STATEMENT OF WORK

PJMS #142043

RENOVATE SQUADRON OPERATIONS BUILDING 2040

General Information:

SCOPE OF WORK (all exhibit dimensions are estimates and should be verified by vendor).

SEPARATE PRICING (Provide separate pricing for each of the five Specific items detailed below, as well as separate pricing for each of the two [2] optional items).

General Requirements:

Base standards for carpet tile, cove base, paint, ceiling tile and grid, and lighting fixtures are described as follows:
Carpet Tile: Milliken, Straight Talk Collection, Candid Shot #410
Cove Base: Flexco Wallflowers Rubber Wall Base, Style B, 1/8” Gauge, Charcoal Color #03
Ceiling Tile: Armstrong, Cortega, 2’ x 2’ Lay-in, Item #770
Ceiling Grid: USG, 15/16” Tee System, Flat White ( Main Tee = DX/DXL24 HRC [12’ lengths]; 1” Cross Tee = DX/DXL216 [2’ lengths]; 1-1/2” Cross Tee = DX422 [4’ lengths]; Molding/Wall Angle = M7/8 [12’ lengths] )
Light Fixtures: Mobern Lighting (2 x 2), Product #RG22-2-U32X-MV
Paint (All GWB Surfaces): Sherwin Williams, China Doll (SW7517), Egg Shell Finish, Contractor Grade Promar 200, Zero VOC, 1 Coat Primer/2 Coats China Doll
Paint (All Metal Surfaces): Sherwin Williams, Urbane Bronze (SW7048), Semi- gloss Finish, Contractor Grade DTM, Zero VOC, 3 Coats Urbane Bronze
All finishes will be submitted for government review and approval.
Contractor shall be responsible for moving and reinstalling all furniture except for furnishings (e.g., wall hangings).
All demolished materials will be disposed of properly at contractor’s expense.
Government dumpsters will not be used.

Specific Requirements:

Install COMM drops in Room #131 per the following:
Install 6 each, single gang, low voltage, with old work mud ring mounting brackets. Mounting brackets shall be cut and recessed inside hollow walls and positioned near electrical outlets at equal heights of 18” AFF. Cable shall be fished in wall cavity. Locations shall comply with and follow Room #131, Building 2040 exhibit details (see attached).
Install two CAT6 CMP plenum rated copper data cable (200 feet in approximate length) to each communication outlet box except for the south wall and the east wall in room #131 where the drop location shall be four cables, two data and two voice. A total of sixteen (16) cable drops. Communication wire shall run from communications outlets following the established communications cable pathway to the communications equipment rack #3, located in a room south and adjacent to the main Building 2040 office areas. The room is designated ‘Publications Storage Area’.
Cable runs shall be terminated on both ends. Workstation ends will be terminated with CAT6 rated RJ-45 connectors, blue and white in color with a duplex face plate, color white. Communications equipment rack end shall be terminated on CAT6, 48 port patch panel.
Cable runs shall be tested to meet or exceed CAT6 requirements.
Cable runs shall be labeled on each end. Workstation ends shall reference the communications rack, patch panel and port. Communications patch ports shall reference workstation room and jack.
Contractor furnished materials:
CAT6 Plenum rated cable, approximately 4,500 feet
CAT6 RJ-45 Connector, Blue 8 ea. Ortronics, OR-T J645-36
CAT6 RJ-45 Connector, White 8 ea. Ortronics, OR-T J645
Duplex face plate, White 4 ea. Ortronics
Quad face plate, White 2 ea. Ortronics
Single gang, low voltage, old work mud ring brackets, 6 ea.
CAT6 patch panel, RJ-45, 48 port
Light Fixtures:
Provide and install a total of forty-three (55) new 2’ x 2’ light fixtures and remove and dispose of old existing fixtures off-Base. The light fixtures shall be Mobern – product number RG22-2-U32X-MV. Locations and number of light fixtures to be installed include:

Provide (Reconfigure/Replace/Reinstall), as necessary, the acoustical ceilings (ceiling tiles) to accommodate light fixtures in Rooms 103, 108, 110, 114, 116, 118, 120, 122, 124 and 129.
Reinstall fire alarm devices in ceilings as required.
Flight Dispatch/Room #133:
Remove existing ceiling grid and light fixtures and dispose off-Base.
Provide and install a new grid system, USG, 15/16” tee system, flat white (see product information detailed within General Requirements).
Provide and install new Armstrong Cortega ceiling tiles, 2’ x 2’ lay-in, item #770 (see under General Requirements).
Provide and install nine (9) new 2’ x 2’ Mobern light fixtures, product number RG22-2-U32X-MV (also detailed within product information, General Requirements).
Fill/patch holes at NW wall and touch-up paint as required using Sherwin Williams China Doll (SW7517).
Reinstall fire alarm devices in new ceiling as required.
IS Learning Lab/Room #104:
Remove existing ceiling grid and light fixtures and dispose off-Base.
Provide and install new grid system, USG, 15/16” tee system, flat white.
Provide and install new Armstrong Cortega ceiling tiles, 2’ x 2’ lay-in, item #770.
Provide and install fifteen (15) new 2’ x 2’ Mobern light fixtures (see detailed product information, General Requirements).
Paint three (3) walls (SW, NE and SE walls) with Sherwin Williams, China Doll (SW7517).
Paint two (2) metal double doors and frames, and two (2) metal single doors and frames with Sherwin Williams, Urbane Bronze (SW7048) (also detailed within product information, General Requirements).
Reinstall fire alarm devices in new ceiling as required.
Provide and Install Ten (10) electrical receptacles within Building 2040 as follows:
Room #116, 4 Duplex
Room #120, 1 Quad and 2 Duplex
Room #122, 1 Quad and 2 Duplex

