IMPORTANT! INSPECT THE VAULT BEFORE INSTALLING

The cross-linked polyethylene vault has been thoroughly inspected by Romtec before shipment to you, however, the vault may have been damaged in transit. THE INSTALLER IS RESPONSIBLE FOR INSPECTING THE VAULT BEFORE INSTALLATION. Use the following procedure to inspect the vault:

1. Make a thorough visual inspection of the exterior surface of the vault. Look for punctures and abrasions.

2. With the vault outdoors (preferably on a bright day), inspect very carefully inside the vault for light leaks. Light entering the vault through the polyethylene material indicates a possible leak.

3. DO NOT INSTALL the vault if you see light leaking through the vault. Contact Romtec for instructions.

Standard Installation Shown In Manual & Video Specifications and construction techniques in the manual and video show a standard installation with normal soil, drainage and temperature factors. Your installation may vary due to special factors at your site. Read the following information and refer to Figure 1 for special measures to support your concrete pad and building.

Cross-linked Polyethylene Vault is NOT the B uilding Foundation.

The vault is not designed to support the weight of the building and concrete pad. If soil shrinks away, the weight of the building and pad could press down on the vault causing damage. Problems can arise due to several causes:

1. If backfill material is not compacted well enough, it will eventually compress. If the concrete pad is resting on fill, the compressed soil will no longer support the building.

2. If ground water gets under the concrete pad it can wash away soil. As soil washes away, the weight of the pad and building will rest on the vault.

3. If soil around the vault is saturated with water, as in a flood, the pressure could damage the vault unless the vault is filled with water before the high water occurs.

4. If saturated soil under the concrete pad is frozen in winter and thawed in spring, the soil can swell and shrink, causing the weight of the pad and building to come to rest on the vault.

To ensure that your installation will have a sturdy base for many years to come, please consider using the following optional construction techniques:

Soil Conditions May Vary Know the soil conditions at your construction site during the entire year! The soil conditions at your site may vary, due to seasonal weather changes, surface or underground water, freeze/thaw cycles or seismic activity. It is very important that you plan the installation of your Romtec SST® restroom so there is support for the building and concrete pad in any soil condition at your site during all times of the year.

Do not assume that because the ground is hard packed in the fall, it will be the same during spring runoff or summer rains. This is very important, because the undisturbed ground outside the excavation for the vault must support the entire weight of the building and concrete pad.

If Over-Sized Excavation For Vault is Required The instructions in this manual call for excavation of a hole for the vault that is the same depth as the vault and has a maximum of one foot of space on all sides. If the removal of large rocks or debris makes it impossible to keep the hole this small, you should take the following measures to provide a solid base:

1. Use concrete to fill around the vault. IMPORTANT: If backfilling with concrete, the vault must be completely filled with water before backfilling to keep it from floating in the concrete.

2. Make the pad larger to extend to undisturbed soil. The pad and ground it is built on must support the building.

3. Two 12" sonotube forms are recommended for piers behind the vault. You may have to use additional 12" sonotube forms with footings below to construct additional steel-reinforced concrete piers which extend to solid ground under the building corners (see Figure 1).

VAULT CAUTIONS; SOIL, & DRAINAGE PLANNING

VAULT CAUTIONS; SOIL, & DRAINAGE PLANNING

Planning For Special Drainage Requirements Plan for year-round water on the surface and underground.

1. Locate the restroom in a well-drained site which will not experience erosion under or near the concrete slab during any time of the year.

2. If surface water is present or will be present at any time, install French drains and perforated drain pipe to carry water away.

3. If there is significant underground water, consider installing perforated pipe at the bottom of the hole to carry this water away.

4. Two sonotube forms are recommended for piers at the back of the vault. In very wet conditions, use additional 12" diameter sonotube forms to construct extra deep footings which extend to solid ground (see Figure 1).

Planning For Special Freeze/Thaw Requirements In areas with temperature extremes, changes in the soil can occur between winter and summer.

1. If the construction site is located where the ground can freeze deeper than 6", it is recommended that you dig a footing around the entire perimeter of the concrete pad to below the depth of the expected freeze.

