About this file

The document is a project specification from Kenosha County, Wisconsin for the Communications Building Roof Replacement Project (Project No. 2524), located at 19600 75th Street, Bristol, WI. The project involves two potential roof system replacement options: an Adhered EPDM Roof System and a Modified Bitumen Roof System. The scope of work includes completely removing the existing roof system down to the concrete deck, cleaning the deck, installing new insulation with proper slope, applying a new roof membrane, and installing new sheet metal for perimeters and flashings. Additionally, the project includes expansion joint repairs on the building's walls, involving removing existing sealant, grinding joint edges, and applying new sealant and backer rod.

The project is being managed by The Garland Company, based in Cleveland, OH, with an issued date of 9/19/2025. The specifications provide detailed installation instructions for both roof system options, emphasizing precise preparation, layering, and finishing techniques. Project notes highlight critical requirements such as ensuring all roof penetrations have minimum 8" flashing heights, maintaining building entrance operability during construction, and coordinating electrical, plumbing, and HVAC disconnects/reconnects. The documents include comprehensive technical details, diagrams, and installation specifications for various roof components, demonstrating a thorough approach to the roof replacement and repair project.
