BETWEEN OCCUPANCY MAINTENANCE
(BOM) CHECKLIST
o Ensure all faucets flow freely o Change aerators if necessary o Request DMO to change faucet, if necessary o Ensure all drains are draining freely o Check Garbage Disposal Clean obstructions if necessary and operate disposal.
o Request DMO to replace, if necessary o Check, clean and replace if necessary all aerators, mechanical drain stoppers and drain screens o Strip and re‐caulk tub, shower, floor and sink o Ensure all lights and outlets are operational o Change bulbs if necessary o Request DMO to replace lights or ballasts if necessary o Replace light switch and outlet covers if necessary o Check all cabinets and counter tops to include built in closet structures o Cabinet doors, drawers, hinges and handles o Request DMO if replacement is necessary o Check all doors for proper operations o Tighten hinges, latches and door knobs o Replace any damaged or deteriorated weather stripping o Request DMO if door replacement is necessary o Notify COR if locksmith support is needed o Check all flooring for loose or missing tiles, loose, torn or frayed carpet or sheet vinyl o Secure loose or missing tiles, if necessary o Request DMO if carpet of vinyl replacement is necessary o Check windows for proper operation o Request DMO if window is cracked or window is broken o Ensure all hardware is intact and operational o Replace any damaged or deteriorated weather stripping o Prep and paint (up to 200sf) o This includes patching holes in walls up to door knob size holes and painting to ensure a smooth finish.
o Match paint color and feather to blend.
o Check all towel racks, toilet paper roll holders, closet rods and shelves o Secure or replace as necessary.