2. If the restroom will be located where extremely deep ground frost is expected, use 12" diameter sonotube forms to construct extra deep piers which extend below the frost line under the building corners (see Figure 1).

REMEMBER: The entire weight of the building and concrete pad must be supported. The vault is not the foundation.

Site Selection The Romtec SST Traditional Restroom with Extended Floor Plan should be installed in a well-drained area which can be excavated to a depth of 4' 6" and graded level over a 12' x 23' area.

To provide proper ventilation, the building should be oriented with the black vent shroud in the back facing SOUTH.

Important Ventilation Tips To make sure the rest rooms vent properly, you must do the following:

1. Select a site that provides an unobstructed flow of air across the top of the tall vent pipe.

2. Orient the building with the back facing south. Solar heat inside the black vent shroud improves ventilation.

3. Install the wall vent low on the wall where the prevailing winds are strongest. DO NOT install the wall vent in the back wall or door.

Excavation Refer to Figures 2 and 3 and excavate the hole for the vault as shown.

IMPORTANT! As the soil conditions vary in each installation, please take the following precautions to assure proper vault installation, backfill and compaction:

1. Try to place the vault in the hole on undisturbed soil. This is very important! Any backfill in the bottom of the hole to form around the bottom of the vault must be compacted.

2. There should be a maximum of 1 foot of space between the vault and undisturbed soil on the sides. If there is greater than 1 foot between the vault and undisturbed soil, you must backfill with concrete. Do not attempt to use regular backfill materials in any situation where there is any chance that the backfill may settle over time. IMPORTANT! IF YOU USE CONCRETE BACK-

FILL, THE ENTIRE VAULT MUST BE FILLED WITH WA-

TER UNTIL THE CONCRETE HARDENS. The added weight of the water will keep the vault from floating in the concrete.

3. The top of the vault must be level with undisturbed soil outside the hole. This is very critical. Never place the vault in the hole where any part of the vault is above the surface of the surrounding undisturbed soil, then attempt to use backfill to bring the site to the desired grade.

4. The concrete slab must span from the top of the vault to undis-turbed soil. It should never span more than 1 foot of compacted soil.

IMPORTANT! The compacted backfill material or concrete backfill becomes the base for the building and its concrete slab. Be sure that the material around the vaults is solid and will never settle or shrink away from the slab and undisturbed soil outside the excavation.

Handling Building & Lifting Shell

Handling

READ THE MANUAL AND ALL LABELS POSTED ON THE

BUILDING BEFORE HANDLING OR INSTALLING.

DANGER! Do not lift the building from the eye loop at the top of the building shell while still attached to the pallet. Use the eye loop ONLY to lift the building shell alone off the pallet and vault. Before handling the building, be sure the forklift is capable of safely lifting 1200 pounds.

1. If 8' fork extensions are available, install them on the forklift. If using standard (4') forks, you must use the attached rope to support the building. Insert full length of forks into pallet, then firmly secure rope to top of forklift (see Figure 4). Remove palleted building from truck and set it on level ground next to excavated site. Remove palleted roof from the truck and set it aside.

2. Read all labels posted on the building shell and roof. Labels contain important installation and safety information. Remove and properly dispose of all packing materials.

3. The door is secured for shipping. Remove the U-shaped bracket at the bottom of the door on the latch side. The steel reinforcing across the bottom of the door frame stays in place.

4. Open the door and remove the white toilet riser attached to the vault.

Remove the hardware box and other items from inside the vault.

5. Remove all screws to disconnect the building from the pallet. Attach a rope or cable from the backhoe bucket to the ring on top the building shell, then use the backhoe to lift the building shell off the pallet and vault as shown in Figure 4. Place the building shell upright next to the excavated site.

6. Remove the vault from the pallet and set it on its base.

1. Make sure the ground at the bottom of the hole is well compacted before placing the vault. You can grade some sand in the bottom of the hole to support the vault if necessary. This will help level the vault.

Compact this sand to form the shape of the bottom of the vault.

