About this file
This is a Project Manual for a roof replacement project at the South Chicago Learning Center, a City Colleges of Chicago (CCC) facility located at 3055 E. 92nd Street in Chicago, Illinois. The manual, prepared by Globetrotters Engineering Corporation, provides comprehensive technical specifications and requirements for the complete replacement of the roof system. The work encompasses selective demolition of existing roofing, installation of a hybrid TPO-SBS roofing system, replacement of sheet metal flashing and trim, installation of roof specialties and accessories, and coordination of related mechanical, electrical, and plumbing systems. The project requires contractors to submit detailed construction schedules in Critical Path Method format within 30 days of authorization to proceed, maintain weekly project status meetings, and complete all work within a specified contract period. Shop drawing submittals, product data, and samples must be submitted for architect review and approval, with all major equipment delivery schedules coordinated to meet project milestones. Contractors must establish a preconstruction meeting within ten business days of notice of award to address project coordination, scheduling, sequencing, and administrative procedures.
The project manual establishes detailed requirements for project management, including mandatory weekly progress meetings, daily progress journals documenting work activities and weather conditions, and comprehensive documentation of schedule updates and material tracking. Contractors must comply with the Cook County Demolition-Debris-Diversion Ordinance with a minimum 70 percent diversion rate for salvage and recycling by weight, maintain temporary utilities including heating, ventilation, electrical power, water service, and portable toilet facilities, and implement strict safety, security, and housekeeping procedures at the occupied facility. Specific regulatory compliance is required under the International Building Code, Chicago Building Code, Chicago Electrical Code, Chicago Mechanical Code, National Electrical Code, Illinois Plumbing Code, and the ADA. The contractor must provide final cleaning, closeout documentation including warranties and operation and maintenance data, and substantial and final completion inspections by the architect before payment release and project acceptance by CCC.
