Project GAOA East Animas Bunkhouses Deferred Maintenance

General Information

1.0 Scope of Work.

East Animas Admin site has two residential buildings, the bunkhouse and the modular, and one warehouse. The work in this contract is within and around the two residential buildings, their associated parking site, and water system. The modular building work includes roof maintenance, toilet replacement, flooring replacement, and broken shower unit replacement. The modular has optional bid items of lighting replacement, ceramic tile upgrades, and new instant hot water heater installation. The bunkhouse work includes roof replacement, toilet replacement, exterior staining, deck repair and staining, and minor plumbing/electrical changes. The bunkhouse has optional bid items of lighting replacement and new instant hot water heater installation. The site work includes installation of a new 5025-gallon underground water tank. The site has an optional bid item of parking lot resurfacing. This work needs to be completed within the timeframe of the off season when the buildings are empty and before the first snow of the year. The following SOW and attached drawings and specifications (specs) go over all of these items in detail.

2.0 Background

The work to be completed on the modular and bunkhouse buildings as well as the site grounds will need to follow all laid out specs and requirements that are in the following sections. Below is a brief description of the buildings and site so historical and other pertinent facts are known.

The bunkhouse building was constructed in 1983 along with the well and the initial parking lot site. The building has undergone several remodels since its initial construction including a recent,2017, remodel from water damage where the floors were replaced along with several sections of drywall. The building contains modern electrical, plumbing, and HVAC which can easily be modified to fit new fixtures. The building has natural gas supply, well water, and grid electrical.

The modular building was constructed in 2004 with extensive site work to expand parking and create space for the building on site. The building has a new HVAC unit and has had several small leaks with the plumbing system. All leaks have been repaired but some drywall and trim damage is present. The building contains modern electrical, plumbing, and HVAC which can easily be modified to fit new fixtures. The building has natural gas supply, well water, and grid electrical.

The parking lot has fallen into disrepair as parking barriers and gravel have been buried by weathering and drivers. This item is discussed as an optional bid item in this contract. The water well is on the western side of the bunkhouse building.

It runs through a treatment building in the summer and then into a 1500-gallon underground cistern before being distributed to all buildings on site. The well produces a small amount of water before running dry at approximately 10 min increments. The water system does not store or produce enough water to recover both buildings when all showers are active requiring a larger water cistern to be installed. This item is discussed as a base bid item in this contract. The sewer for both buildings is comprised of two septic tanks a dosing tank and a treatment field. These components are close to the parking lot and shall remain undisturbed throughout this contract as they can only handle human waste.