2. Remove the sewage cleanout lid from the vault, and remove all the parts from inside. Tie a rope through the vault to the backhoe bucket and lower the vault into the hole. Make sure the deepest end of the vault is in the deep end of the hole, the center reinforcing hole is over the footing form, and the top of the vault is level with the top of the undisturbed soil. Replace the lid after placing the vault in the hole.

3. THE TOP OF THE VAULT MUST BE LEVEL! Use a carpenter’s level on top the toilet riser stack to make sure the top of the vault is level in all directions. If not, remove it from the hole and level as needed. After leveling the vault, drive a reference stake outside the work area level with the top of the toilet riser stack (see Figures 6 and 8)

4. Place two 12" x 54" long Sonotube forms (not supplied) at the back of the vault as shown in Figures 6 and 7. These forms will be tied to the vault center column with steel rebar and will be poured full of concrete to make solid piers to the undisturbed soil at the bottom of the excavation. The rebar and piers distribute the weight of the building. See Steel Reinforcement for more information.

Place 1 Ft. Water In Vault Before Backfilling & Compacting The hole must be backfilled and compacted around the vault. Be careful to not knock the vault out of level while working around it.

1. Fill around the base of the vault with the first foot of material, then put a foot of water in the bottom of the vault. The added weight stabilizes the vault. Note: The weight of the water may pull the top surface of the vault slightly out of level. This is normal. when you pour concrete into the footing form below the vault the top of the vault will come back to level. See Important Detail

2. Use available rock-free material (sand is best) to backfill around the vault in 1-2 foot layers. After backfilling each layer, compact the soil alongside the vault with a motorized packer. The foot of the packer should fit between the vault and the wall of the hole. The backfill material must be well packed to prevent settling.

3. After backfilling, be sure to grade the undisturbed ground outside the vault to be level with the top of the vault. DO NOT ATTEMPT TO

USE BACKFILL TO BRING THE SITE TO THE DESIRED

GRADE. LOOSE BACKFILL MATERIAL CAN SHRINK

AWAY FROM THE VAULT AND CONCRETE SLAB. The concrete slab must span from the top of the vault to undisturbed soil.

The finished grade should slope away from the building

IMPORTANT! If you have had to dig an over-sized hole to remove boulders or other material, it may be necessary to backfill with concrete. YOU MUST FILL THE ENTIRE VAULT WITH WATER

BEFORE BACKFILLING WITH CONCRETE.

Floor Pan Placement

1. Check that the compacted soil around the vaults is as level as possible, then dig out four holes for concrete piers (not supplied). Refer to Figure 9 and Concrete Pier Detail for their locations. These piers will provide a solid base for leveling the building shell.

2. After placing the piers, set the self-aligning floor pan over the vent stack and toilet riser stack in the top of the vault. The opening in the front of the pan will be on the north side of the vault.

IMPORTANT! The top of the floor pan is cut to allow a 1/4"-per-foot slope toward the door for proper drainage once the concrete is poured.

3. Make sure the bottom of the pan is level. This ensures the building will be plumb and produces the proper slope in the top edge of the floor pan. This will become the slope of the concrete floor toward the door (see Figure 9).

Building Shell Placement

1. Attach a rope or cable from the backhoe bucket to the ring in the top of the building shell, and lift the shell into place over the floor pan.

Placing the building shell requires one person to operate the backhoe while a helper stands inside the floor pan to make sure the vent pipe in the back of the building is lowered over the vent stack in the top of the vault (see Figure 10).

2. The building shell is placed on the ground and the top of the vault outside the floor pan. Be careful to not knock the pan or vault out of level.

3. Disconnect the backhoe after setting the building shell down

Squaring the Door

THE DOOR FRAME MUST BE SQUARE AND PLUMB!

1. Open the door and place a carpenter’s level on the front and side of the door frame. Check that the building shell is plumb in both directions.

If not level, adjust the shell at this time. Shims can be placed under the corners of the building shell to make it plumb.

2. Close the door and check that it does not rub on the frame at both the top and bottom.

3. A turnbuckle kit is provided to square the door frame if necessary. Two holes are located in the door frame for connecting the turnbuckle kit.

They are inside the shell at the top of the door frame on the latch side and at the bottom of the frame on the hinge side. To square the frame, connect the turnbuckle kit between these holes, and tighten the turn-buckle until the frame is square (see Figure 11).

