Question # QUESTION ANSWER

The steam equipment sizing on the schedule(s) conflicts with the drawings and specs. The specs conflict with themselves in the same spec section.

See Questions 2 through 7 below.

See responses TO Questions 2 through 7.

Trap sizing doesn’t match equipment performance….significantly (example:

trap sized for SWH-1 water heater is listed as 840 lb/hr max capacity for a water heater that is scheduled for over 3,000 lb/h of steam load)

3,000 lb/hr of steam load is correct. Per specification section 232213.0041-2.1.3, the Contractor shall size traps and provide submittals for review.

Pressure-powered pump is undersized for connected loads (total load is over 5,000 lb/hr connected to a simplex pump rated for a maximum of 2,500 lb/hr)

The pressure-powered pump shall be sized for the connected load of approximately 5,000 lb/hr.

4 Scheduled traps are cast iron and specs require all traps to be cast steel Comply with specs. Cast iron traps are not permitted per specifications.

Pressure-powered pump requires 150# flanged fittings for 1.5” piping, specs require vent from receiver to be threaded and size of vent on drawing is 4” which the piping specs require to be flanged, pressure powered pump receiver requires ASME-150 stamped pressure rating and only a few lines below it requires atmospheric-rating without ASME stamp for the same receiver tank

Vent from receiver should be flanged. Provide ASME-150 stamped pressure rating.

6 No specs for PRV to define cast iron vs. cast steel Cast iron is not permitted.

7 PRV sizes don’t equal total connected load (they are undersized by 100%....connected load is double their combined capacity), etc.

The PRV should be sized for the total connected load.

In regards to the referenced solicitation, is the current roof still under warranty? If so, can you please forward the name of the roofing contractor?

There is no outstanding warranty for the existing roof. No roof vendor information is available.

Exhibit B Drawing #1293428: Located in the Branch Support 127 area is a Floor Keynote box with #16 inside. The Floor Plan Keynotes do not include #16 on this page. Is this an incorrect number or is the description not provided? Please advise.

That Floor Plan Keynote should read "13".

Exhibit B Drawing #1293431: Located in Telecom 240 is a Floor Keynote box with #14 inside. This sheet does not include Keynote #14 on the Floor Plan Keynote schedule. Is this an incorrect number or is the description not provided? Please advise.

That Floor Plan Keynote should read "7".

Concerning the Lead and Asbestos abatement quantity comments. The core of the structure (stairwells and elevator areas) are not completely demolished or abated. Photos were not permitted at the Pre-Bid Conference of the areas, and there is no way to determine what quantity to quote. To promote a balanced bid is it possible to utilize a unit price line item for the bid?

Specification Section 01 11 00.00 41 Paragraph

1.3 indicates that “The Contractor shall assume all remaining insulation to be asbestos and paint as lead/chromate based for remaining demolition and shall take all precautions required by local, State and Federal requirements as well as all NASA safety and environmental LPRs, NPRs and guidelines if such conditions are to be found present and warrant remediation or removal.” Therefore, assume that painted demolition contains lead/chromate based paint. Authorization to photograph the Site was not obtained prior to the Pre-Bid Conference.

Exhibit A Specification 23 22 13.00: The PRV sizes don’t appear to equal the total connected load. The connected load is doubled their combined capacity. Please advise if this is correct.

Repeat comment. The PRV should be sized for the total connected load.

Exhibit A Specification 23 22 13.00: The identified traps scheduled are “cast iron”. Specification requires all traps to be cast steel. Should we follow the specifications?

Repeat comment. Comply with specs. Cast iron traps are not permitted per specifications.

Exhibit A Specification 23 22 13.00: The pressure powered pump appears undersized for the connected loads. The total load is over 5,000 lb/hr connected to a Simplex pump rated for a maximum of 2,500 lb/hr. Please review and advise.

Repeat comment. The pressure-powered pump shall be sized for the connected load of approximately 5,000 lb/hr.

