About this file

This document is a detailed architectural and engineering design contract between K2M Design and the Florida Department of Environmental Protection (FDEP) for the renovation of the John Pennekamp Coral Reef State Park Interpretive Center in Key Largo, Florida. The project involves multiple firms including K2M Design, Curtis + Rogers, Roto Design, GWWO, Tenji, Newcomb-Boyd, Lehrer Cumming, and OCI, who will collaborate on various aspects of the design and permitting process.

The contract is structured into six subtasks spanning schematic design, design development, construction documents, and permitting, with a total project cost of $2,301,412.44. The scope includes designing a new interpretive center with exhibits, a concession building, parking redesign, and fire protection waterline. The project is scheduled to be completed by June 2025, with exhibit design potentially extending beyond the main structure's completion. Payment will be made upon approval of deliverables for each subtask, with costs divided between basic architectural and engineering services, additional services, and reimbursable expenses. The design will require coordination with multiple local and state agencies, including Monroe County Building Department, South Florida Water Management District, and Florida Department of Environmental Protection.

Sub-task 4 – 60% Documents (Design Development Phase)

The purpose of the Design Development phase (60% Documents) is to advance the initiated design in Schematic Design. Upon Client approval of the 30% Documents, the team will start 60% Documents. The project will be defined during this phase including further developed drawings, final code analysis, site design, plans, exterior elevations, interior elevations, building sections, schedules, enlarged plans, landscape/hardscape plans and typical construction details. Building systems will be further defined into basic systems, preliminary calculations, and major design elements. Specialty engineering in acoustics, IT/low-voltage design and site lighting will begin at this stage. This phase further develops the design and incorporates engineering disciplines to establish the final scope and details of the work. A first pass at the A-E specifications will be provided. Further details regarding the aquarium and exhibits will be developed.

A quality control review will be conducted.

In addition, preliminary work for the Commissioning process will begin. Commissioning is a process of ensuring that all building systems perform interactively according to the design intent and the owner’s operational needs. The foundation of our Service revolves around the systematic process of documented verification that all building systems perform interactively; fulfill the functional and performance requirements of the contract documents; and meet the owner’s operational objectives and needs.