4. After squaring the door frame with the turnbuckle kit, if necessary, insert wood shingle shims under the door frame to support the frame in this position. The turnbuckle kit remains in place until the concrete is set. Re-check the door to make sure it does not rub on the frame.

IMPORTANT! DO NOT REMOVE THE STEEL DOOR SUPPORT

LOCATED AT THE BOTTOM OF THE DOOR FRAME. IT WILL

BE CONCRETED IN PLACE.

Setting the Threshold Elevation

1. Prop the door open and stake a 2x4 into the ground in front of the doorway at the same level as the top edge of the floor pan next to the door. This establishes the level of the concrete threshold under the door. There should be 1" between the bottom of the door and the finished concrete surface at the threshold. When pouring the concrete floor inside the building, this board will be used as a reference for the top of the concrete (see Figure 12).

Roof & Vent Pipe Assembly

1. Disconnect the roof from its pallet. Attach a rope or cable to the backhoe bucket and connect it to the cable loops on top the roof. Lift the roof into place on top the building shell and gently rock it to level position (see Figure 13).

2. Check under the eaves with a carpenter's level and measure from the edge of the eave to the wall in several locations to make sure the roof is square and level on the building shell (see Figure 14).

3. Position a step ladder at the rear of the building and lift the short section of roof vent pipe into position. Feed the pipe through the hole provided on top the metal shroud and insert it into the bell at the top of the building vent pipe. Rock the pipe gently until it is against the bottom of the bell. It is installed properly when it will not rock any more. No glue is necessary (see Figure 15).

4. From inside the building, screw four lag bolts with washers into the four pre-drilled ceiling holes (see detail in Figure 15).

5. After attaching the roof, apply sealant around the joint where the vent pipe exits the shroud (see Figure 15).

STEP 9: CONCRETE FORMING

Concrete Forming The suggested minimum concrete pad size is shown in Figure 16.

Your installation may vary, depending upon requirements at your site, however the size should not be smaller than the suggested minimum. In high water table areas, the exterior concrete thickness should be increased from 3-1/2" to 5-1/2", except in the area of the sewage clean out stack.

Reinforcing steel mesh should be installed in the exterior slab area. Be sure to extend the mesh across the threshold to prevent cracking in this area of the slab. Reinforcing steel is not required in the building floor.

TO PROVIDE PROPER DRAINAGE, BE SURE CONCRETE

FORMS SLOPE AWAY FROM THE BUILDING AND VAULT!

COMPACTED

BACKFILL

IMPORTANT!

Reinforcing steel mesh is recommended for the entire slab to reduce cracking.

Install two layers of 6" wire mesh on all sides of the building and extend it 18"- 24" across the threshold inside the building. Be sure to pull the steel up into the concrete as the concrete is poured.

Measuring & Hanging Support Posts Four support posts are hung from the roof for mounting in concrete.

1. First, remove the short shipping posts from the roof brackets.

2. The support posts are installed with concrete anchors which hold the post 1" above the finished concrete slab. To determine the finished concrete grade, lay a straight edge between the top of the form and the scribed line near the bottom of the building exterior walls. Make sure the finished concrete grade will slope away from the building.

3. The rear roof support posts are installed first. Measure from the 2x4 set to the finished concrete grade to inside the roof brackets, then subtract 1" from this measurement. This will be the length of this support post (see Figure 17).

4. Measure each post individually, then cut to the proper lengths.

5. Next, attach post anchors to the uncut factory ends of the posts.

6. Before hanging the posts, hang a plumb bob from the center of each roof bracket to the ground below. This is the center of the post hole.

Next, dig a 16" x 16" x 12" deep hole below each roof bracket to allow the post anchors to be suspended above the soil (see Figure 18).

Note: The post located over the vault requires extra steel rebar centered in the slab beneath the post. Place four pieces of #4 rebar 36" long at 12" o.c. in this location (see Figure 19).

7. Finally, fasten the posts to the roof brackets with the saw cuts up and the factory ends down..

Wall Vent Location & Installation IMPORTANT! To assure proper ventilation, the wall vent must be installed on the side of the building against which the prevailing winds blow.

