Project Title: CGAHR Building 543000B0001 North Bathrooms Renovation Project
1. Summary
A. Introduction
The USDA Grain and Animal Health Research Center (CGAHR) 1515 College Avenue, Manhattan
KS, 66502 has several sets of men’s and woman’s bathrooms in Building 543000B0001 that are outdated and in need of renovation. These bathrooms also have shared drainpipes that are degraded and need to be replaced.
B. Background
The USDA Grain and Animal Health Research Center (CGAHR) 1515 College Avenue, Manhattan
KS, 66502 has men’s and woman’s bathrooms in Building 543000B0001 that are outdated and in need of renovation. Building 543000B0001 was completed in 1970 and the bathroom drainpipes are cast iron with lead seals they have now become slow draining and deteriorated. For this project, two bathrooms that share a common wall, with plumbing and drainpipe in that shared wall, will be renovated. Want the design and color scheme to match that of newly renovated lobby bathrooms for a consistent theme throughout the building.
C. Implementation
For this phase of the bathroom renovation project, the men’s and two women’s bathrooms in the north wing of Building will be renovated.
D. Applicable Documents
2. General Information
A. Scope of Work
Upgrade the two bathrooms (one men’s and one women’s) in the north wing of Building #1 to current standards and to match the design and color scheme of newly renovated lobby bathrooms at the location. Each bathroom size is approximately 13’ X 9’. The old fixtures, partitions, drop ceilings, and the tiles on the walls and floors of both bathrooms will be demolished and removed. The adjoining wall between the two bathrooms will be removed to gain access to the old plumbing. The old asbestos insulation will need to be abated from the old water lines.
New shutoff valves will be installed to isolate the two bathrooms from the rest of the building’s water system. Water shutoff valves must be installed on the hot and cold lines of the bathrooms to shut off hot and cold water in both sets of bathrooms. The old cast iron drains will be replaced with new PVC high flow drains with cleanout points installed to improve sewage flow, reduce clogging, and improve the ventilation. A drain cleanout will be installed in the men’s bathroom to run the opposite direction as to the drain ventilation Y’s.
New white subway tiles will be installed on the walls with a dark green border tile approximately
8 ft high from the floor. The tile walls will have coved base corners. The base of the wall will have a coved boarder tile which meets the floor. New natural color floor tiles will be installed on the floor. New slate green partitions will be installed in all bathrooms, similar to those used in the lobby restrooms.
All the bathroom fixtures and partitions will be replaced with new fixtures, but with the same or equivalent type and model as the newly remodeled lobby bathrooms. The bathrooms will retain the same toilet stall configurations as the original design. New bathroom fixtures will have touch-free flush valves and touch-free faucets on sinks installed.
A new drop ceiling with tiles and framing will be installed in the bathrooms in each North and
West wing.
B. Technical Requirements
Phase 1. Demo 2 bathrooms for remodeling and plumbing upgrades.
a. The contractor shall remove the bathroom stalls for the men’s and women’s bathrooms.
b. The contractor shall remove all in wall mounted appliances in both bathrooms.
c. The Contractor shall remove the inner wall the woman’s bathroom to gain access to the drain piping.
d. The contractor shall demo all floor and wall tile
e. The contractor shall demo all the old ceilings and frames.
f. The contractor shall grind the concrete down if needed in the women’s north bathroom to make room for the door swinging across the tile.
g. The contractor shall remove, and cleanup all used construction materials and debris at the end of each day.
h. The contractor shall abate the asbestoses mastic on the water pipes for all bathrooms.
Phase 2. Remodeling and installing plumbing upgrades in 2 bathrooms.
a. The contractor shall install water shutoff valves for hot and cold-water lines for the west and north bathrooms. They will be installed in the ceiling of the women’s bathroom.
b. The contractor shall install a drain cleanout for the men’s bathroom.
c. The contractor shall patch all walls and install approximately 6 ft. of the new tile’s backer sheet rock board to all four of the bathroom walls.
d. The contractor shall install sheet rock wallboard to the upper portion of the bathroom walls approximately 2 ft. from the ceiling on all four walls.
e. The contractor shall install white subway tiling to the backer board approximately six feet up the wall to meet with the sheet rock.
f. The contractor shall install white subway cove-based tile where the wall meets thew floor.
g. The contractor shall install Shuter trim in the corners and the top of the subway tiles.
h. The contractor shall install a slate green border tile will transition between the white subway tiles and the sheet rock.
i. The contractor shall replace all floor tiling with urban putty SPC 2X2 mosaic porcelain tiles.
j. The contractor shall install a new drop ceiling in all bathrooms, new framing, and ceiling tiles will be used.
k. The contractor shall install new slate green partitions around all bathroom toilets.
l. The contractor shall install new slate green splash guard partitions between the urinals and the washing sinks.
m. The contractor shall install a new 2’X3’ stainless steel mirror above all sinks.
n. The contractor shall install the San Jamar smart Essence roll towel dispenser model
T8400TBK on the east wall.
o. The contractor shall install a new black auto hand soap dispenser LTX 1919-04 on the east wall by the sink.
p. The contractor shall install new EZ carry adjustable water closet carrier drain systems for the new water closets.
q. The contractor shall install two new elongated floor mounted water closets.
r. The contractor shall install new urinals in the men’s bathrooms.
s. The contractor shall install new sinks with touchless faucets. (All bathroom fixtures will match the newly remodeled front lobby bathrooms)
C. Deliverables
a. Before and after pictures will be taken to determine that the replacement bathrooms meet acceptable standards for the Government. Costs are expected to remain within budget.
b. A final report will be prepared by the contractor and presented to the COR with a description of each pictures used to describe any deficiencies and ensure that all repairs have been properly completed.
c. The location monitor and contractor will inspect the operation of the new bathrooms for craftsmanship of the floor tiles, wall tiles, and that bathroom stalls fully open and close properly to ensure no binding, popping, or dragging occurs and stall door will automatically close. All new fixtures function properly and there are no leaks.
d. The bathroom egress doors doesn’t drag on floors when opening and closing.
3. Supporting Information

4. Contractor shall provide all workers with necessary safety training and proper protective safety equipment (PPE): i.e., gloves, glasses, goggles, respirators, boots, hard hats, and safety straps.
5. The contractor shall provide a porta john.
c. Government resources

d. Risks Assessment
a. Flying object debris: 10% highly likely.
Mitigating with Safety glasses, face shields 5% low risk.
b. Impact hazard from hammers and impact drivers: 10% highly likely.
Mitigating with impact resistant gloves 5% low risk.
c. Electric shock: 7% moderately high.
Mitigating factor lock out tag out devices installed 5% low risk.
e. Security
All contractors will report to the front office and will be screened for illness and citizenship or current work visa. They will be issued a contractor’s identification card once proper credentials have been validated.
f. Place of Performance
The location of the work will begin at the USDA Center for Grain and Animal Health Research, (CGAHR) 1515 College Avenue, Manhattan KS., 66502.
g. Period of Performance
These repairs will be completed no later than 45 days from award.
