DIVISION 15 – MECHANICAL AND SITE WORK
SECTION 15900
AUTOMATIC TEMPERATURE CONTROL SYSTEM
(Replaces Section 15955 of the Project Manual)
(Revised as Per Amendment 0003)
FOR SUBCONTRACTOR: Alpha Controls and Services, LLC
1.00 GENERAL
1.01 WORK INCLUDED
A. Automatic temperature control work shall include the following:
1. Base Bid
a. Mechanical shall include:
1. Fully automatic temperature control system as described and specified herein.
2. Provide a complete control system including all components accessories, relays, thermostats, dampers and actuators, sensors, control panels, wiring, conduit, material, tools and labor required and necessary to provide control for each piece of equipment and system as specified in the sequence of operation.
3. Provide instructions to Owner and selected personnel.
4. Provide complete programming and set up of controls.
b. Electrical shall include:
1. MNL 800 panel.
2. Installation of thermostats as specified here within.
3. Wiring of switches, thermostats as specified within.
1.02 RELATED ITEMS SPECIFIED ELSEWHERE
1. Division 1 - General Requirements.
2. Section 15110 – Geothermal Heat pumps.

1.03 DESCRIPTION OF WORK
A. The work included in the automatic temperature control system shall be furnished and installed by Alpha Controls and Services LLC. The type of controls used shall match the controls used in other geothermal applications at the Lincoln Home National Historic Site.
B. The control contractor shall obtain and pay for all necessary construction permits and licenses pertinent to the work of this Section 15900. The Specifications are not intended to show all details. The Contractor shall secure satisfactory information before submitting his proposal and include in the proposal a sum sufficient to cover all items of labor and materials required for the complete installation of the devices and systems described within this Section 15900.
C. All work performed under this Section of the Specification shall comply with all codes, laws and governing bodies. If the Specification is in conflict with governing codes, the Contractor shall submit a proposal with appropriate modifications to the project to meet the code restrictions. If this Specification exceeds the governing code requirements, this Specification shall govern.
1.04 COORDINATION OF WORK
A. Contractor shall ensure a complete neatly fitted installation.
B. It shall be the duty of the Contractor to work in cooperation with the Contracting Officer and with such other contractors and employees rendering such assistance and so arranging his work that the entire project will be delivered complete in the best possible condition and in the shortest time.
1.05 SUBMITTALS
A. Submit in accordance with Section 01330 of the Project Manual.
B. Shop Drawings:
1. Schematic control diagrams giving specific data on all settings, ranges, action, adjustments.
2. Wiring diagrams detailed adequately for field construction and include all related wiring.
3. Sequences of operation for each system corresponding to control schematics.

4. Panel drawings including complete internal wiring, schematics and complete data on all mounted components.
C. Control Diagrams.
1. Furnish and mount in each equipment room or space, prints of schematic control diagrams and corresponding sequences of operation for all systems located therein.
D. Product Data:
1. Submit published descriptive data on each item of equipment and accessories. Submit manufacturer's installation instructions.
E. Reports: At the completion of the project, submit a final report certifying that all devices, equipment, etc., are functioning as required and all instrumentation has been calibrated for actual operation conditions.
1.06 START-UP/TESTING
A. The Contractor shall coordinate with Contracting Officer at start-up.
B. On the start-up date, the Contractor shall have on-site qualified field technicians to place the system in operation, making such tests, adjustments and changes as may be found necessary to insure successful operation of the equipment and systems.
C. The Contractor shall test and verify proper operation for each control thermostat, sensor, time clock and control device.
D. All tests shall be documented by the Contractor and certified verifying that the tests have been performed and that all deficiencies have been corrected.
E. All testing must be performed and all deficiencies corrected to the Contracting Officer’s satisfaction.
F. At the end of the start-up/testing, if equipment and systems are operating satisfactory to the Contracting Officer’s satisfaction, the Contracting Officer shall sign certificate certifying that the systems operation has been tested and accepted in accordance with the terms of the Specifications. The date of Contracting Officer’s acceptance shall be the start of the guarantee period.
1.07 GUARANTEE
A. The control systems specified shall be guaranteed free from defects, workmanship and material under conditions for a period of fifteen (15)