1. Determine the direction of the prevailing winds and select a location on the wall where the wind is strongest. Install the wall vent low on this wall (see Figure 21).

STEP 11: WALL VENT INSTALLATION

2. Place the inside of the wall vent against the exterior wall and mark the wall for cutting.

3. Cut out the wall vent hole, being careful to make it no larger than is necessary to insert the vent.

4. After cutting, use a file to smooth the edge of the polyethylene material.

5. Use the tamper-proof bolts and nuts supplied to install the wall vent with the louvers pointing down as shown in Figure 22.

Pouring Floor Slab

1. Wrap the lower part of the building, inside and out, with the supplied paper to minimize splashed concrete and aid cleanup. Tacks are supplied to fasten the paper. See instructions with paper.

2. Pouring the floor and suggested minimum slab requires about 4 cubic yards of ready mix concrete. First pour the footing under the vault and the sonotubes and fit the steel rebar and post while filling the vault center column.

3. Next, pour the floor before the exterior. Use an 8' long 2x4, placed on the top edge of the floor pan at one end, and on the 2x4 staked in front of the doorway at the other, for setting the finish grade of the floor (see Figure 24).

4. Be sure to fill the pan with concrete to the top edge. DO NOT overfill or underfill. Work concrete into any gaps which may occur between the floor pan and interior walls. Finish the floor to the level of the top of the floor pan and flush with the top of the toilet riser stack (see Figure 23).

5. Be sure the threshold is smooth, with a slight slope (1/4" per foot) away from the building.

Pouring Exterior Slab

BE SURE TO FILL THE HOLE IN THE CENTER OF THE VAULT

TO FORM A CONCRETE REINFORCING COLUMN!

1. Pour concrete into exterior forms, pulling up the steel mesh into the concrete as you go.

2. Re-check all posts for plumb before concrete sets. Stake the posts in position, if necessary.

3. Apply a broom finish to the exterior slab and a light non-skid surface to the interior floor. Clean up any splashed concrete as soon as possible. Insulate the concrete if freezing is expected.

1. A plastic, rectangular cover plate is supplied. Screw it to the back wall inside the building to cover the opening at the bottom of the wall.

2. Clean any loose concrete from the floor and apply a bead of the supplied sealant into the corner. Form the sealant into a smooth curve over the entire length of the interior walls. (see Figure 25).

3. Attach the seat and lid to the toilet riser with the supplied hardware.

4. Insert the white toilet riser into the toilet riser stack as shown in Figure

26. Fasten it with the supplied stainless steel screws.

5. The cedar ridge cap is nailed to the roof peak. Push the cable loops down into the roof frame, and nail the cedar cap piece over the hole.

6. Cedar trim pieces are nailed to the tops of the four support posts. Remove one side of the trim, fit it over the top of the post, and nail the assembled trim in place. Be careful to not split the wood (see Figure 27).

STEP 14: CLEAN UP & MAINTENANCE

Floor Finish & Building Touch-Up

1. After the concrete has hardened, apply a liquid sealer (not supplied) to the floor inside the building. This causes the concrete to harden evenly and reduces sweating inside the building while the concrete cures. The sealer also will help repel urine and bacteria, thus reducing a potential source of odor.

2. Remove the exterior forms and clean up any spilled concrete. If necessary, remove any remaining concrete from the building with a scrub brush and water. Paint and stain are provided to touch up any marks on the wood paneling which may have occurred during installa-tion.

3. If you have not already done so, it is recommended that at least one foot of water is placed in the vault at this time.

4. The installation is now complete, and the Romtec SST® Traditional Restroom is ready for use.

Periodic maintenance of the polyethylene surfaces is easily done with any cleaning solutions you prefer. Clean inside the building regularly to minimize odors.

The wooden exterior panels should be painted as needed with exterior-grade paint or sealer. Regular use of these materials will help keep the wood looking new. Replacement panel kits are available from Romtec, complete with installation instructions and all necessary hardware.

The wall vent and tall vent pipe must be kept clean to assure proper air flow and minimize odors inside the building. The SST® ventilation design causes pressure inside the building, which forces the air out the vent pipe.

