Project Q&A:

1. May DFB Buildings be added to the list of Available PEMB Manufacturers as found in specifications section 13 34 19 part 2.1?

Answer: Yes, DFB Buildings is provisionally approved as an alternative PEMB supplier for this project. If during pre-construction the PEMB submittal is determined to not meet the specifications of this project the general contractor will be required to use one of the approved PEMB suppliers without a change in the contract value.

2. May American Standard Buildings be added to the list of Available PEMB Manufacturers as found in specifications section 13 34 19 part 2.1?

Answer: Yes, American Standard Buildings is provisionally approved as an alternative PEMB supplier for this project. If during pre-construction the PEMB submittal is determined to not meet the specifications of this project the general contractor will be required to use one of the approved PEMB suppliers without a change in the contract value.

3. Spec section 01 23 00 lists a requested add-alternate for a crystalline waterproofing admixture.

The bid form directs to use Form SC-6.13.1 for the alternate, but that form is not provided with the bid documents. Can this form be provided?

Answer: Yes, Bid Alternate form is attached as Attachment B.

4. Propane gas will be by Peetz Farmers Co-Op; please confirm that their scope of work includes providing and setting the propane tank and installing service line to gas regulator within the building? Please confirm whether that scope is direct to CDOT or a part of this contract and to be under the GC?

Answer: Confirmed, Peetz will set the tanks on the support pad provided by GC (S1.02) and Peetz will run pipe underground through foundation wall to regulator. CDOT will contract directly with Peetz for this work.

5. There is a bulk fuel tank referenced to go north of the mag chloride storage. No info is given for the equipment at this spot. Please confirm that the GC is only to provide the pad and conduit to the pad, and the fuel tank/pump will be by CDOT and not a part of this contract?

Answer: CDOT will provide, permit, and install the tank/pump. The GC is to provide the pad per S1,02 and the communications conduits (only), and electrical conduits, conductors and connections per E0.01.

6. Please confirm if Builder’s Risk Insurance is to be carried by the GC?

Answer: Yes, Article 25.6 of the General Conditions of Contractors Agreement states that the Contractor shall purchase and maintain… property insurance written on a builder’s risk “all-risk” or equivalent policy form in the amount of the initial Contract Sum, plus value of subsequent Contract Modifications and cost of materials supplied or installed by others, comprising total value for the entire Project at the site on a replacement cost basis without optional deductibles.

7. Can you please confirm the extent of the scope performed by CDOT’s contractor for the new water well? Who was the contractor who performed that work?

Answer: The drilling contractor completed drilling operations, installation of well casing, surface completion, and placement of an in-well pump. The work was completed by Sargent Irrigation & Drilling out of Broken Bow, NE. The initial well had very poor production (2 gpm or less), so the contractor is scheduled to re-drill the well during the week of March 3, 2025. The well will be installed per DWR regulations in the same location with an extended screen, and upon completion a pump test will be executed and an appropriately sized pump shall be installed.

8. Is it possible to extend the bid date by at-least a couple of days to facilitate sub participation?

Answer: No, unfortunately no bid deadline extensions can be added for this project.

9. Specification 01 11 00 – 3 Detail 1.3 G states that the owner will be providing Water for contractor during construction, but 1.3 H states the contractor is responsible for providing water.

Please clarify who is responsible for providing water and where the water source will be located.

Answer: Sorry for the confusion. The well permit does not allow for any outdoor water uses, so the Contractor should plan to provide all water needed for construction work / exterior work.

10. Please provide details for curb & gutter.

Answer: Please use CDOT standard details for the curb & gutter.

11. Please provide details for 4' concrete pan.

Answer: The concrete pan should be 6” thick with 2” of elevation from the flowline to the edge of the pan. Reinforcement is not required.

12. Please provide specifications for curb & gutter and concrete pans.

Answer: Please use the cast-in-place concrete specifications.

13. Please provide a specification for landscaping and irrigation.

Answer: There is no permanent landscaping and irrigation on this site. Disturbed soil will be seeded.

14. Construction Drawings Sheet E0.01 Note 14 states that we are to provide [2] 2” PVC conduits to each 12X12” quazite box, is that a type O? Typically, an 1-1/4” would suffice for a standard EV charger. Please clarify.

Answer: (2) 1-1/4” conduits is acceptable. Conduits shall be SCH 40 or 80 as per the electrical specifications.

15. Construction Drawings Sheet E0.01 Note 14 states that we are to provide [1] 1” PVC conduit from the quazite boxes to the data demark, do you want it at the demark or the MDF in the building?

Answer: Demark. Demark is in in reference to the telecom rack that is being installed in Storage room 108.

