QUESTIONS and ANSWERS
1. Fascia Wraps: Are the fascia wraps being replaced concurrently with the roof?
Specifications section 074113 – Metal Roof Panels, part 2.5-A: Provide components required for a complete metal roof panel assembly including trim, copings, fascia, corner units, ridge closures, clips, flashings, sealants, gaskets, fillers, closure strips, and similar items.
2. Roofing Option: Would a single-lock mechanical standing seam be an acceptable option? In my experience, this is often the most practical and cost-effective solution for standing seam with snow retention.
Provide roofing materials that meet the performance and material requirements as listed in the specifications section 074113 – Metal Roof Panels.
3. Gutters: Regarding the gutters, would you prefer box gutters and open-face/box downspouts?
I’ve found these to work well in high-elevation commercial settings, and I also recommend installing new heat cables to prevent ice buildup during winter.
Refer to specification section 076200 – Sheet Metal Flashing and Trim for gutter and downspout requirements.
Heat tape in gutters is shown on sheet A1.4.
4. Ridge Flashing: Could you explain why the ridge flashing is so large? Is it due to the low slope or the building’s construction?
We do not have this information.
5. Drawings/Work Orders: When can the drawings and solicitation be expected?
Drawings and specifications are posted on Sam.gov with the solicitation.
6. Will bonding be required?
Yes, see the solicitation at question 12a.
7. Has asbestos testing been done on the building?
No, we have not had any testing done to my knowledge.
8. Will there be a dedicated outlet for the heat tape?
Yes, refer to drawings sheet E1.1 for electrical plan information.
9. Will snow guards be required?
No, they are not required. The new roof will have complete roof snow melt system. See specifications section 077143 – Roof Snow and Ice Melt System and drawings sheet A1.4.
10. Will the new roof be a fastener type of roof?
No, the new roof will be a standing seam metal roof.
11. Will the drawings show which rooms need new carpets and ceiling tiles?
Yes, the rooms for carpet and ceiling tiles that need replaced is outlined in the drawings. See drawings sheet A1.1 Floor Plan and A1.2 Reflected Ceiling Plan.
12. Will all rooms requiring carpet removal and replacement be made available at the same time, or will the work need to be completed one room at a time?
Yes, the rooms requiring carpet removal can be made available at the same time. The COR will need time to give the District staff onsite time to prepare to have the building closed to the public and notified of the closure. Also, see the note attached from Amendment 1.
13. The PDF drawings provided with amendment one did not include dimensions, will a revised set of drawings with dimensions be issued for reference?
No, a revised set of drawings will not be issued with dimensions. All measurements will need to be field verified. There is a scale provided to estimate distances.
14. General Note #2 on Drawing A1.1 indicates that the contractor is responsible for moving furniture as necessary for carpet replacement. Are there designated areas within the building where furniture can be temporarily relocated, or is contractor to provide storage containers?
Once the Contractor starts on carpet removal, the onsite District staff will vacate the building.
The furniture can be temporarily relocated to other rooms in the office. There is no set designated spot. Also, see the note attached from Amendment 1.
15. Specification 010250 Section 3.2, Base Item L, Item #12.1 – Walls and Ceilings, Interior - Payment: The specification states that the lump sum price includes all materials, equipment, labor, and incidentals to paint walls and ceilings (2 coats) and complete asbestos testing. Will all walls and ceilings within the scheduled work areas be painted, or will painting be limited to specific surfaces? Please clarify the extent of painting required under this item.
After further inspection, painting is not required in the contract. The intent of that line item is solely for asbestos testing.
16. Is there a set of as-built drawings available that shows the location of the two existing spare conduits extending to the motorized gate, as referenced in Key Note #10 on Drawing C1.1?
No, there are no available as-built drawings that show the location of the space conduits.
Utility locates must be done before any digging is to be performed as stated in Drawing C1.1.
17. There are numerous filing cabinets located in the rooms where carpet replacement is scheduled. Will the government be responsible for moving any filing cabinets that may contain classified materials or personnel information?
No, the Government will not be responsible for moving any furniture. The COR will make sure to tell the District to lock any cabinets or filing cabinets that contain any personnel information.