This is aided by air passing over the top of the open vent pipe, creating negative pressure at the top of the pipe, and by convection, created within the black metal shroud.

Vault Cleaning The 750 gallon vault is designed for 11,000 uses and should be cleaned out accordingly. The 1" per foot slope of the bottom of the vault is designed to aid in pumping the vault. To clean out the vault:

1. Remove the sewage cleanout cover behind the building, and use a suction hose to remove the waste from the vault.

2. Use the pumper truck's pressure water system to wash down the walls inside the vault and dilute any remaining waste, then use the suction hose to remove the last remaining waste from the vault.

3. It is recommended that at least one foot of water is placed in the vault after cleaning.

The All-Weather Porch is supplied as an optional addition to the Romtec SST® Traditional Restroom.

IMPORTANT: The All-Weather Porch installation method described here requires that the concrete slab harden for three days before drilling.

Note: If installing the All-Weather Porch on an existing SST® Traditional Restroom, you will need to remove the ridge cap to the center of the existing building, and remove the two trim pieces from the front rafter and about one foot of the shingles from the front end of the roof where the porch will attach. If there are trim pieces at the tops of the existing front support posts, they must also be removed at this time.

1. The All-Weather Porch is shipped on one pallet with posts, beams and hardware. With a fork lift, locate the pallet next to the area where the porch will be installed. Remove the posts and hardware, then unbolt the roof from the pallet and remove the bracing from the unfinished end of the porch roof.

2. Attach the backhoe bucket to the loop at the top of the porch section, lift it in place and slide the hanger over the upper end of the building corner support post (see Figure 29).

3. Carefully level each beam. Measure from the beam to the concrete, then cut and install temporary posts to support the beams level.

5. Drop a plumb bob from the post brackets on the end of each beam to the concrete below. Mark the concrete. This is the center of the post anchor (see Figure 30).

6. To install the post anchors, first use an impact drill with a masonary bit to drill holes in the concrete at the points marked. Refer to instructions packaged with the anchor for details . Assemble the anchors in place.

Leave anchors loose for adjustment (see Figure 31).

7. Measure from the bracket on the end of each beam to the anchor below. Cut posts to these lengths, slip the uncut factory ends into post anchors and fit the posts into the post brackets on the ends of the beams.

Check the posts for plumb and the beams for level (see Figure 32).

8. Drill and bolt the brackets to the tops of the posts. Finally, tighten the bolts securing the post anchors to the slab and fasten the anchors to the bottoms of the posts.

9. You can now install the remaining shingles to the roof and complete the ridge cap. A strip of roofing felt is supplied to run down the seam between the building and all-weather porch roofs. Be sure to line up the shingles with those already on the roof.

10. The ridge cap is nailed over a strip of roofing felt. Leave 11 inches of each course exposed. The center cap piece is nailed on last.

This completes installation of the optional all-weather porch (see Figure 33).

IMPORTANT INSTALLATION REQUIREMENT

Backfilling Around the Underground Vault(s) with Concrete Slurry

Your Romtec SST® restroom building is supplied with one or more cross-linked polyethylene underground vaults. Proper installation of the vault(s) is very important.

ROMTEC REQUIRES THE USE OF CONCRETE SLURRY FOR

BACKFILLING AROUND THE VAULT(S) OF ALL SST®

RESTROOM BUILDINGS.

Concrete Slurry Backfill Procedure Use the following procedure for backfilling around the vault(s) with concrete slurry.

(Note: This procedure describes a single vault. Your building may have two or more vaults. Use this procedure for each vault.)

1. Dig the hole no more than 6” larger than the vault on any side. (Note: if the hole must be made larger, due to soil or site conditions, you may have to build forms for the concrete slurry backfill.

2. Refer to the manual for installation of the concrete footing under the vault. You must pour the footing full and let it begin to set up before placing the vault.

3. Place the vault in the hole and fill it with water. IMPORTANT! The vault must be filled with water to prevent it from floating in the concrete slurry.

4. Use a stiff mix of 2500 psi concrete slurry for backfill. Do not put too much water in the concrete.
