Response to Bidder Inquires on Dorm 768 Remodel
1) It appears that there are several items on the Plumbing Equipment Schedule on M0.1 that were part of an earlier design that don't apply to this project
(i.e. CP's, MV-1, PXT-1, ST-1, GWH-1A & 1B). These items are to be omitted from our pricing, correct?
Answer: These items have been replaced under another project. A new sheet M0.1 is attached. (MV-1) MV-1 is referenced on sheets M2.0 note 6 and M2.1 note 5 as part of the shower unit. This is an error. Install the mixing valve specified in the plumbing fixture schedule for SH-1
2) Same can be said of gas regulator GR-1. I'm assuming this was being changed/added to feed the gas water heaters that aren't being installed any longer?
Answer: The GR-1 is also no longer required. The sheet has been amended.
3) There are several 4" PVC pipes that run from the mechanical room through the roof. I believe these were the combustion air and exhaust for the two water heaters that are no longer being installed. Can we eliminate this work from our pricing?
Answer: Yes this can be eliminated. The sheet has been amended.
4) Detail 3, Sheet M1.1. calls for the mechanical contractor to demo the chilled water control valve feeding VAU-1. Detail 3, M2.1 doesn't seem to reference the installation of a new chilled water valve.
Answer: Sheet M2.1 has been amended to show the installation of new chilled water valves.
5) It doesn't appear that Detail 7 applies to this project. Is this correct?
Answer: If you are referring to detail 7 on Sheet M4.0 it has been removed from the project. The sheet is amended.
6) Spec section 07841 indicates that firestopping will be required, but it doesn't appear that the plans indicate the floor and wall ratings. Will all the floor and wall penetrations be considered 2 hour ratings?
Answer: Yes, 2 hour rating is required.
7) The Heating Water Flow Diagram (see Detail 8, Sheet M4.0) shows isolation valves at main branches feeding the fintube risers. These valves will be above sheetrock ceilings. I don't see where access doors are shown in these locations. Please note that most of these are located in the dorm living spaces. Will these require locking access doors?
Answer: access doors will be required and have been added to the ceiling notes on sheet A5.3. They do not have to be locking.
8) Appendix M in Spec Section 15903 details the mechanical commissioning.
a) Paragraph 1.2B indicates that the "Contractor" is responsible for hiring the commissioning agent. Is the term "Contractor" referring to the
General Contractor, the Mechanical Contractor, or the Temperature Control contractor?
Answer: General contractor
b) The execution part of this section seems to indicate we are responsible for commissioning of existing equipment and systems that are not being modified/altered as part of this renovation. Are we only commissioning the items that we are installing, or are we commissioning the entire building
(including existing systems)?
Answer: The entire building including existing systems.
9) What is the intent at storage/laundry rooms as there are steel mesh storage at these locations? These areas are requiring flooring and paint.
Answer: The storage lockers will have to be removed and reinstalled to facilitate the installation of new flooring and painting.
10) There is a discrepancy between demo notes and door schedule. If you go to plate A0.1-2-3 and compare note 17 demo door and frame to Door schedule 103B
Bath doors, schedule is calling out HM frame type A note *1 re-use existing frame. Also details for HM frames 6 A4.1 & 7 A4.1 are showing conditions that occur @ aluminum windows & hallway door applications. Please clarify.
Answer: The walls that these frames are in are being demolished, see note 27 on sheets A0.1, A0.2 and A0.3. These frames will be demolished with the wall.
New frames will be installed. The door, frame, and hardware schedule has been changed to show this as well. Detail 12 has been added for the door head and jamb. A new sheet A4.1 has been incorporated.
One additional note, the partition walls between the wash alcove and the shower room has one layer of double rock on the wash alcove side. This is not mentioned in the drawings but the entire wall is to be demolished and is considered incidental.
11) Note 11 on sheet A1.1: states new door, frame, and hardware for door 103B. Door schedule on sheet A4.1: shows existing hardware for door 103B. Please clarify if these doors are to receive new hardware or use salvaged hardware.
Answer: See response to question #10.
12. Sheet M2.0 Note says see 1/M3.0 for High Temp Water service Conn.
Answer: This work was done under another contract. This note has been deleted.
13. Gr-1 Connect to Gas Main See 1&8/M3.0. Are there tie-ins at these locations? I do not see a sheet M3.0.
Answer: This work was done under another contract. This note has been deleted.
