SECTION 260563 – LOW-VOLTAGE ELECTRICAL DEMOLITION AND REMODEL
PART 1 - GENERAL
1.1 DESCRIPTION
A. This section describes general requirements and methods of execution relating to Demolition and Remodel of portions of electrical system for project.
B. Not all removal and revision work required as part of remodel is shown on plans. Plans are only to establish intent and it is Contractor's responsibility to remove all existing electrical and communications systems equipment that is affected by remodel work in structure.
1.2 Contractor shall thoroughly familiarize himself with work as well as local conditions under which work is to be performed. Using original design drawings and walk-through inspections concerted effort was made to place all pertinent information on contract drawings. However, due to nature of remodel work, Contractor shall bear in mind that unforeseen conditions may exist, and shall thoroughly inspect work area prior to his bid. Contractor shall include in his bid any incidental items which may be required to provide and install complete and working systems.
PART 2 – PRODUCTS
2.1 Where additional conduit, fittings, conductors, etc., are required for re-connection or relocation, Contractor shall provide materials in accordance with applicable sections in these specifications.
PART 3 – EXECUTION
3.1 COORDINATION
A. Demolition and remodel shall be done quickly so as to not hinder other trades.
B. Refer to demolition drawings, new drawings and site drawings to coordinate demolition and remodel efforts. Notify Architect/Engineer of any discrepancies.
3.2 DEMOLITION – See definition in Section 260500.
A. Revise electrical connections as required to remove all equipment and items listed herein or shown on plans.
B. Remove all electrical devices from walls, floors and ceilings that are to be demolished or moved. This includes but is not limited to light fixtures, switches, outlets, horns, bells, intercom stations, clocks, motor connections, etc.
C. Remove conduit to point where it no longer interferes with construction and is concealed. For conduit buried in concrete or CMU walls, cut conduit off flush with floor and plug conduit.
D. Remove all conductors back to source (panelboard or last live device).
E. Contractor shall give Owner option to keep demo’ed electrical items of his choice. Contractor is responsible for disposal of all remaining electrical items.
F. Contractor shall inspect each demolished fluorescent light ballast for label indicating ballast contains no poly-chlorinated biphenyls (PCBs). If label is not present, Contractor must treat ballast as PCB-containing hazardous waste. Contractor shall be responsible for disposal of all removed lamps and ballasts. Ballasts may contain PCB's and lamps may contain Mercury. These shall be disposed of according to environmental regulations.
3.3 REMODEL
A. Existing services in building shall be kept operable after remodel is complete and if removal of existing items adversely affects operation of existing equipment, Contractor shall do whatever re-routing and re-connection of existing systems that is necessary to re-establish useable items in building.
B. Downtime shall be held to minimum, outages shall be scheduled at time acceptable to and approved by Owner. Consult with Owner in sufficient time for him to make necessary preparations for outage.
C. Fire alarm system outages shall be kept to absolute minimum. Refer to Section 283100 – Fire Detection and Alarm.
3.4 RELOCATION OF EXISTING EQUIPMENT
A. Relocate existing equipment as indicated on plans. Equipment to be relocated shall be serviced, modified and repaired as necessary to place it in good working order and to satisfaction of Architect/Engineer. Relocated equipment shall be disconnected and completely reconnected to required services at new location.
B. Equipment shall be tested in new location and proper function demonstrated.
