About this file

This document contains questions and answers regarding a solicitation for repair work at Building 5000. The solicitation is for a design-build contract to renovate personnel areas at Buildings 5000, 5008, and 5046 for the Department of the Army National Guard. The work includes renovating PA spaces at Building 5000 so PA can relocate, then renovating former PA areas for other uses. For the proposed new PA area, raising the ceiling height to 10 feet may require substantial cost and ductwork relocation, so the contractor should provide maximum feasible height and location details for design review. A 65% design submittal and review is included in the project schedule. The pre-proposal site visit will take place on August 23, 2022 at 10:00 AM CST, and all attendees must register with contact and identity information emailed to the provided address.

1Q. Please clarify if the Government will be removing the existing and furnishing and installing the new furniture in all areas being renovated?

1A. The government can remove the existing furnishings and any new furnishings will be at the expense of the user, not included in this contract.

2Q. Please clarify what areas in Building 5000 can be renovated concurrently.

2A. Bldg 5000 - the PA spaces need to be completed so PA can move over there, and then the old PA area (JAG, FSS classroom and mailroom) can be done and then the office space area.

3Q. In the proposed PA area, the SOW reads to raise the ceiling height to 10'. Above the drop ceiling are ductwork and other mechanical components. This might be an expensive requirement. Confirming that this is desired and required.

3A. If a substantial cost is required to raise the ceiling height in that area, then provide us during the design phase on the maximum height that we can have and in what location. That may dictate where the "studio" will go as the height is for the backdrop and the lighting. We do not have any intention of large relocations of ductwork and HVAC equipment for the ceiling height request. For the purposes of this particular proposal, quote without major ductwork. If it is found the ductwork needs to be accomplished, it will be an in-scope modification during a later phase.

4Q. Can you please clarify for me when you get a moment, will there be a 65% design submittal and review for the repair project? It is listed as included in the design schedule but not in the deliverables. Is it your intent to have an "over the shoulder" review at 65%?

4A. Yes, the intent is to go from conceptual, then have a design charette and do any additional investigative work to understand fully the requirements, then submit a 65% design for comments. Once comments have been addressed, submit 95% for final tweaks while beginning construction.