14 Sheet M1.0 shows CWS & CWR to remain. Sheet M2.0 shows CWS & CWR replacing. Is there a clarification?
Answer: All CWS and CWR is to remain.
15) If system is to be replaced with sizes and configuration as indicated, is a design submittal by a Fire Protection Engineer required?
Answer: Yes
16) Will steel pipe sized as indicated on plan sheet 33 be required by the contracting officer.
Answer: I assume you are referring to sheet 31, the Fire Sprinkler Replacement Plan sheet. If so the answer is no. Malmstrom will accept whatever is approved/designed by the Fire Protection Engineer.
17) Will CPVC piping or steel piping be required by specification.
Answer: Malmstrom will accept either piping material as long as it meets the current NFPA requirements.
18. Sheet A0.2, note 22: states remove glass in existing steel windows. I located this note on sheet A0.1, however I am unable to locate this note on sheet A0.2. Is this note applicable for this floor?
Answer: This note only applies to sheet A0.1.
19. Sheet A0.2. note 24: states remove G.B. to 32” A.F.F. for removal of existing piping and/or installation of new piping. I am unable to locate this note on sheet A0.2. Is this note applicable for this floor?
Answer: This is a general that was not used on the sheet. With this being said there will be instances that the gypboard may need to be removed for removal of piping for the new finn tubes or the larger windows. Sheet rock will also need to be removed in areas to expose domestic water piping.
20. Sheet A0.2, note 19: states remove existing shelving. I am unable to locate this note on sheet A0.2. Is this note applicable for this floor?
Answer: This note is only applicable to A0.1.
21. Detail 1/A4.0: has a scale of 1/16”. This scale is incorrect. Please provide correct scale.
Answer: The scale has been corrected.
22. Detail 8/A4.1: states see structural for header. There are no structural sheets for this project. Please provide direction.
Answer: This was a standard detail that was inserted in this drawing and not edited for this project. Contractor just needs to provide a standard header over the doors. This is a standard metal framing detail.
23. LEGEND dashed line on sheet A5.3: states new G.B. wall portions that run from finish floor to bottom of concrete structure. Why would these walls be shown as dashed lines? The dashed lines on this sheet don’t show up as walls on sheets A1.1, A1.2, & A1.3. Please clarify if these dashed lines are in fact walls, or what the mean.
Answer: This is at the bathroom walls. These are to be demolished and reconstructed. This is primarily for sound.
24. Detail 8/A4.2: shows a window type F, however I am unable to locate a window type F on any of the floor plans or exterior elevations. Please clarify if there is a window F, and where it goes.
Answer: There is no window type F.
25. Spec. 16721.2.7 is for speaker/strobe, which are used on an evacuation panel. Specifications do not call out for voice/evac panel. Should the notification devices be horn/strobe instead of speaker/strobe?
Answer: They should be horn/strobes.
26. Existing fire alarm wiring appears to be open cable. The new wiring is to be installed in conduit. Does this need to be red fire alarm conduit?
Answer: Yes it does.
27. Some of the existing conduits in hallways appear to be rusted. Do we need to replace these? Do you know the extent of rusted conduit?
Answer: No, Malmstrom believes this is just surface rust from the sprinkler and HWS&R.
28. General note 3 on sheet calls to remove all FA wiremold. Some walls are solid concrete and will need to have surface conduit re-installed. Is wiremold acceptable, or emt?
Answer: Wiremold is acceptable.
29. Type A2 fixtures in hallways are surface mount. This will work fine on 2nd and 3rd floor. On the 1st floor there is ducting running just above the grid, and does not give room for boxes, conduit, or fittings between the duct and the grid. Can wall mount fixtures be used on the 1st floor?
Answer: Wall mounted fixtures are acceptable on the first floor subject to Air Force approval of the fixture type.
30. 16130 3.1 C calls out for ½” minimum raceway. Fire alarm specifications do not call out for conduit size. ¾” is generally used on Malmstrom projects for fire alarm. Will ¾” be required on this project?
Answer: ½” will be acceptable as long as NEC wire fill code is adhered to.
31. 16420 3.7 B calls out for NETA testing. May this testing as required be performed by electricians, or must it be done by certified NETA inspectors?
Answer: Testing by the journeyman electrician is acceptable.