All receptacles shall be mounted 18” AFF, and installation is to be in accordance with current NEC standards. All work shall be accomplished using 12-2 MC cable. All installs shall be 110/20AMP.

All Panduit shall be painted to match newly remodeled rooms. All new receptacle locations are marked with blue painters tape and final locations to be verified with COR. Contractor shall touch-up paint at areas where new receptacles are installed.

Specifically the electrical installs are as follows:

Room #116
South wall, 1 ea. duplex receptacle approximately 45-inches from Southeast corner; mounted with panduit, J-box, and fasteners.
Southeast wall, 1 ea. duplex receptacle approximately 56-inches from Northeast corner; mounted with panduit, J-box, and fasteners.
Northeast wall, 1 ea. duplex receptacle approximately 56-inches from Northwest corner; mounted with panduit, J-box, and fasteners.
Northwest wall, 1 ea. duplex receptacle approximately 34-inches from door jamb; recess into wall cavity using old J-box.

Use circuit #12B feed from panel PP2A.

Room #120
Southwest wall, 1 ea. quad receptacle approximately 144-inches from Southeast corner; mounted with panduit, J-box, and fasteners.
Northwest wall, 1 ea. duplex receptacle approximately 44-inches from Northeast wall; recess into wall cavity using old J-box.
Northeast wall, 1 ea. duplex receptacle approximately 69-inches from Southeast wall; recess into wall cavity using old J-box.

Use circuit #14B feed from panel PP2A.

Room #122
Southwest wall, 1 ea. duplex receptacle approximately 60-inches from Southeast wall; recess into wall cavity using old J-box.
Northwest wall, 1 ea. quad receptacle approximately 30-inches from Southwest wall; recess into wall cavity using old J-box.
Northeast wall, 1 ea. duplex receptacle approximately 60-inches from Northwest wall; recess into wall cavity using old J-box.

Use circuit #17 feed from panel PP2A.

PRICING OPTIONS

Option One:

Building Mechanical System. Due to the fact MDANG/ changed out much of the ceiling tiles and lighting fixtures in the Building, the new tiles and fixtures do not allow the return air to pass from the occupied spaces to the return air plenum above the ceiling as easily as before. This pricing option requires:

have a Testing & Balancing contractor check the total air flow for the Air Handling Unit (AHU) making sure it is adequate for a 30-Ton DX system and examine the air transfers between all spaces back to the AHU for proper sizing.
Mindful that MDANG is going to continue using the system as a constant volume system, determine whether or not it would be justified to remove the old VAV’s from the system before rebalancing. And if justified remove a portion – based on space requirement needs – or all of the VAV’s before rebalancing the system.
Taking into consideration the space requirements, rebalance the system for its current constant volume use.
Provide T&B draft report prior to rebalancing the system and a final report post- balancing the system.

Option Two:

Drainage System (Men’s Locker Room Area). Due to the fact the sink in the Break Room, Room #112, is not draining properly the drain lines were video scoped and it was determined there is a possible break (collapse or damage) in the line within the Men’s Locker Room.

Not knowing for sure, we are estimating the line to be two-inch cast iron.

Referencing one of the attached exhibit details, we measured the distance with a video camera from the clean out to a 90-degree turn and then to the blockage. Based on our blueprints and measurements, the problem is near or under the wall where a mirror is mounted, between the locker room and the lavatory sinks. This pricing option requires:

Prior to removing tile and excavating, have plumber perform field survey to further determine and verify the designated excavation area is accurate.
Remove locker room tile (an area approximately three feet by eight feet) within the men’s locker room as show on the attached exhibit, and as further directed by the COR.
Replace tile (once excavation complete, new pipe installed, excavation closed, and new concrete underlayment is in place and cured) with Daltile “Urban Putty Speckle” floor tile to match existing floor tile. Floor grout to match existing, Custom Building Products #115, “Platinum”.

At floor area, approximately 3’ x 8’, remove/cut-out concrete (estimated to be six-inches thick) and excavate by hand to a depth of approximately four (4) feet to reach the two-inch cast iron pipe and replace damaged length with PVC pipe.

Prior to closing up excavation, video scope pipe in both directions to make sure there are no additional obstructions.
Prior to closing up excavation, test the flow of new pipe and overall system by running sink water faucets – for an extended period of time – in Break Room, Room #112.
Turn off exhaust fans prior to starting work.
Provide a dust barrier to protect the shower area as well as the lavatory area as necessary.
Cover nearby lockers to prevent dust and debris from collecting on them.
