Manning MS Station Roof Replacement - Revised Exhibit 5 Specifications
This is a specifications document for the Manning MS Station Roof Replacement project in Oregon. The project involves the complete removal of the existing metal roof, insulation barrier, and gutters, followed by the installation of new insulated metal roof panels and gutters. The specifications detail the materials, workmanship standards, and technical requirements necessary for successful completion of the roof replacement. The document establishes quality benchmarks and installation procedures that contractors must follow to meet the project requirements. All work must comply with applicable building codes, manufacturer specifications, and industry standards for roofing installations.
The specifications include detailed material requirements for the metal roof panels, insulation systems, fastening hardware, flashing, and gutter systems. Contractors are required to follow manufacturer installation guidelines and use materials that meet specified performance standards for weather resistance, structural integrity, and durability. The document likely addresses site preparation, waste removal procedures, weather-related work stoppages, and final inspection and acceptance criteria. These specifications serve as binding requirements for all bidders and establish the baseline expectations for workmanship quality and material performance throughout the project execution.

FABRICATION
General: Fabricate and finish metal panels and accessories at the factory, by manufacturer's standard procedures and processes, as necessary to fulfill indicated performance requirements demonstrated by laboratory testing. Comply with indicated profiles and with dimensional and structural requirements.
Provide panel profile, including major ribs and intermediate stiffening ribs, if any, for full length of panel.
Sheet Metal Flashing and Trim: Fabricate flashing and trim to comply with manufacturer's recommendations and recommendations in SMACNA's "Architectural Sheet Metal Manual" that apply to design, dimensions, metal, and other characteristics of item indicated.
EXECUTION
EXAMINATION
Contractor shall inspect existing structure and support prior to installing the insulated metal roof panels. Report any concerns and findings to the Construction Project Manager prior to construction.
Structure Tolerance: In the plane of the roof 0 inches inward, plus 3/16 inch outward.
All deviations from structural tolerances shall be corrected by the responsible party prior to installation of the panels. Not at all sure this will happen. Suggest removing 1 and 2.
Examine individual panels upon removing from the bundle; both edges should be visually examined and any slight overfill of insulation should be carefully removed.
PREPARATION
Remove protective film before installation, or immediately thereafter to prevent sunlight damage.
Cut panels, where indicated on shop drawings, using a power circular saw with fine tooth carbide tip blades or a band saw prior to installation. Ventilate area where polyurethane dust is generated. Personnel should wear respiratory and eye protection devices.
METAL PANEL INSTALLATION
Lap-Seam, Foamed-Insulation-Core Metal Roof Panels: Fasten insulated metal roof panels to supports with fasteners at each lapped joint at location and spacing recommended by manufacturer.
Apply butyl sealant vapor seal around interior perimeter of roof assembly per panel manufacturer’s instructions.
Apply butyl tape on panel sidelaps and clip assemblies per panel manufacturer’s instructions.
Secure units to the steel supports with manufacturer’s recommended fastener.
Standing-Seam, Foamed-Insulation-Core Metal Roof Panels: Fasten insulated metal roof panels to supports with concealed clips at each standing-seam joint at location, spacing, and with fasteners recommended in writing by manufacturer.
Install clips to supports with self-tapping fasteners.
Place panel fasteners through predrilled top clip and base clip, concealed within the side joint of the panel.
Heads of concealed fasteners shall be insulated from the exterior environment to prevent condensation and “ice balling” from occurring on the fastener shaft.
Endlap panel stitch fasteners to be vibration resistant type.
As each panel is installed, crimp hidden clip assembly prior to placement of next panel.
Seamed Joint: Crimp standing seams with manufacturer-approved, motorized seamer tool so cleat, insulated metal roof panel, and factory-applied side-lap sealant are completely engaged.
Accessory Installation: Install accessories with positive anchorage to building and weathertight mounting, and provide for thermal expansion. Coordinate installation with flashings and other components.
TRIM INSTALLATION
Flashing and Trim: Comply with performance requirements, manufacturer's written installation instructions, and SMACNA's "Architectural Sheet Metal Manual." Provide concealed fasteners where possible, and set units true to line and level. Install work with laps, joints, and seams that are permanently watertight and weather resistant.
Place trim to determine the location of the closure strips, sealant and ridge closure trims.
Apply butyl tape above and below the foam closure strip and seat the closure strip firmly in the tape to ensure a continuous seal. If any voids exist add butyl caulking and reseat the closure.
Fasten the exterior ridge trim to the metal ridge closure trims, per manufacturer’s recommendations, on center with 1/4 inch by 7/8 inch low profile vibration resistant stitch fasteners.
SEALANT INSTALLATION FOR EXPOSED JOINTS AT ROOF PANELS
Clean and prime surfaces to receive exterior exposed sealants in accordance with sealant manufacturer’s recommendations.
Follow sealant manufacturer’s recommendations for joint width-to-depth ratio, application temperature range, size and type of backer rod, and compatibility of materials for adhesion.
Direct contact between butyl and silicone sealants shall not be permitted.
CLEANING
Remove temporary protective coverings and strippable films, if any, as metal panels are installed, unless otherwise indicated in manufacturer's written installation instructions. On completion of metal panel installation, clean finished surfaces as recommended by metal panel manufacturer. Maintain in a clean condition during construction.
Touch-up, repair or replace metal panels and trim that have been damaged.
After metal roof and wall panel installation, clear weep holes and drainage channels of obstructions, dirt, and sealant.
Clean finished surfaces as recommended by metal panel manufacturer.
Repair or replace any damaged or defective panels.
