About this opportunity

The Department of Veterans Affairs (VA) Veterans Health Administration Veterans Integrated Service Network 6 has issued a Special Notice regarding a lease acquisition for the Mutual Tower Office located in Durham, North Carolina. The notice announces the agency's intent to award a succeeding lease using other than full and open competition for an existing office space. The current lease is set to expire on April 19, 2027, and the VA is seeking a new lease arrangement for administrative purposes. The specific location is within a defined area bounded by Interstate 85, U.S. Highway 15 Business, and U.S. Highway 501. The required space is precisely 33,275 rentable square feet of administrative office space.

The VA's primary objective is to secure a 10-year lease with a 5-year firm fixed price and five additional one-year soft terms. While the agency initially intends to pursue a sole source lease acquisition with the current lessor located at 411 West Chapel Hill Street, they remain open to alternative spaces if economically advantageous. All services, supplies, utilities, and tenant alterations must be included in the rental consideration. Potential contractors are invited to submit expressions of interest, with the agency considering factors such as moving costs and tenant improvements in their evaluation. Interested parties must direct their submissions to Lease Contracting Officer Barry Butler, preferably via email at barry.butler2@va.gov. The deadline for submissions is December 30, 2024, and there are no specific set-aside restrictions for this opportunity. Contractors should carefully review the geographic and space requirements to ensure their proposed solutions meet the VA's precise specifications.
