STATEMENT OF WORK (SOW)
Project Number, Title: VGLZ 192035, B 825 Roof Repair 22 April 2019
The General Specifications and Selfridge Design Standards apply to this Statement of Work (SOW). The work shall be in strict compliance with those specifications and the requirements identified in this SOW and its attachments.
Sections of this SOW may supersede the requirements of the specifications, in which case the more stringent/higher quality requirements shall apply. Work will be coordinated with Base Operations. The number of pages in this SOW, including attachments, is 18.
1. This SOW provides for, but is not limited to:
A. The repair of approx. 17500 sf of 2/12 Flat, soldered metal low slope standing seam metal roof (SSMR).
Cover the entire low-slope SSMR areas (large north and south-facing slopes with 1.5:12 pitch) with full adhered insulation filler strips, cover board, and 90-mil EPDM membrane, of a similar color to the existing SSMR panels, and extend the EPDM membrane over the flat roof panels. Along the four main valleys, cut the SSMR panels on the 4:12 roof pitch back a minimum of 36” from the valley and extend
EPDM membrane up the 4:12 roof slope. Tuck EPDM membrane under the SSMR panels and fasten.
Metal apron flashing shall also be tucked under the base of the metal panels, running out overtop the
EPDM membrane. Provide EPDM curb flashing as required. Seal coat shall be applied to across the apron flashing, from the SSMR panels to the EPDM membrane, with two coats of Andek Polaroof RAC
(or similar elastomeric waterproofing coating) with fiber reinforcement, followed by one coat Andek
Polaroof NW (or similar elastomeric waterproofing coating) color matched to SSMR roof panels.
B. Coat the roof panels at the base of the all roof penetration curbs. This would include cleaning the roof surface, applying fabric reinforcement at all seams and joints, and applying two coats of waterproof coating Andek Polaroof RAC (or similar elastomeric waterproofing coating) followed by 1 coat Andek
Polaroof NW (or similar elastomeric waterproofing coating) color matched to SSMR panels. The coating and reinforcement should extend up the entire vertical face of the roof curbs. Also apply sealant around the pipe penetrations.
C. Remove the metal pressure plates and trim pieces along the ridge, eaves, and rakes, install new gaskets and sealant components surrounding the glazing, and reinstall the metal components.
D. At the southeast corner parapet wall, fill the void at the mortar joint with new mortar. Confirm the condition of all mortar joints on the parapet walls and restore as needed. Remove deteriorated sealants and install new sealants, polyurethane caulk (similar to Dynatrol), at the interface of the metal wall flashing and brick veneer, and confirm the condition of all sealants along the parapet walls and replace as needed.
Clean the GFRC coping panels (either pressure wash or chemical treatment). Polyurethane caulk
(similar to Dynatrol) over any cracks greater than hairline in width. Apply a sealer on all GFRC coping panels.
E. Apply sealant over each of the pop rivets, and replace any loose/missing rivets. Two coats Andek
Polaroof RAC (or similar elastomeric waterproofing coating) with fiber reinforcement, followed by one coat Andek Polaroof NW (or similar elastomeric waterproofing coating) color matched to SSMR roof panels.
F. Apply Sealant along the flashing at the Barrel Vault and replace any loose/missing rivets. Two Coats
Andek Polaroof RAC (or similar elastomeric waterproofing coating) with fiber reinforcement, followed by one coat Andek Polaroof NW (or similar elastomeric waterproofing coating) color matched to roof.
G. Create a slopped roof cricket, to divert water, along the entire parapet wall and around any protrusions thereof, by installing a build-up of slopped fully adhered insulation board, topped by protection board.
Cricket shall be a minimum of 8” high at the parapet wall and shall slope from the parapet wall to the field of the roof at a slope of 1/2" per foot. Entirety of cricket shall be coated in in two coats of Andek
Polaroof RAC (or similar elastomeric waterproofing coating) with fiber reinforcement, followed by one
STATEMENT OF WORK (SOW)
coat of Andek Polaroof NW (or similar elastomeric waterproofing coating) color matched to the SSMR roof panels. Seams and edges shall be coated in two coats of Andek Polaroof RAC (or similar elastomeric waterproofing coating) with fiber reinforcement, followed by one coat of Andek Polaroof NW
(or similar elastomeric waterproofing coating) color matched to the SSMR roof panels. Coatings shall extend 2” higher than edges and seams. Existing roof to be prepared and primed as necessary, to ensure proper adhesion insulation board.
H. Provide final clean up.
2. Additional specifications for materials or requirements not included in the specifications:
A. See Selfridge Design Standards.
