Project No. CC-622-230-001
Baltimore City Community College – Life Science building restroom renovation
LIMITED TO MASTER CONTRACTORS IN THE CENTRAL REGION
Only Master Contractors that have been awarded a contract under the Indefinite Quantity
Contract (IQC) DGS-23-306-IQC General Construction & Related Services for the Central
Region are eligible to submit a bid in response to this solicitation.
This Addendum will clarify, add to, delete from, correct and/or change the bid documents for the project referenced above to the extent indicated. This Addendum is hereby made a part of the bid documents on which the contract will be based. By submitting a bid for this solicitation you acknowledge receipt of this addendum. All questions must be in writing and addressed to the
Procurement Officer.
This Addendum includes: Questions & Responses, Prevailing wage rates, Record set.
1. Questions and Responses
1. Note 6 on sheet P101 calls for cleaning of ductwork to NADIC standards. Is this meant to read NADCA? Could you please elaborate on this scope – how far and to what end point?
Answer: Yes, it is meant to read NADCA. Extent of duct cleaning shall be from the air device to the main duct connection or balancing damper, whichever is first. Verify in field.
2. Please advise if this work can be phased 2 floors at a time – 1st and 3rd, 2nd and 4th.
Answer: The volume of students and classes that they are attending during operational hours will not work. Preferred time of work during demolition will be after 6pm. Minimum number of classes will be active at this time.
3. Do we know if the Life Science building has isolated shut off valves for each of the restrooms or by floor?
Answer: Shut off valves exist at each floor. See existing record set of drawings for additional information.
4. What will be the contractor hours during the demolition phase of work?
Answer: See question #2 for contractor hours during the demolition phase of work.
5. Plumbing drawing is only showing only 2 floors, can you confirm this is all that gets plumbing fixture replacements? I see 4 floors for paint on A104.
Answer: We did not show the 3rd and 4th floor plumbing, since they should be like in kind, in regard to the same layout as the 1st and 2nd floor. Therefore, plumbing is to be completed on the 3rd and 4th floor as well.
6. Prevailing or scale wages? If so, please provide wage rates?
Answer: See along with this addendum wage rates.
7. Any pictures of existing urinals? (my concern is if they have carriers and if the rough in will need to be adjusted for them) I want to make sure the new are similar to existing.
Looks like its block walls so we would need to partially demo them if so. P101 demo note 2 states to remain. (Just want to make sure as we all know design mistakes are easily made.)
Answer: Yes, carriers are to remain in place, only the fixtures and their apparatus are to be replaced see drawings for additional information. To minimize the effort, the contractor’s urinal selection should match the existing rough-in locations as best as possible. The contractor is responsible for completing the scope of work which includes any adjustments behind the walls based on the submitted fixture.
8. I don’t see mixing valves on sinks and typically that is required by code. Unless water heater has a mixing valve and is tempered. Should I put these as an add alternate?
Answer: Mixing valves will be required on every sink. The scheduled faucets on P201 include integral mixing with thermostatic safety shutoff in accordance with ASSE 1070. Please review the fixture schedule.
9. Can you confirm 1st floor is slab on grade?
Answer: Yes, the first-floor slab is on grade.
10. Do we assume patching concrete for floor drains? Or demo to install only?
Answer: The intention is to replace the floor drains as per note #4 on sheet P101 and sheet P201 detail #4.
11. 2nd floor looks like its a deck and if it is over the 1st floor bathrooms they look like hard ceilings.
We would need access to replace those floor drains. I would assume we would have to do 2nd floor first as we would need holes in drywall ceiling on 1st floor ceiling to expose the drains.
Answer: Not necessary, the restroom ceilings are to be replaced with acoustic ceiling tile, therefore access to the underside of the 2nd floor and other floors will be easily accessible.
12. will this be permitted?
Answer: No, permitting will be required.
13. What is the anticipated schedule for this project? Start and stop dates.
Answer: The start date will be coordinated once the bid has been awarded to the contractor.