Exhibit A Specification 23 22 13.00 para 2.4.1 & 2.4.2: The pressure powered pump requires 150# flanged fittings for 1.5” piping. Specifications require vent from receiver to be threaded and the size of the vent on the drawing is 4” which the piping specifications require to be flanged. The pressure powered pump receiver requires ASME-150 stamped pressure rating but a few lines below is required to have an atmospheric-rating without ASME stamp for the same receiver tank. Please review requirements and advise.

Repeat comment. Vent from receiver should be flanged. Provide ASME-150 stamped pressure rating.

Exhibit A Specification 23 22 13.00: The steam trap sizing does not appear to match equipment performance. The trap sized for SWH-1 water heater is listed as 840 lb/hr maximum capacity for a water heater that is scheduled for over 3,000 lb/hr of steam load. Please review and advise.

Repeat comment. 3,000 lb/hr of steam load is correct. Per specification section 232213.0041- 2.1.3, the Contractor shall size traps and provide submittals for review.

Exhibit B: The aluminum storefront detail page A-601 details #3 thru 8 details the aluminum frame wrapping the jamb similar to a steel frame.

Please confirm that the detail is correct.

These frames are aluminum and the details shown are correct.

18 Exhibit B: Page A-600 the Frame types ceorr section is labeled A18-901, should be AI8-601.

Correction Noted.

Could you please label and define limits of Corridors H1, H1A, H2 & H2a on the floor plans? Since these areas are to receive terrazzo, it will represent a significant cost difference between the other types of flooring and we will need to be precise in determining area and transitions to other type floors.

(A101 thru A102B).

Refer to Sheet A-700 for the finish schedule of these rooms. Corridor H1A is to receive terrazzo throughout the circulation space.

Lobby H2A is to receive terrazzo and Corridor H2A is to receive carpet. Sheet A-701a the terrazzo stops at the doors leading to the laboratories and adjacent spaces as noted in details 1 and 4 on A-750. Sheet A-701b the terrazzo stops at the workstations and adjacent spaces as noted in details 2, 3 and 7 on A-750.

20 With regards to floor finish, where does Corridor H1 stop and corridor H1A begin? (A101B)

Refer to AD-101.

Spec Section 03 30 00 –Cast-in Place Concrete specifies epoxy coated rebar however, the structural drawings do not mention this requirement. Please confirm that whether the epoxy coated rebar is required or not.

The epoxy coated rebar is included in the specifications on an as needed basis. Refer to the drawings if epoxy coated rebar is required in specific locations.

General Note 4 on M100A, M100B, Mo1AS, M101B, M102A & M102B says “ Contractor shall be responsible to demolish existing abandoned piping/ductwork not in service. Contractor to field verify existing abandoned piping/ductwork not in service”. There are two MD drawings (One for segment B basement and one for Segment B First Floor). Do these drawings show all the ductwork/piping required to be demolished? If not, please provide added information in the plans to enable the mechanical contractor to price the demolition accurately.

The Drawings are the proper way to identify ductwork/ Piping to be demolished. If there is unforeseen unidentified ductwork/piping discovered that needs to be demolished, an RFC will be issued appropriately.

Exhibit B Various Drawings: Located below the Floor Plan Keynotes on several drawings (ex. 1293431) are Options including A. and B. These options are also indicated on the floor plans. The SF 1442 document and Part I – The Schedule only identify one line item to insert pricing. There is not a location for the Options. Are they to be included in the Base Bid or will a revised bid form be provided?

Bidders shall include any items listed as Options on Exhibit B Drawings in the Total Bid Price. These Items shall not be priced separately.

At pre-bid site visits attending contractors are traditionally able to photograph conditions to be able to share with subcontractors to determine the best way to approach the project. Given the challenges with the removal of an interior stair and the equipment in the basement we are requesting a visit for the contractors to spend the appropriate time and be able to photograph the existing conditions. If the areas we are quoting are demolished and void of any secure materials why we were not allowed to take photos? It Is the best way to pass Information to subcontractors.

Authorization to photograph the Site was not obtained prior to the Pre-Bid Conference.

Exhibit A Specifications and Exhibit B Drawings take precedence.
