About this file
This is a Statement of Work (SOW) for janitorial services issued by the Texas Department of Public Safety (DPS) for a facility located at 600 West Kilpatrick in Cleburne, Texas. The contract encompasses janitorial cleaning services for 7,339.13 usable square feet, to be performed five days per week, Monday through Friday, from 4:00 PM to 12:00 AM (8 hours daily), excluding holidays when the office is closed. The contractor must furnish all labor, cleaning supplies, tools, and equipment necessary to meet specified service standards. Daily cleaning duties are divided into three categories: General Cleaning (40% allocation), Restroom Cleaning and Sanitation (30% allocation), and Floor Maintenance (30% allocation). General cleaning includes dusting, disinfecting drinking fountains, spot washing doors and baseboards, emptying trash containers daily, and cleaning exterior appliances. Restroom cleaning requires scouring and disinfecting commodes, urinals, washbasins, moping floors, cleaning mirrors and fixtures, and refilling dispensers daily. Floor maintenance includes sweeping, damp mopping with mild cleaners, vacuuming carpeted areas weekly, spot cleaning carpets, and moving chairs to clean underneath. Additional monthly and semi-annual cleaning tasks include cleaning interior glass panels monthly, dusting high ledges and air vents monthly, and stripping and waxing vinyl composition tile floors every six months.
The contractor must complete a DPS Janitorial Service Report after each service and submit it by the fifth of each month to Region 1 Facilities. Monthly payment must be prorated based on the number of days service was provided, with no compensation rendered for services not completed. The contractor is responsible for providing copies of Safety Data Sheets for all chemicals used and must follow all SDS criteria. A contractor representative must meet with the DPS Contract Monitor within 24 hours of commencing work and for each renewal period. The contractor must ensure sufficient employees have passed required background checks to prevent service lapses. DPS provides paper towels, toilet paper, toilet seat protectors, hand soap, sanitary napkin trash liners, and trash liners, while maintaining a dumpster for waste disposal. During pandemics, contractors must bring their own Personal Protective Equipment and follow agency-adopted pandemic protocols. Access badges are required for entry, with lost or stolen badges requiring immediate notification and potential replacement costs charged to the contractor. Upon contract termination, all badges must be returned or the contractor will be charged replacement costs.
