About this file

This is an Insurance Requirements exhibit document for SHARP Investment LLC (Sacramento Housing Authority Repositioning Program), applicable to all contractors performing work on SHARP projects in California. The document establishes comprehensive insurance coverage mandates for three contract types: Construction Contracts, Information Technology Managed Services (ITMS) Contracts, and Service/Supply Contracts. Insurance requirements vary by contract type but consistently mandate that contractors maintain coverage from California-licensed insurers with a Best's rating of at least A-VII. All certificates of insurance must name SHARP Investment LLC and seven affiliated entities as named certificate holders, including Central City LP, RVP Group LP, Sierra Vista Housing Associates LP, Sutterview Housing Associates LP, Washington Plaza Housing Associates LP, RAD Pilot LP, and SHARP LLP. Contractors must provide notification of coverage cancellation within ten days for non-payment and thirty days for other reasons, with failure to maintain required coverage constituting material breach of contract.

For Construction Contracts, contractors must procure Commercial General Liability with minimum limits of $1,000,000 per occurrence and $2,000,000 aggregate with a $25,000 deductible, Automobile Liability (if applicable) with $1,000,000 per accident and $5,000 deductible, Workers' Compensation with $1,000,000 minimum limits, and Product/Excess Liability for projects exceeding $5,000. Service and Supply Contracts require the same general liability, automobile, and workers' compensation coverage, plus Professional Liability ($1,000,000 per claim and aggregate) for professional services and Cyber Liability ($1,000,000 per claim) if personal information is involved. ITMS Contracts require identical general liability and automobile coverage with added Cyber Liability requirements. All deductibles and self-insured retentions must be approved by SHARP's risk manager. SHARP reserves the right to pay delinquent premiums and recover costs from contractor payments, and infrastructure projects exceeding one million dollars are subject to alternate insurance limits determined by SHARP's General Counsel.
