About this opportunity

Guilford Technical Community College (GTCC) is requesting qualifications for architectural and engineering design services to renovate approximately 9,000 square feet of warehouse space into aviation composites laboratories, classrooms, and support facilities at its Center for Advanced Manufacturing in Jamestown, North Carolina, with Letters of Interest and SF-254 forms due October 16, 2026 at 3 p.m. EDT. All proposing firms must be properly licensed to practice Architecture, Engineering, or Landscape Architecture in North Carolina.

The scope converts unconditioned warehouse space with concrete floors, steel columns, metal roof deck, and limited finished drywall into conditioned labs and classrooms with adjacent storage, offices, and code-compliant restrooms. The project includes design for power, ventilation, and equipment accommodation; potential demolition of portions of the industrial slab for restroom plumbing; and full compliance with Land Use Restrictions from an applicable Brownfields Agreement. Design and construction administration must follow the North Carolina Standard Form of Agreement Between Owner and Designer (OC-22) and the State Construction Manual.

The estimated project budget is $1.9 million, funded through county resources. The contract term is not specified. Letters of Interest must not exceed one page front and back or two single-sided pages on 8.5" × 11" stock, stapled in the upper left-hand corner; email and fax submissions will not be accepted. Submissions are due at the Construction Office, Campus Operations Building, 1003 Bonner Drive, Jamestown, NC 27282, Attn: Matthew Gunderson.

Selection criteria emphasize successful delivery under OC-22, past performance on similar projects, ability to meet schedule constraints, construction administration capability, adequate staffing for design and construction phases, and proximity to or familiarity with Guilford County projects. Short-listed firms will conduct in-person interviews with a pre-selection committee on the Jamestown Campus; finalist firms will subsequently interview with the GTCC Board of Trustees for final selection.
