SECTION 07 01 40.13 MAINTENANCE OF ROOF PANELS
REPAIR OF EXISTING ROOFING
INCLUDING ROOF MOUNTED VENTS/CHIMNEY
PART 1 GENERAL
1.1 SECTION INCLUDES
A. Repair of loose, punctured or penetrated roofing sheet metal
B. Sealing and pest proofing of roofing sheet metal and roof penetrations.
C. Materials, methods and products for use in repairs under this section.
D. Davis-Bacon Act wage classification(s) for work under this section.
1.2 RELATED SECTIONS

1.4 DEFINITIONS

1.5 WAGE/SALARY POSITION DESCRIPTIONS
A. Technical work under this Section would fall under the “carpenter” position classification.
1.6 SYSTEM DESCRIPTION
A. Sheet metal roofing over sheathing on rafters.
1.7 SUBMITTALS
A. Manufacturer's data sheets on each product to be used, including:
1. Preparation instructions and recommendations.
2. Storage, use and handling requirements and recommendations.
3. Installation methods.
B. Verification Samples:
1. Sheet Metal Materials: Contractor shall provide at the site at least one single 12” x 12” of the repair sheet metal for approval by the COR prior to installation. Alternately, contractor may provide a single full size sheet of the product for inspection.
C. Warranty:
1. Where manufacturer supplies warranty information in a separate document or on the product packaging, the Contractor shall separate the warranty/guarantee information and provide to the
COR.
2. The Contractor shall not provide empty or partially empty product packages as documentation of the warranty unless it is imprinted directly on the package itself and cannot be removed without
Attachment 2 – Page 2 of 4 destroying it. In such case only one of the packages shall be cut to provide warranty, UPC, brand, model, type, lot #, expiration date, etc., and be cleaned of all chemical products then presented for each product so labeled.
1.8 QUALITY ASSURANCE
A. See project Quality Assurance and Control Section(s).
1.9 DELIVERY, STORAGE, AND HANDLING
A. Store products in manufacturer's unopened packaging until ready for installation.
B. Store and dispose of all chemicals, and materials contaminated with repair chemicals, in accordance with the requirements of local authorities having jurisdiction.
C. Do not dispose of waste contaminated with the repair chemicals on Government property or in Government trash receptacles of any kind.
1.10 PROJECT CONDITIONS
A. Ensure, prior to application, that environmental conditions (temperature, humidity, and ventilation) are within limits recommended by manufacturer for optimum results. Do not install products during environmental conditions outside manufacturer's absolute limits.
1.11 WARRANTY
A. Provide one year warranty to include replacement or repair of work under this section exhibiting failure not directly related to normal wear & tear, pest animal/rodent intrusion, owner abuse.
1.12 EXTRA MATERIALS
A. Supply at least one 2’ x 2’ sized piece of replacement sheet metal as used for this project in new condition.
PART 2 PRODUCTS
2.1 MATERIALS
A. All chemical products provided for this work shall be new and in original packaging where applicable.
B.Material/Product Restrictions
1. No asbestos based products may be used for repairs on this contract.
2. Products must comply with EPA standards, having less than 500mg/l of VOC content.
C. Sealing Metal Roofing
1. Highly rubberized asphalt mixture capable of withstanding movement at high and low temperatures.
a. Use Henry 209 Elastomastic sealer or product with identical rubber and asphalt content and same or better warranty.
2. Screws for fastening roof repairs shall be self tapping gasket head sheet metal screws, brown in color from the factory and not less than 1 ½” in length.
3. Gasket material used to seal sheet metal roofing at ends of roof shall be a closed cell foam material cut to fit that specific type and style of metal roofing. Alternately spray foam may be used if gasket material is no longer available or too difficult to get within the time constraints of this contract.

D. Coating(s)
1. Galvanized metal mesh or screens used to restricts pest intrusion in rooftop vents shall be painted with “Stops Rust” Rust-Oleum enamel paint in Gloss Leather Brown or Gloss Black color before and after installation.
2. Moisture proof and aesthetic coating applied to all roof surface repairs (except covering of vents) as part of this Section shall consist of a medium brown in color exterior grade premium quality 100% acrylic latex product with a satin or eggshell gloss (but not flat), satin is preferred.
E. Vent Screens
1. ⅛" opening galvanized steel or aluminum metal mesh or aluminum window screen material shall be used to screen existing vent openings.
F. Repair metalsshall consitst of
1. Identical formed sheet metal roofing in 20 ga or better thickness (or original thickness if approved by COR).
2. Aluminum sheet metal of 18 ga or better thickness
PART 3 EXECUTION
3.1 EXAMINATION
A. Ensure selected repair product, methods and materials are compatible.
1. Verify that all repair surfaces are compatible with the product manufacturer’s recommended compatible materials for use with that particular product prior to application.
B. Ensure that temperature humidity and sunlight exposure are within limits of manufacturer’s recommendation prior to application of any product.
3.2 PREPARATION
A. Ensure that all surfaces are prepared according to manufacturer’s recommendations prior to application of repair materials.
3.3 INSTALLATION
A. Sheet metal patches placed on top of the existing roofing shall terminate on the flat or downslope portion of the corrugation of the roof.
B. Where flat sheet metal is used the sheet shall be formed to lay on the existing surface with less than ⅛” gap between the sheet and the existing roofing without being screwed, pressed or weighted.
1. Install aluminum or galvanized steel flashing over existing penetrations larger than ½” in diameter.
a. Flat sheet metal shall terminate
2.Screw down flashing with gasket headed screws at not more than 6” spacing or not less than 4 screws on smaller applications.
a. Cut sheet metal patching material so that it is large enough to take at least 4 screws (6” x 6”).
3. Where sheet metal patches are used, place Elastomastic under and over flashing repairs to ensure a water tight seal. Snow accumulation may create a standing water condition even on sloped roofs. All seams and edges must be sealed to prevent freeze-jacking of patch.

4. Where flashing is not used place Elastomastic material at least 1/8” thick extending at least two inches over sheet metal in all directions from the penetration or seam, then feather into surrounding metal surface.
C. Install repair materials in accordance with manufacturer's instructions to fill and seal all penetrations in the roofing material.
D. Repairs shall be smooth finished, continuous and flush with surrounding surface and proof against water infiltration and UV damage when complete.
E. Paint all repairs with the coating specified for that type of repair in Part 2 of this section.
F. Install end gaskets between roofing metal and roof sheathing. Cut closed cell foam gaskets to fit and place under roof as manufacturer’s instructions indicate. Then use Elastomastic and/or screws to glue or screw gaskets in place to prevent falling out.
1. Alternately, spray foam may be used to seal roof ends so long as it does not protrude from end of metal roof or end of roof sheathing.
a. Spray foam is only water proof if it is NOT cut or penetrated. If spray foam installation extends past roof as describe here, then it must be cut off and either re-sprayed to seal all existing cut foam or Elastomastic must be used to re-seal the cut foam.
b. Spray foam is not weather resistant. Any use of spray foam will also have to be painted with the coating specified latex paint. Spray foam must be painted anywhere it is used regardless of its exposure.
3.4 CLEANING
A. Remove repair materials from finish surfaces, except where feathered onto existing surface to provide uniform, smooth transition to repaired surface.
B. Clean all adjacent surfaces of repair material, debris or waste generated during the repair.
C. Remove all debris and extra repair materials from site, including extra coatings also. Dispose of according to local regulations, DO NOT dispose of any chemicals in Government trash receptacles of any kind.
3.5 PROTECTION
A. Protect installed products until completion of project.
B. Repair or replace damaged products before Substantial Completion.
