2. Old batteries shall be uninstalled in accordance with OEM removal instructions.
3. New batteries shall be installed in rack in accordance with OEM installation instructions.
4. Batteries shall be tested to confirm correct installation and operation (including, but not limited to, 10 minutes service test at no less than facility load).
5. Removed batteries shall be disposed of in accordance with disposal instructions.
6. Existing battery monitoring system shall be uninstalled; Items 1, 2, 5, 6, 7, and 8 of BDS-40 equipment shall be installed; and Items 3 and 4 of BDS-40 equipment shall be provided in accordance with instructions (see R&R BMS tab).
7. SSC shall retain possession of removed battery monitor equipment. Contractor shall obtain property disposition documents from the SSC that authorize equipment removal before removing any equipment from the site.
8. New Battery monitor shall be commissioned/tested to confirm correct installation and operation.
9. Installation drawings shall include new battery monitoring equipment electrical details showing battery string and battery monitoring connections as well as cable/conduit routing and sizes.
10. Battery string AFHA labels shall be provided based the battery energy and calculations from the battery OEM or an engineer. Label format and content shall follow the example shown on the applicable AFHA tab.
11. Existing battery racks shall be evaluated to confirm condition and whether they are adequately installed.
12. Battery project shall include requirements listed on site survey TAB.
13. UPS programming shall be provided where required.
14. Battery monitoring shall be integrated into UPS where required.
15. Seismic reports shall be provided to confirm adequate anchoring for new rack installations. 1. (1) ea. Alber BDS-40 base unit.
2. (1) ea. BMDM software, network card, installation kit, temp. sensor, CT, harnesses w/ sense leads.

R&R BMS
| REMOVE & REPLACE EXISTING BATTERY MONITORING SYSTEM |
| The BDS-40 shall be configurable to support the current battery strings or any future string sizes, additional wiring harnesses or battery equipment. |
| The contractor will remove existing battery monitoring system. |
| The contractor will add dual tab washers as required by the BDS-40 systems per drawing and properly torque all battery terminal connections. |
| The contractor will mount the BDS-40 on top of the battery rack. |
| Unless the contractor has previous BDS-40 installation experience, the contractor will subcontract Alber to install the BDS-40. |
| The contractor will verify if a single wall outlet 120VAC 20A circuit for the Eaton single-phase UPS is available. This single-phase Eaton UPS will power the BDS-40. |
| If a single phase 120V 20A wall outlet is not available, the contractor will install the outlet. |
| The contractor will install the single-phase UPS to a 120V wall outlet. |
| The contractor will install a ¾-inch conduit from the UPS to the BDS-40 for the contact circuit. This does not apply to Mitsubishi UPSs. |
| The contractor will install a #18 twisted shielded pair between the UPS CSB mini-connector terminals 7 and 8 (building Alarm 6) and the BDS-40 (see attached wiring diagram). This does not apply to Mitsubishi UPSs. |
| The contractor will leave the BDS-40 end unterminated but with sufficient length to reach the BDS-40 alarm terminals (see attached BDS-40 Terminal location diagram). This does not apply to Mitsubishi UPSs. |
| The contractor will mount the GFE locking cabinet for the BDS-40 laptop to the wall in a location convenient to the BDS-40 (see site design drawing for location). |

Project Installation Schedule Battery System Replacement and Removal Schedule Vendor shall provide a replacement schedule for each battery replacement/removal site. The schedule format is vendor selected, either a MS Word document listing steps/procedures in chronological order, or the Vendor may use an MS Project software program to create a schedule.
Purpose: Facility managers must know how the battery replacement will impact their facility.At a minimum the battery replacement schedule must show the following:
• Name and phone number of Vendor’s on-site supervisor that has an FAA Contractor security badge. This is the Vendor’s representative escorting battery replacement work crew members while on Government property.
• Battery system models and types used in the replacement, and any special tools associated with the replacement battery.
• Safety procedures and work permits.
• Battery system delivery (date/time/location)
• DC Power disconnect. (Only FAA Technicians can disconnect and reenergize power from facility equipment.) (Date/Time)
• Battery system removal from racks and palletizing for shipment. (Date/time)
• Installation of new battery system and reinstallation of battery monitoring system. (Date/Time)
• Energizing DC power to charge the new batteries. (FAA Technician reenergizes UPS and DC Power) (date/Time)
• Testing new batteries following charging step. (date/time)
• Commissioning Automated Battery Monitoring system. (date/time)
• Clean-up and shipment of old batteries to recycle facility.
• Contractor Acceptance Inspection (CAI) with FAA representative. Provide revised Site Survey Report, battery warranty information, battery testing data, battery documentation, and signed CAI.
Notes:
1. If actual calendar date is not established then the Vendor shall use a designation “Day 1, Day 2, etc” and replace with actual calendar dates when project start date is assigned.
2. The installation schedule shall note any after-hours work, weekend work or federal holiday work.
3. Vendor must expect to revise the installation schedule following review by the Government.

| REMOVE & REPLACE EXISTING BATTERY MONITORING SYSTEM |
| The contractor will remove existing battery monitoring system, add dual tab washers as required by the BDS-40 |
| systems per drawing and properly torque all battery terminal connections. |
| The contractor will mount the BDS-40 on top of the battery rack. No connections will be made to the BDS-40 by the |
| contractor. |
| The contractor will verify a single wall outlet 120VAC 20A circuit for the Eaton single-phase UPS is available. The |
| single-phase UPS will power the BDS-40. |
| The contractor will install a ¾-inch conduit from the UPS to the BDS-40 for the contact circuit. (FOR EATON UPS ONLY) |
| The contractor shall install a #18 twisted shielded pair between the UPS CSB mini-connector terminals 7 and 8 (FOR EATON UPS ONLY) |
| (building Alarm 6) and the BDS-40 (see attached wiring diagram). Leave the BDS-40 end unterminated but with sufficient (FOR EATON UPS ONLY) |
| length to reach the BDS-40 alarm terminals (see attached BDS-40 Terminal location diagram). |
| The contractor will mount the GFE locking cabinet for the BDS-40 laptop to the wall in a location convenient to the |
| BDS-40 (see site design drawing for location). If a 120V wall outlet is not available, the contractor is required to |

| The installation of the BDS-40 may be accomplished by the contractor if the contractor has previous experience with |

| Alber will program NO critical alarm contacts to close on detection of a critical battery failure. |
| Alber will provide a one-day on-site training seminar to site personnel. |
| An Eaton UPS CSE will program the UPS Building alarm contacts #6 to monitor the BDS-40 Alarm contacts. (FOR EATON UPS ONLY) |
