completion of at least two comparable projects; the same requirement applies to the project foreman and crew. An asbestos abatement license is required. All subcontractors must be registered with the Oregon Construction Contractors Board and hold appropriate Oregon CCB licenses. Prevailing wage rates apply (Klamath County, Region 11). Bid security is 10 percent of the total bid amount; Performance and Payment Bonds each equal 100 percent of the awarded contract amount.
