Other Considerations:

There appear to be outstanding OGM rights. The Bureau of Appraisal is requiring that all contracted appraiser(s) consider the impact on any subject property's value whether or not the oil, gas, and mineral (OGM) rights are unified with, or fully or partially severed from - with or without access rights - the fee interest. Whichever the case, appraiser must address the OGM rights status in the appraisal report and consider whether value is impacted, or not, and how the appraiser(s) arrived at the conclusion.

The St. Joe Company holds a Memorandum of Right of First Refusal.
