2.2. Repair sunroom concrete floor and prepare surface.

2.2.1. The high points of the floor need to be chipped off and all loose debris removed. The

Contractor must insure the removal of all adhesive and mastic. Then the floor should be cleaned (see picture attached). This is an arduous task; both the milling aspect as well as the cleaning, which is critical.

2.2.2. Prime floor with Ardex P-51 Primer (drying time at least ½ day). Prior to priming the floor with Ardex P-51, the floor must be inspected by the COR.

2.2.3. Using another Ardex product – Ardex K-15 – similar to a thinset, float a new finished floor. Ardex takes approximately 24-hours to cure at 5,500 psi.

2.4.1. The Contractor shall prepare the floor for installation of the new porcelain floor tile.

2.4.2. The tile is to be furnished by the Government. The Contractor is responsible for all labor and materials to install the tile. Submittals are required for all materials (see paragraph 1.14.). Grout color will be selected from color chart provided by Contractor.

2.4.3. The work is to include all labor necessary to provide a finished usable tile surface. This includes, but is not limited to: installing tile flooring; thin-set, if applicable; mastic, if applicable, leveling, patching, grout, grout sealing, and any other requirements specified in manufacturer’s instructions.

2.4.4. The Government furnished porcelain tile is “Sienna Petrified Bark”, Beige Textured tile, manufactured by Ceramic Technics, Ltd. (see attached documentation).

2.4.5. The tile is nine (9”) inches by thirty-six (36”) inches. And the room is approximately thirteen (13’) wide by forty (40’) feet long.

2.4.6. The installation instructions are attached as well (see document entitled “Installation

Guide”).

2.4.7. Exterior edges, along walls and entryways, shall be grouted and/or caulked to provide a clean finished appearance. If caulk is used, it shall be of a similar color to the

Government furnished tile or the grout color.

2.4.8. Grout shall be sealed with a commercial grade grout sealant.

2.4.9. Based on the Government’ expectation of the finished elevation of the tile, the

Contractor will most likely have to change out the thresholds at three door openings;

two that exit to the outside flight line side of the Distinguished Visitors Lounge, and one that provides passageway between Building 2040 and the Distinguished Visitors

Lounge. As such, provide all materials and labor as necessary to install thresholds as determined in consultation with the COR.

2.5. Construct GWB stud wall.

2.5.1. Construct wall – approximately forty (40’) feet long – using 2’ x 4” metal studs, spaced sixteen (16”) inches on center, on outside wall of Building 2040 (inside sunroom/DV

Lounge).

2.5.2. The area already has metal studs (partially) installed, on one side of the room, under a previous contract.

2.5.3. The height of the wall shall be approximately ninety-five (95”) inches and shall meet the existing two (2”) inch concrete lip.

2.5.4. New GWB wall shall be permanently fastened to the existing block wall in accordance with local codes and accepted construction practices.

2.5.5. Provide corner beads on all visible wall edges. The intent is to provide a clean/finished appearance on all visible edges.

2.5.6. Install scribed 1” x 6” primed wood board on right and left end of wall, on both sides of the door frame and adjacent to the windows. The wood board shall be scribed to meet the exact profile of the existing block wall and be flush with the face of the wall. The board will be nailed, puttied, primed and painted to match the finished GWB surface.

2.6. Paint newly installed GWB stud wall.

2.6.1. Apply one (1) coat of primer and two (2) finish coats of Sherwin Williams, China Doll

(SW7517), Eggshell finish, Contractor Grade Promar 200, Zero VOC.

2.7.5. The drain line must be set to accommodate a condensate line from the “to be supplied and installed by others” ice maker.

2.7.6. Contractor is to rough-in the 1-1/2 inch drain line. The drain line tie-in is approximately

200 feet removed from the Distinguished Visitors Lounge, so the system will need to be designed/installed with the understanding that a macerator pump will be supplied and installed by others at a later date. Thus the need to get the waste water/waste water drain line high enough above finished floor so it can be gravity fed to the drain line tie-in.

2.7.7. Contractor will need to drill a hole(s) in the block fascia, at external wall of Building

2040, to run the supply and drain pipes to the tie-in location. The new exposed lines – within the Distinguished Visitors Lounge – shall be covered with a line set wall duct, color ivory (see attached cut sheet).

2.7.8. Remove as necessary and put back in place all ceiling tiles taken down to install drain and supply lines.

However, prior to installation, this “final” location shall be coordinated with and approved by the COR. Contractor shall ground cable and conduits and panel in compliance with NEC requirements.

2.8.3. Furnish and install approximately 215 feet of two (2”) inch EMT from the Distinguished

Visitors Lounge to an existing 200AMP main panel in the Mechanical Room in Building

2045 (an adjacent building) to include all J-boxes, pipe hangers, and any other associated hardware. Provide wall penetrations necessary to accomplish the conduit run.

The conduit run shall be installed above the ceiling tiles.

2.8.4. Furnish and install approximately 215’ of THNN #2-0 electrical wire, and route through new two (2”) inch EMT from Distinguished Visitors Lounge to the Mechanical Room in

Building 2045.

2.8.5. Rewire and redirect all electrical devices in Distinguished Visitors Lounge with 12-2 and 12-3 wire (12-3, where circuit is supplying lighting), in ¾-inch and ½”-inch EMT, as applicable, to the new 100AMP subpanel. Currently all of the existing devices/circuits within the Distinguished Visitors Lounge are routed to a subpanel in the main hallway of Building 2040. All wall devices to be brought out flush with new

GWB.

2.8.6. Existing Ceiling Fans – Inspect and determine if existing wiring to ceiling fans is code compliant and able to support a dimmer switch/speed control functions. Replace existing switches with new that are dimmer and speed control enabled.

2.8.7. New Track Lighting – Contractor shall provide a dedicated 110/20AMP circuit for new track lighting to be installed by Contractor along beams where ceiling fans are mounted.
