About this file

This document is Addendum #1 to the bid documents for the Utah Tech University Smith Computer Center Roof Replacement project under the State of Utah Division of Facilities Construction and Management (DFCM), DFCM Project #27046640. The project involves full roof membrane replacement using Thermoplastic Polyolefin (TPO) roofing with added insulation at Utah Tech University's Smith Computer Center in St. George, Utah. The addendum, dated September 15, 2026, incorporates revisions to the scope of work discussed during the Pre-Bid Conference and modifies the Bid Set specifications and drawings. Key changes include the addition of Versico Roofing as an approved TPO membrane manufacturer, insertion of a new roof hatch section with modified paragraphs regarding hatch specifications and removal of manufacturer's standard hatch guard rail system language, addition of a new roof hatch to be installed with corresponding details, and revised reference notes for clarified scope of work including 2" polyiso insulation between existing and new HD insulation. The roofing system must comply with ASTM standards and NRCA guidelines, include a 30-year no-dollar-limit warranty covering wind speeds up to 99 miles per hour, and be installed by prequalified roofing contractors approved by the State of Utah DFCM. The construction cost estimate is $450,000.00, with eligibility limited to contractors currently on the DFCM Prequalified Contractors list.

The addendum specifies that all changes must be acknowledged by bidders upon submission of their bids, with failure to acknowledge potentially resulting in disqualification. Additional roofing accessories include a new aluminum roof hatch with insulated double-walled curb and spring operators, a roof hatch-mounted safety railing system complying with OSHA requirements, a lead-free non-freeze roof hydrant, and UV-resistant piping support blocks. All materials must be supplied and warranted by the roofing membrane manufacturer, and the project requires a preinstallation conference with the Owner, Architect, roofing installer, and manufacturer's representative. Field conditions restrict roofing membrane application to ambient temperatures above 40 degrees Fahrenheit and prohibit installation during wet weather. Warranty coverage includes inflationary protection and extends to both material and labor costs for repairs or replacements at no dollar limitation. The specifications require shop drawings, product data, samples for verification, and manufacturer's field reports documenting installation procedures, ambient conditions, and humidity levels.