months after acceptance by the Contracting Officer. Any equipment herein described proven to be defective in workmanship or material during the guarantee period shall be adjusted, repaired or replaced at no charge to the Government.
1.08 SYSTEM
A. System shall be a direct digital electrical/electronic system, using electrical as the activation source for damper and valve actuators and electronic for sensors, thermostats, flow switches, etc.
1.09 DELIVERY, STORAGE AND HANDLING
A. Factory shipping cartons for each piece of equipment.
B. Maintain cartons and end caps through shipping, storage and handling as required to prevent equipment and pipe-end damage, and to eliminate dirt and moisture from equipment and inside of pipe and tube.
C. Where possible, store equipment and materials inside and protected from weather.
D. When necessary to store outside, elevate well above grade and enclose with durable waterproof wrapping.
1.10 QUALITY ASSURANCE
A. System shall be comprised of stated and implied control components specified by product number in these Specifications and/or of the best product manufactured by specified manufacturer.
2.00 PRODUCTS
2.01 CONTROL PANELS
A. Shall be specified manufacturer standard panels and shall meet or exceed industry standards and UL requirements.
2.02 THERMOSTATS
A. Room Thermostats:
1. Wall thermostats shall provide control of room heating/cooling temperature as described in sequence of operation and where shown.

2. Thermostats shall be of the DDC type sensor with manual adjustment.
2.03 TEMPERATURE, PRESSURE AND FLOW SENSORS
A. Temperature Sensors: Provide temperature sensors of the following types:
1. Provide duct-mounted or immersion type sensors with 50-100-200 degrees F range, as required.
2. Provide averaging-element sensors with minimum of 20' total capillary element, with either single or multiple-unit elements.
3. Provide temperature sensors of rigid-stem type using bi-metallic sensing elements except where averaging is required.
4. Provide water pipe mounted sensing elements of rod-and-tube type for linear output, furnished complete with separable protecting wells filled with heat conductive compound, factory calibrated and tamper-proof. Locate adjustable controllers inside metal enclosures with cylinder lock and key to prevent unauthorized setting.
B. Current Relay Sensors.
2.04 SEQUENCE OF OPERATION TYPICAL FOR FURNACE F-l
1. General:
a. Heat pump shall either run intermittently or continuously with heating, cooling or humidifying components operating to maintain room temperature and humidity set points.
b. Room thermostat and humidistat shall control furnace and condenser and humidifier thru programmed settings to maintain room sets points.
2.05 SYSTEM PANELS
A. Provide a MNL 800 panel for the geothermal unit, pumps, and humidifier.
Lincoln Home has provided LON cabling to the building.
B. Provide necessary software programming and hardware interconnections to provide the sequence of operation as specified.
C. Provide to Owner a complete Operations and Maintenance (O&M) Manual with all diagrams, programming details, and informational and instructional literature on the functions and operations of the new DDC panels.

3.00 EXECUTI0N
3.01 INSTALLATION/APPLICATION/PERFORMANCE/ERECTI0N
A. Locate controls, relays, instruments, switches, devices and accessories so they are readily accessible for adjustment, service and replacement or as indicated on the Shop Drawings.
B. Conceal all wiring, etc., in all areas except equipment rooms and other unfinished spaces. Install EMT exposed areas and on inside walls, 1/2" minimum size.
C. Install and route conduits in parallel banks with all changes of direction made at 90 degree angles.
D. Conceal tubing, sensing lines, cables, capillaries, etc., in all areas, except equipment rooms and other unfinished spaces. Install in EMT in exposed areas and on inside walls, 3/4" minimum size
E. Install and route sensing lines, cable, capillaries and conduits in parallel banks with all changes of direction made at 90º angles.
F. Install space type wall-mounted thermostats, humidistat’s and sensors 4'-6" above finished floor unless indicated otherwise.
G. Locate, size and support temperature sensing elements in air streams to properly sense the representative temperature, in the case of controlling, transmitting and indicating elements, the sensing device shall be located, sized and of the type to sense the average condition. In case of safety elements, the sensing device shall be located and of the type to sense the extreme condition. Sensing elements in double wall casings and insulated ducts shall have the entire active portion within the air stream.
H. Where insulation on ductwork or equipment is punctured or penetrated due to the installation of sensing elements or tubing, reseal the openings air and vapor tight. Where control devices are to be located on insulated surface, provide brackets to clear the finished surface of the insulation avoiding punctures of the vapor seal.
I. Locate, support, enclose and install control devices and equipment such that they will not be subject to vibration excessive temperature, dirt, moisture or other harmful effects or conditions beyond their rated limitations. If device must be located such as to be subjected to conditions beyond their recommended or rated limitations, provide the necessary protective enclosures and/or furnish the equipment constructed of materials and features capable of withstanding the adverse conditions. All controls and devices subject to wetting or to the weather shall be corrosion resistant.