The anticipated time to frame from infancy to completion will be 180 days. This information is also found on eMMA – pre-bid meeting minutes and instructions to bidders.
14. Are the floor drains being replaced or just the tops? At the site walk there was mention of only the tops.
Answer: Floor drains are to be replaced, see note #4 on sheet P101 and sheet P201 detail #4.
15. If the floor drains are being replaced, do they currently have trap primers?
Answer: Yes, the floor drains are to be replaced. Yes, they have trap primers, see record set of drawings for additional information. Trap primers exist to remain. Verify in field.
16. Are there any hammer arrestors or trap primers that need to be replaced?
Answer: Existing water hammer arrestors shall remain. No new hammer arrestors required. Trap primers exist to remain to serve floor drain replacements. Verify in field.
17. Is the intent to leave the carriers or replace them? The spec book lists the carriers and manufacturers as though they are being replaced.
Answer: Carriers are to remain in place; only the toilet and urinal fixtures are to be replaced.
Verify in field prior to fixture submission.
18. If floor drains are being replaced, they will need to be accessed from below. The plan is one floor at a time, so we would have to access a previously remodeled bathroom to gain access to the ceiling below. Should this be considered for off hours?
Answer: Yes, the off hours start at 6pm onward.
19. I saw hose bibs on the site walk under the countertops. Are these to remain or are they being replaced?
Answer: hose bibs located under the countertops are to remain.
20. Would Trap Guards (or similar) be acceptable in lieu of cold-water trap primer connections for Floor Drains?
Answer: No, unless approved by owner. Existing trap primers are already provided. Connect new floor drains to existing trap primers per the contract documents.
21. Please provide materials specification for Trap Primer Piping aboveground and belowground.
Answer: Hard or soft copper tube, ASTM B 88, Type L (ASTM B 88M, Type B) wrought copper, solder-joint fittings; and soldered joints.
22. Please confirm existing Water Hammer Arrestors are to remain, and new ones are not required for this scope.
Answer: Existing water hammer arrestors shall remain. No new hammer arrestors required.
23. The architectural drawings indicate there is only fire alarm work to be done on the 3rd and 4th floor, can you confirm if this is the only work being done? And if there is any additional work needed for the 3rd and 4th Floor?
Answer: Drawings indicate 1st through 4th floor fire alarm work to be done. See sheets A101 and A103 along with any additional information noted on set of drawings.
24. Electrical Panel LP1 (feeding new lights) is not shown or labeled on any drawings, please confirm the location of this panel.
Answer: Access to the electrical room is from the outside adjacent to the existing building’s parking lot where electrical panel LP1 is located. See record set of drawings “E” sheets for additional information. See also screen shot below.
25. What is the manufacturer for the existing electrical panels?
Answer: General Electric A Series Panelboard.
26. What is the existing fire alarm system in the building?
Answer: Honeywell E3 Series
27. Please advise what transition we are installing at the doors. The drawings are not calling for door transitions. We recommend RENO-U REDUCER 5/16" ALUM SATIN NICKEL Product Code:
AU80AT.
Answer: Provide reducer. The Schluter Reno-U reducer is an acceptable product.
28. The drawings are not calling for thresholds at the bathroom doors. The door jams are appx 7.8 inches and 9 inches in width there are no marble thresholds that wide unless they are custom made. Should we assume Schluter reno u at the door RENO-U REDUCER 5/16" ALUM SATIN Product Code: AEU80 https://www.schluter.com/schluter-us/en_US/Profiles/For- Floors/Sloped-Transitions/Schluter%C2%AE-RENO-U/p/AEU80 Please advise.
Answer: See 27.
29. Please confirm the normal working hours.
Answer: working hours are from 6:00am to 3:00pm.

Answer: Hand dryers have been removed from the project. Delete all references to hand dryers.
31. Please confirm the location of the Electrical Panel (LP1), which is indicated to feed new lighting, as it is not shown or labeled on any drawing.
Answer: Access to the electrical room is from the outside adjacent to the existing building’s parking lot where electrical panel LP1 is located. See record set of drawings “E” sheets for additional information.
