About this opportunity
Summit County Lands & Natural Resources Department is requesting proposals to lease the Peck Property, a 25-acre rangeland suitable for livestock grazing in Summit County, Utah, with proposals due May 15, 2026 at 5:00 p.m. MST.
The lease term runs May 22 through November 15, 2026 (approximately seven months). The property is bordered by existing fencing in good condition but lacks a reliable water source, requiring tenants to haul water. Stocking rates are established at 12 AUM for cattle, 62 AUM for sheep, 12 AUM for horses, and 100 AUM for goats; higher stocking rates are permitted under approved rotational grazing plans or when vegetation reaches 7–8 inches tall.
The lessee assumes full responsibility for fence maintenance, weed management, soil health practices, livestock containment, and all operating expenses. General liability insurance with minimum limits of $1 million per occurrence and $2 million in aggregate is required, naming Summit County as an additional insured. Respondents must maintain detailed records of livestock, duration of stay, and herbicide treatments, submitting these to the County by November 30, 2026. The lease prohibits use of hazardous materials except approved herbicides and pesticides, and prohibits confining livestock as an Animal Feeding Operation or Confined Animal Feeding Operation as defined by the EPA.
Proposals are evaluated on four equally weighted criteria: lease plans and grazing strategies (30%), relevant agricultural experience and education (30%), project schedule with animal introduction and removal dates (10%), and proposed lease fee (30%). All proposals must include a signed cover letter with respondent contact information. Interviews, if needed, are scheduled for May 18, 2026, with the selected lessee notified by May 20 and the contract signed by May 22. Submit proposals to Clay Coleman or Rachael Brard at Summit County.