J. Unless indicated otherwise, control space temperature within plus or minimum 2 degrees F and humidity within plus or minus 3%.
3.02 THERMOSTATS
A. Room thermostats shall be installed 4'-6" above floor unless otherwise called for; shall be located generally as shown on Shop Drawings. Thermostats shall be isolated from exterior walls as recommended by manufacturer.
3.03 CONTROL WIRING
A. Install control wiring, without splices between terminal points, color-coded, securely fastened, and in a neat workmanlike manner.
1. Install circuits over 25-volt with color-coded No. 12 single strand wire.
2. Install circuits under 25-volt with color-coded No. 18 plenum rated wire with 0.031" high temperature
3. Install electronic circuits with color-coded No. 18 wire with 0.023" polyethylene insulation on each conductor with plastic-jacketed copper shield over all.
4. Install all wire in ¾” EMT conduit.
5. Install high voltage and low voltage in separate conduits.
6. All electrical work shall follow the regulations from the latest NEC
(National Electrical Code).
3.04 TESTING AND FINAL ADJUSTMENT
A. Calibrate and adjust all control devices, linkages, accessories and components for stable and accurate operation to meet the design of the Specification and Shop Drawings and to obtain optimum performance from the equipment controlled. Final adjustment, calibration and checking shall be performed while the respective controlled systems are in full operation.
Cause every device to automatically function as intended to insure its proper operation.
B. After all calibrations, adjustments and checking have been completed and all systems are operational, demonstrate to Contracting Officer the complete and correct functioning of all control systems and equipment. These demonstrations shall consist of operating the controls through their normal full ranges and sequences. Simulate abnormal conditions to demonstrate proper functioning of safety devices. Readjust all settings to their design values and after sufficient time, observe ability of controls to establish the

desired conditions, noting any abnormal deviations. Make any necessary repair, replacements or adjustments on all items which fail to perform satisfactorily, all to the satisfaction of Contracting Officer.
C. Provide identifying nameplates on or adjacent to each controller (except room or space type devices), transmitter, indicator, valve and damper operator, relay sensor, switch, regulator, recorder, panel gauge and as indicated on Shop Drawings.
3.05 ELECTRICAL
A. Following requirements shall be met unless specifically otherwise on the Shop Drawings:
1. Dedicated power circuits shall be provided for Local Control modules (by electrical contractor).
2. Control or signal circuit wiring shall be in EMT to prevent mechanical damage and up to 8 feet above finished mechanical room floor.
3. Conduit shall be EMT (Electrical Metallic Tubing.)
4. All wire shall be stranded copper.
5. A minimum of No. 18 AWG shall be used for control and signal circuits. Maximum voltage drop" over its longest installed length, shall be less than 25% of the operating voltage.
6. All control wiring shall have type THHN/THWN insulation, or a higher temperature rating where required.
7. Disconnects must be provided within arm’s reach for each controller.
3.06 OWNER INSTRUCll0NS
A. Upon completion of the work and testing, but prior to final acceptance, Alpha Controls shall provide instruction to key Park Maintenance personnel in proper operation adjustment and maintenance of the control equipment and systems. The instruction shall be performed by competent, trained, full-time employees of Alpha Controls who have complete working knowledge of the systems and equipment installed in this job.
B. Provide copies of all approved shop drawings and submittal material, .any required instruction and maintenance manuals, demonstration apparatus and any other materials helpful and pertinent to the instructions.
C. At the time of the instruction, turn over to the Contracting Officer four sets of any special tools and keys needed for the operation, adjustment or resetting of the control equipment. These tools and keys shall be individually tagged indicating their function and each set packaged in a labeled box.