16. Construction Drawings Sheet E1.12 shows there is an “E2” fixture, but none shown on the fixture schedule. Please provide information on this fixture.

Answer: Fixture EM2 is being called out in the electrical specifications as Current Lighting:

LNC2-48L-457

17. Construction Drawings Sheet E2.11 Note 7 states to route #10’s through entire circuit for PW-1 but it is on a 60A disconnect and 50A breaker in the panel. Please clarify.

Answer: For PW-1 #8 conductors should be used instead of #10

18. Construction Drawings Sheet E2.11 Note 8 states to route #6’s throughout entire circuit for DHW-1 but it is on a 100A disconnect and a 60A breaker in panel “P1”, is this correct?

Answer: The wire is sized correctly for 60A breaker. The disconnect can be sized down to a 60A disconnect instead of a 100A disconnect

19. Construction Drawings Sheet E2.12 the plans show an EF-5 but in panel “P3” there is no EF-5 but there is an EF-4, is there a fan missing or is EF-4 and 5 the same fan?

Answer: The exhaust fan is EF-6 located above the man door.

20. There is nothing shown to get the water from the tanks to the building. Please provide information on the pump, size, location, details, etc.

Answer: Pump for the water tanks is inside the building. Please refer to Mechanical plans.

21. We are responsible for filling one of the 10,000 gallon tanks to get started as it was stated that the well is slow. There is no isolation valve called out on the drawings or specs, so if you fill one tank it will fill both tanks. Please provide clarification on this.

Answer: The tanks will both need to be partially filled as part of the manufacturer’s recommendation for backfill. An isolation valve is not needed.

22. Does CDOT own any of the land outside of the Project site on HWY 59 for temporary stockpiling of soils Answer: CDOT’s parcel continues to the south of the project site, however that land is outside of the designed LOD (Limits of Disturbance). If the Contractor would like to use the land for temporary stockpiling, the Contractor would need to amend the LOD to include the additional area and apply all Best Management Practices (BMPs) to the area, including reseeding and restoration of the land to existing conditions.

23. Can you provide a detail on the water quality outlet structure in the pond?

Answer: Please refer to the outlet structure detail on Sheet C6.02.

24. Do the overhead door jambs terminate at the 8” concrete curb, or will they extend to the finish floor?

Answer: The jambs will terminate 8” above finish floor (100’ – 0”) and be supported on top of concrete curb.

25. Keynote 83 on sheet A2.10 states, “PROVIDE STRUCTURAL BLOCKING FOR OHD OPENERS.” Please specify the type of blocking and quantity. Will one vertical member midspan of the opening suffice?

Answer: Structural Blocking for these openers should be coordinated between the PEMB and OHD manufacturer’s requirement for support of openers.

26. Keynote 36 on sheet A2.10 calls for a 3’-0” x 6’-0” canopy at all exterior man doors. The plans only show a canopy at VSF door 101. Will VSF doors 102H and 105A also require a canopy?

Does Sand Shed door 001 also require a canopy? If so, is it to be side-sloping like the one drawn?

Answer: The only door requiring a canopy is door 101 (re: 1/A2.10). Doors 102H and 105A are covered by the 3’-0” overhang of the main roof. Sand Shed door 001 does not require a canopy.

27. Several of the louvers located on the North Elevation of the VSF conflict with the location of the X-bracing. Can these be field-located after the x-bracing is installed?

Answer: Coordination of louver locations on the north elevation should be discussed with design team after shop drawings for PEMB are submitted.

28. What is the clear height requirement underneath the mezzanine?

Answer: The clear height is intended to be 10’-6” above first floor (100’-0”)

29. Can the mezzanine dead load be calculated by the metal building manufacturer? Sheet S0.00 calls for 65psf dead load at the mezzanine.

Answer: The mezzanine floor framing shall be designed to support a dead load of 65 psf.

30. Please confirm that all wall liner panels can be the same 29ga liner panels called out in Specification Section 13 34 19 – 14, 2.6 M. The room finish schedule for the VSF on sheet F1.30 calls for MP-1 (Interior Metal Liner Panel) and MP-2 (Exterior Metal Wall Panel) as wall liner panels. MP-2 is labeled as exterior metal wall panel, which would require those to be 26ga per Specification Section 13 34 19 – 12, 2.6 A Answer: The Wash Bay 101 will see heavier use and it is desired that this room be MP-2.

31. Please confirm the top of wall elevation for the concrete stem wall at the Sand Shed. The elevations show 4’-0” to the top of the wall, however, detail 2 on Sheet A0.00 calls for 4’-6” A.F.F Answer: Top of sand shed stem wall shall be 4’ – 0” above finish floor (100’ – 0”)
